P\u00f5hi j\u00e4i 2022. aasta kolmandasse kvartalisse,\u00bb selgitas Swedbanki \u00f6konomist Marianna R\u00f5binskaja.<\/p>\n<p>Samas on arendajate pakkumishindade kasv olnud tagasihoidlik, mist\u00f5ttu uusarenduste turul on palga ostuj\u00f5u paranemine endiselt piiratud.<\/p>\n<p>\u00abKolmandas kvartalis oli hinnavahe j\u00e4relturu ja uusarenduste vahel 42 protsenti, varasemalt 2016\u20132019 oli see keskmiselt 36 protsenti. Vahe suurenemise p\u00f5hjus on intressim\u00e4\u00e4rade t\u00f5us, mis v\u00e4hendas j\u00e4relturu n\u00f5udlust,\u00bb lisas R\u00f5binskaja.<\/p>\n<p>Samuti m\u00f5jutavad hindu maksut\u00f5usud ja arendajate kulude kasv, kuid suurem osa neist teguritest on juba m\u00f6\u00f6das.<\/p>\n<p>Swedbanki Balti eluaseme taskukohasuse arvutuse aluseks on leibkond, kelle sissetulek on v\u00f5rdne 1,5-kordse keskmise netopalgaga ja kes soovib osta 55-ruutmeetrist korterit.<\/p>\n<p>Taskukohasuse all on peetud silmas olukorda, kus kinnisvara ostuks v\u00f5etud 30 aasta pikkuse ja 15 protsendi suuruse omafinantseeringuga kodulaenu maksed moodustavad 30 protsenti leibkonna netopalgast.<\/p>\n<p>\u00abMadalamad intressim\u00e4\u00e4rad ja tasapisi paranev palga ja korterite hinna suhe on aidanud eluaseme taskukohasust suurendada,\u00bb m\u00e4rkis R\u00f5binskaja, lisades, et v\u00f5rreldes nelja aasta taguse ajaga j\u00e4\u00e4b taskukohasus siiski alla.<\/p>\n<p>Swedbanki hinnangul sai Tallinnas elav keskmine leibkond kolmandas kvartalis endale j\u00e4relturul lubada kuni 72-ruutmeetrise korteri, aasta tagasi oli see 61 ruutmeetrit.
