T\u00e4navu on Merko korteriostjatele \u00fcle andnud 55% rohkem kortereid ja \u00e4ripindu kui eelmise aasta 9 kuuga.<\/p>\n<p align=\"justify\">Merko Ehituse juhtkonna s\u00f5nul said kolmandas kvartalis l\u00f5plikult valmis viimase aja olulisimad ja Merko ajaloo suurimad ehitusprojektid \u2013 Arteri kvartal koos Swedbanki siset\u00f6\u00f6dega Tallinnas ja Pabrad\u0117 kaitselinnak Leedus. Tulenevalt sellest liigub kontsern oma tavap\u00e4rasema k\u00e4ibestruktuuri juurde. T\u00e4navu \u00fcheksa kuuga kasvas kinnisvaraarenduse osakaal ning moodustas m\u00fc\u00fcgitulust \u00fcle neljandiku. Sellega seoses on paranenud ka \u00e4rikasumi k\u00e4iberentaablus.<\/p>\n<p align=\"justify\">Kinnisvaraturg on endiselt aktiivseim Leedus, aasta v\u00f5rdluses on paranenud seis Eestis ja L\u00e4ti j\u00e4tkab kergelt t\u00f5usvas joones. Turu elavnemist iseloomustab h\u00e4sti asjaolu, et \u00fcheksa kuu v\u00f5rdluses on kontserni ettev\u00f5tted andnud ostjatele \u00fcle 55% rohkem kortereid ja \u00e4ripindu. Kontserni ehituses ja valmis korterite maht on t\u00e4navuse teise kvartali l\u00f5puga v\u00f5rreldes pisut v\u00e4henenud ning pooled neist asuvad aktiivseima turuga Vilniuses. Kinnisvaraturu arenguid prognoosib juhtkond j\u00e4tkuvalt k\u00e4sik\u00e4es tarbijakindluse muutusega. <\/p>\n<p align=\"justify\">Ehitusturul on hankeid v\u00e4he ning peamiselt on tegemist suuremahuliste t\u00f6\u00f6dega, konkurents on j\u00e4tkuvalt \u00e4\u00e4rmiselt tihe ja teenuste marginaalid sellega seoses madalad. Merko ettev\u00f5tted on sel ja eelmisel aastal s\u00f5lminud mitu Rail Baltica rajamisega seotud suuremahulist lepingut, sealhulgas rahvusvahelise konsortsiumi partnerina Eesti suurima alliansslepingu. Tulenevalt lepingute iseloomust, kus m\u00e4rkimisv\u00e4\u00e4rne aeg kulub projekteerimisele, j\u00f5utakse reaalse ehitamiseni tulevastes kvartalites ning see kajastub m\u00fc\u00fcgitulus vastavalt. Kontserni ehitusteenuste teostamata t\u00f6\u00f6de maht on ajalooliselt k\u00f5rgeim.<\/p>\n<p align=\"justify\">Kontserni rahapositsioon on kindel ja netov\u00f5lg negatiivne. Tulemustesse panustavad j\u00e4tkuvalt tugevalt energiataristu ehitamise ja hooldamisega tegelevad \u00fchisettev\u00f5tted Connecto Infra ja Connecto Eesti, mille puhul on Merko jaoks tegemist finantsinvesteeringuga ning nende ettev\u00f5tete m\u00fc\u00fcgitulu ei kajastu Merko konsolideeritud k\u00e4ibes. Connecto t\u00f6\u00f6maht on k\u00f5rge seoses valdkonda suunatud suurte investeeringutega, ent paljud mastaapsed projektid hakkavad ka selles sektoris valmima ning v\u00f5rguoperaatorite investeerimisplaanid n\u00e4htavas tulevikus v\u00e4henevad.<\/p>\n<p align=\"justify\">T\u00e4navu 9 kuuga s\u00f5lmis Merko uusi ehituslepinguid 323 miljoni euro v\u00e4\u00e4rtuses, millest suurimad olid Rail Baltica \u00dclemiste terminal Tallinnas, Rail Baltica p\u00f5hitrass Tallinn-P\u00e4rnu l\u00f5igul, hotell ja s\u00fcndmuskeskus P\u00e4rnus ning Augstkalni tuulepargi vundamentide ja infrastruktuuri rajamine L\u00e4tis. Ehitusteenuste tellijatele teostamata t\u00f6\u00f6de j\u00e4\u00e4k oli kolmanda kvartali l\u00f5pu seisuga 486 miljonit eurot.<\/p>\n<p align=\"justify\">Merko andis 2025. aasta 9 kuu jooksul Eestis, L\u00e4tis ja Leedus ostjatele \u00fcle 315 korterit ja kolm \u00e4ripinda. T\u00e4navu 9 kuuga alustas Merko 771 uue korteri ja 21 \u00e4ripinna ehituse ja m\u00fc\u00fcgiga, nendest ligi kaks kolmandikku Vilniuse \u0160nipi\u0161ki\u0173 Urban ja Vilneles Skverai projektides. Kolmanda kvartali l\u00f5pu seisuga oli bilansis 1089 korterit, millest eelm\u00fc\u00fcgilepingutega oli kaetud 19%. Suuremad t\u00f6\u00f6s olevad arendusprojektid olid Uus-Veerenni, Noblessner ja Lahekalda Tallinnas, \u00d5ielehe J\u00fcri alevikus ning Erminurme Tartus; Lucavsala, Arena Garden Towers ja\u00a0 Me\u017epils\u0113ta Riias ning Vilnel\u0117s Skverai ja \u0160nipi\u0161ki\u0173 Urban Vilniuses.<\/p>\n<p align=\"justify\">2025. aasta kolmandas kvartalis olid suuremad ehituses olevad objektid Hyatt hotellihoone, Huvikeskus Kullo ja b\u00fcroohoone City Plaza 2 Tallinnas, Riigikaitsemaja Tartus ning hotell ja s\u00fcndmuskeskus P\u00e4rnus, Rail Baltica \u00dclemiste \u00fchisterminal ning Rail Baltica p\u00f5hitrassi Tallinn-P\u00e4rnu l\u00f5ik ja neljas etapp Harjumaal. Leedus olid suuremad ehitusobjektid tuuleparkide taristurajatised Pag\u0117giai, Tel\u0161iai ja Pasvalys rajoonides ning erinevad riigikaitselised hooned ja taristud. L\u00e4tis oli ehituses p\u00e4ikeseelektripark V\u0101rme vallas ja tudengihotell Riias ning taristurajatised Augstkalni tuulepargis.<\/p>\n<p align=\"justify\">KOKKUV\u00d5TE III KVARTALI JA 9 KUU TULEMUSTEST<\/p>\n<p align=\"justify\">KASUMLIKKUS<br \/>2025. aasta 9 kuu kasum enne makse oli 40,2 mln eurot ja III kvartalis 16,6 mln eurot (9 kuud 2024: 49,6 mln eurot ja III kvartalis 31,3 mln eurot), mis andis 9 kuu maksustamiseelse kasumi marginaaliks 16,6% (9 kuud 2024: 13,1%).<br \/>2025. aasta 9 kuu emaettev\u00f5tte omanike osa puhaskasumist oli 36,7 mln eurot (9 kuud 2024: 44,8 mln eurot) ja III kvartali emaettev\u00f5tte omanike osa puhaskasumist 15,0 mln eurot (III kvartal 2024: 27,3 mln eurot). 9 kuu puhaskasumi marginaal oli 15,2% (9 kuud 2024: 11,8%).<\/p>\n<p align=\"justify\">M\u00dc\u00dcGITULU<br \/>2025. aasta III kvartali m\u00fc\u00fcgitulu oli 73,9 mln eurot (III kvartal 2024: 175,1 mln eurot) ning 9 kuu m\u00fc\u00fcgitulu oli 241,8 mln eurot (9 kuud 2024: 378,7 mln eurot). 9 kuu m\u00fc\u00fcgitulu v\u00e4henes 36,1% v\u00f5rreldes eelmise aasta sama perioodiga. V\u00e4ljaspool Eestit teenitud 9 kuu m\u00fc\u00fcgitulu osakaal oli 47,4% (9 kuud 2024: 60,1%).<\/p>\n<p align=\"justify\">LEPINGUTE PORTFELL<br \/>30. september 2025 seisuga oli kontserni teostamata t\u00f6\u00f6de j\u00e4\u00e4k 486,2 mln eurot (30. september 2024: 430,9 mln eurot). 2025. aasta 9 kuuga s\u00f5lmisid kontserni ettev\u00f5tted lepinguid kogumahus 322,8 mln eurot (9 kuud 2024: 292,1 mln eurot). III kvartali uute lepingute maht oli 99,6 mln eurot (III kvartal 2024: 152,6 mln eurot).<\/p>\n<p align=\"justify\">KINNISVARAARENDUS<br \/>2025. aasta 9 kuuga m\u00fc\u00fcs kontsern 315 korterit, 2024. aasta 9 kuuga 194 korterit. Omaarenduste korterite m\u00fc\u00fcgist teenis kontsern m\u00fc\u00fcgitulu 2025. aasta 9 kuuga 59,7 mln eurot ning 2024. aasta samal perioodil 36,0 mln eurot. 2025. aasta III kvartalis m\u00fc\u00fcdi 93 korterit, v\u00f5rreldes 2024. aasta III kvartalis m\u00fc\u00fcdud 74 korteriga, ning omaarenduste korterite m\u00fc\u00fcgist teenis kontsern m\u00fc\u00fcgitulu 14,9 mln eurot (III kvartal 2024: 14,6 mln eurot).<\/p>\n<p align=\"justify\">RAHAPOSITSIOON<br \/>Aruandeperioodi l\u00f5pus oli kontsernil rahalisi vahendeid 34,3 mln eurot ning omakapital 257,3 mln eurot (64,4% bilansimahust). V\u00f5rreldavad andmed 2024. aasta 30. september seisuga olid vastavalt 61,1 mln eurot ning 234,6 mln eurot (51,3% bilansimahust).
