Kuigi turult ei ole mikrokorterid kuhugi kadunud, nendib kinnisvarafirma City Property juhatuse liige Sven Abrams, et uusarendustes neid v\u00e4ga juurde ei tule, sest k\u00f5rgaja omaga v\u00f5rreldavat n\u00f5udlust enam ei ole.<\/p>\n<p>\u00abIlmselt on see seotud kinnisvaraturu \u00fcldise seisuga, kus paljud investorid on p\u00e4rast Ukraina s\u00f5ja algust otsustanud Eesti asemel soetada kinnisvara hoopis v\u00e4lismaale, et sellega maandada oma riske,\u00bb r\u00e4\u00e4gib Abrams.<\/p>\n<p>Investorite huvi v\u00e4henemise taga v\u00f5ib olla tema s\u00f5nul ka t\u00f5siasi, et Eestis ei ole kinnisvarahinnad juba mitu aastat t\u00f5usnud ja \u00fc\u00fcrihinnad on m\u00f5nev\u00f5rra langenud. Muutunud on Abramsi s\u00f5nul seegi, et kui varem ostsid mikrokortereid ka v\u00e4lismaalased, siis n\u00fc\u00fcd on ostja pigem kohalik.<\/p>\n<p>Kinnisvaraportaali Kinnisvara24 tegevjuhi Urmas Uibom\u00e4e s\u00f5nul on nende portaalis hetkel m\u00fc\u00fcgil umbes 120 ja \u00fc\u00fcrile anda umbes 140 mikrokorterit. Enamik pakkumistest on koondunud kolme suurlinna, aga selliseid kodusid leiab ka n\u00e4iteks Viljandist.<\/p>\n<p>\u00abM\u00fc\u00fcgipakkumiste puhul on ruutmeetrihind \u00fcle 3000 euro. Kui Tallinnas ja Tartus j\u00e4\u00e4b see vastavalt 3700 ja 3300 euro ligi, siis n\u00e4iteks P\u00e4rnus k\u00fc\u00fcndib mikrokorteri ruutmeetri hind isegi \u00fcle 4000 euro,\u00bb m\u00e4rgib Uibom\u00e4e. Kui tahta endale kuni 20-ruutmeetrist korterit \u00fc\u00fcrida, siis Tallinnas ja Tartus tuleb arvestada ligikaudu 280-, P\u00e4rnus aga 230-eurose kuu\u00fc\u00fcriga.<\/p>\n<p>Kr\u00f5be ruutmeetrihind ei t\u00e4henda aga, et mikrokorterite vastu huvi t\u00e4ielikult puuduks. City Property juhatuse liikme Edit Naela s\u00f5nul on sellise eluaseme j\u00e4rele n\u00f5udlust alati ning nende \u00fc\u00fcritootluski on j\u00e4tkuvalt parem kui suuremal korteril.<\/p>\n<p>\u00abOluline on m\u00e4\u00e4rata korterile \u00f5ige hind, siis ei ole ka keeruline omanikku leida. V\u00f5iks \u00f6elda, et \u00fcldise elukalliduse taustal on mikrokorterid j\u00e4tkuvalt populaarsed.
