{"id":68198,"date":"2025-12-19T09:14:08","date_gmt":"2025-12-19T09:14:08","guid":{"rendered":"https:\/\/www.europesays.com\/ee\/68198\/"},"modified":"2025-12-19T09:14:08","modified_gmt":"2025-12-19T09:14:08","slug":"intraki-tahtvere-kula-projekteerimistingimuste-avatud-menetlus","status":"publish","type":"post","link":"https:\/\/www.europesays.com\/ee\/68198\/","title":{"rendered":"Intraki, T\u00e4htvere k\u00fcla projekteerimistingimuste avatud menetlus"},"content":{"rendered":"<p>    Intraki, T\u00e4htvere k\u00fcla projekteerimistingimuste avatud menetlus<\/p>\n<p>\n            19. detsember 2025<br \/>\n \/<br \/>\n             Tartu Linnavalitsusele on esitatud projekteerimistingimuste taotlus Tartu linn, T\u00e4htvere k\u00fcla, Intraki remondit\u00f6\u00f6koja laiendamiseks\n        <\/p>\n<p>Vastavalt planeerimisseaduse \u00a7 125 lg 5 v\u00f5ib kohaliku omavalitsuse \u00fcksus lubada ilma detailplaneeringut koostamata p\u00fcstitada v\u00f5i laiendada projekteerimistingimuste alusel olemasoleva hoonestuse vahele j\u00e4\u00e4vale kinnisasjale \u00fche hoone, kui ehitis sobitub mahuliselt ja otstarbelt piirkonna v\u00e4ljakujunenud keskkonda, arvestades sealhulgas piirkonna hoonestuslaadi. Projekteerimistingimuste v\u00e4ljastamisel peab arvestama ka \u00fcldplaneeringus vastava ala \u00fcldiseid kasutus- ja ehitustingimusi ning ehitise p\u00fcstitamine ei tohi olla vastuolus \u00fcldplaneeringus m\u00e4\u00e4ratud muude tingimustega.<\/p>\n<p>Intraki kinnistu j\u00e4\u00e4b Tartu linna \u00fcldplaneeringu j\u00e4rgi tootmise maa-alale ning arhitektuuriasumisse T\u00c4H3, kus maa-aladel on v\u00e4lja kujunenud erinevate ettev\u00f5tlusvaldkondade tootmis-, logistika, ja laomajanduse piirkonnad.\u00a0 Krundi t\u00e4isehituse protsent, ehitisealune pind, hoonestusala asukoht, k\u00f5rgus, p\u00f5hilised arhitektuursed n\u00e4itajad m\u00e4\u00e4ratakse tulenevalt \u00fcmbritsevast keskkonnast, krundi struktuurist jms. s\u00f5ltuvalt asukohast detailplaneeringu v\u00f5i projekteerimistingimustega. Krundil toimuv v\u00f5i kavandatav tegevus ei tohi oluliselt h\u00e4irida naabreid ega kaasa tuua \u00fclem\u00e4\u00e4rast negatiivsed m\u00f5ju l\u00e4hialadele. Uute tootmishoonete p\u00fcstitamisel v\u00f5i olemasolevate laiendamisel tuleb tagada normatiivne parkimine, k\u00f5rghaljastus ja sademevee immutamise v\u00f5imalused sama krundi piires.<\/p>\n<p>Vastavalt ehitusseadustiku \u00a7 31 lg 1 korraldatakse projekteerimistingimuste andmine avatud menetlusega. Avalik v\u00e4ljapanek kestab kuni \u00a05. jaanuarini 2026. a (k.a). Avaliku v\u00e4ljapaneku ajal on huvitatud isikul ja isikul, kelle \u00f5igusi v\u00f5ib \u00a0projekteerimistingimuste andmine puudutada, \u00f5igus esitada eeln\u00f5u v\u00f5i taotluse kohta ettepanekuid ja vastuv\u00e4iteid. Ettepanekud ja vastuv\u00e4ited tuleb esitada kirjalikult e-posti teel aadressil <a href=\"http:\/\/tartu.ee\/cdn-cgi\/l\/email-protection#ceafaba18ebaafbcbabbe0abab\" rel=\"nofollow noopener\" target=\"_blank\">[email\u00a0protected]<\/a> \u00a022.12.2025\u201305.01.2026 (k.a). Teade projekteerimistingimuste andmise menetluse algatamise kohta on avaldatud ka ajalehes Postimees.
