Could someone who speaks German better than myself help me to understand this part of my rental contract?

When renting this new place, my partner understood the energy was included, but were informed today that it wasnt. However, another doubt has appeared.

By reading the contract again, we see in this part (4.6) that it says hot water and heating are included (at least from our understanding) — but heating is electric, so if electricity is paid by us, how does this work? Are there different reading meters?

I was living in Belgium before and it was all together, so I don't understand much. For me, a "warm rent" would be with all costs included.. my mistake!

  1. Heaters and warmwater is not included. you pay it (100€ a mont pre paid) at the end of the year if the 100€ a month was not enough/too much you get to pay the difference/or get it back if you used less

  2. Betriebskosten is more than heating. The light at the outside of the building or in the cellar and so on.

    If you employ a Hausmeister to clean and repair stuff for the landlord.

    I think property taxes, maybe garbage disposal service (Müllabfuhr) can also count.

    But I don’t know enough about renting laws to be precise.
