Selle tulemusena on uusarenduste tehingute arv kokku kuivamas ning juulis ja augustis tehti lausa 90% tehinguid j\u00e4relturul,\u201c \u00fctles Subat\u0161jus.<\/p>\n<p>\u201eVanade korterite hind tuli viimase <a rel=\"noopener nofollow\" target=\"_blank\" href=\"https:\/\/www.delfi.ee\/teema\/22967377\/majanduslangus\" tag-id=\"22967377\">majanduslangus<\/a>ega alla, samas on arendajad hoidnud uute korterite puhul endist taset. Viimase viie aasta jooksul on valminud ka rohkem hinnatud asukohas ning kallima hinnaklassi uusarendusi, mis nii statistiliselt kui ka sisuliselt kasvatab vahe vanemate korteritega suuremaks,\u201c r\u00e4\u00e4kis Subat\u0161jus.<\/p>\n<p>\u201ePaljud arendajad on v\u00f5tnudki teadliku suuna teha \u00fcle keskmise kvaliteedi ja asukohaga kalleid kortereid pigem j\u00f5ukamatele ning v\u00e4hem nii\u00f6elda soodsamat p\u00f5lluarendust. Pigem on viimaste majanduslangustega kannatanud keskklassi ostuj\u00f5ud ning seep\u00e4rast sihitakse k\u00f5rgemat segmenti. Keskmisele eestlasele on uus korter muutunud raskemini k\u00e4ttesaadavaks,\u201c nentis Subat\u0161jus.<\/p>\n<p>\u201e<a rel=\"noopener nofollow\" target=\"_blank\" href=\"https:\/\/www.delfi.ee\/teema\/59810729\/korteriturg\" tag-id=\"59810729\">Korterituru<\/a>l on sarnane olukord nagu uue auto v\u00f5i iPhone\u2019i ostmisega \u2013 kellel soov ja v\u00f5imalus, ostab uue mudeli ja \u00fclej\u00e4\u00e4nud soetavad eelmise versiooni,\u201c lisas Subat\u0161jus.<\/p>\n<p>Uus Maa anal\u00fc\u00fcsijuhi s\u00f5nul on praegu igap\u00e4evane k\u00fcsimus, kas ja millal hakkavad uute korterite hinnad langema. Praegu on turg sarnaselt \u00fcldise majandusega kuust-kuusse stabiilselt volatiilne ning suuremaid suunamuutusi ei paista. Kuna ehitushind t\u00f5useb koos \u00fcldise inflatsiooniga, siis pole ka uute korterite suuremat hinnalangust oodata. Pigem t\u00f5useb kasvava turun\u00f5udlusega vaikselt j\u00e4relturu korterite hind uutele j\u00e4rgi, mis muudab uusarendused j\u00e4lle atraktiivsemaks,\u201c r\u00e4\u00e4kis Subat\u0161jus.<\/p>\n<p>\u201eKa rahaturg paistab uskuvat arendajate v\u00f5imesse keerulisem aeg \u00fcle elada.
