{"id":68083,"date":"2025-12-19T06:47:15","date_gmt":"2025-12-19T06:47:15","guid":{"rendered":"https:\/\/www.europesays.com\/ee\/68083\/"},"modified":"2025-12-19T06:47:15","modified_gmt":"2025-12-19T06:47:15","slug":"tamme-pst-57-projekteerimistingimuste-avatud-menetlus","status":"publish","type":"post","link":"https:\/\/www.europesays.com\/ee\/68083\/","title":{"rendered":"Tamme pst 57 projekteerimistingimuste avatud menetlus"},"content":{"rendered":"<p>    Tamme pst 57  projekteerimistingimuste avatud menetlus<\/p>\n<p>\n            19. detsember 2025<br \/>\n \/<br \/>\n             21.11.2025. a esitati Tartu Linnavalitsuse arhitektuuri ja ehituse osakonnale projekteerimistingimuste taotlus Tamme pst 57 kinnistule \u00fcksikelamu p\u00fcstitamiseks ja sellega seoses kehtiva detailplaneeringu t\u00e4psustamiseks\n        <\/p>\n<p>Alal kehtib Tartu Linnavolikogu 21.04.2005 otsusega nr. 418 kehtestatud Raja 24 krundi detailplaneering.<\/p>\n<p>Ehitusseadustiku \u00a7 27 lg 1 alusel v\u00f5ib kohalik omavalitsus detailplaneeringu olemasolu korral p\u00f5hjendatud juhul anda ehitusloakohustusliku hoone v\u00f5i olulise rajatise ehitusprojekti koostamiseks projekteerimistingimusi, kui: 1) detailplaneeringu kehtestamisest on m\u00f6\u00f6das \u00fcle viie aasta; 2) detailplaneeringu kehtestamise j\u00e4rel on ilmnenud olulisi uusi asjaolusid v\u00f5i on oluliselt muutunud planeeringuala v\u00f5i selle m\u00f5juala, mille t\u00f5ttu ei ole enam v\u00f5imalik detailplaneeringut t\u00e4ielikult ellu viia, v\u00f5i 3) detailplaneeringu kehtestamise j\u00e4rel on muutunud \u00f5igusaktid v\u00f5i kehtestatud planeeringud, mis m\u00f5jutavad oluliselt detailplaneeringu elluviimist.<\/p>\n<p>Projekteerimistingimustega soovitakse laiendada detailplaneeringus k\u00e4sitletud hoonestusala v\u00e4hem kui 10 protsendi ulatuses esialgsest lahendusest olemasoleva kaubandushoone laiendamiseks ja rekonstrueerimiseks.<\/p>\n<p>Ehitusseadustiku \u00a7 27 lg 4 p 2 alusel t\u00e4psustatakse asjakohasel juhul planeeringu hoonestusala tingimusi, sealhulgas hoonestusala suurendamist, v\u00e4hendamist, keeramist v\u00f5i nihutamist, kuid mitte rohkem kui 10 protsendi ulatuses esialgsest lahendusest.<\/p>\n<p>K\u00e4esoleval juhul t\u00e4psustatakse ehitusseadustiku \u00a7 27 lg 4 p 2 alusel projekteerimistingimustega detailplaneeringus k\u00e4sitletud hoonestusala, samas ei muutu planeeringuga esialgselt antud ehitus\u00f5igus.<\/p>\n<p>Vastavalt ehitusseadustiku \u00a7 31 lg 1 korraldatakse projekteerimistingimuste andmine avatud menetlusena. Avalik v\u00e4ljapanek kestab 19.12.2025\u201302.01.2026. a (k.a).
