I’m about to make a housing decision in Germany and would really appreciate your advice. I’ve attached photos of both apartments below.  The apartment with tiled floors is the one in the more lively area (B). The first three pictures are Apartment A

Personal context:
I often struggle with loneliness and don’t have a strong social network. My parents are my main regular social contact. I’ve noticed that having life, movement, and background noise around me can sometimes help with loneliness. I also have a dog and work from home part of the time.

Apartment A (kreisfreie Großstadt, 173 000 inhabitants)

Slightly farther from work (about a 45-50 minute commute by train, 3 days Home-Office).

Quiet residential area with very little traffic

Fewer shops/cafés; about 10 minutes on foot to the nearest supermarket

Balcony with a green view, but very high up — my dog can barely see anything

Important detail about Apartment A:
I already received a Wohnungszusage and am supposed to sign the contract tomorrow. I like the apartment itself, but I’m feeling unsure about the overall situation.

The landlord is an 80+ year-old woman

Everything is handled exclusively through a real estate agent

The agent could not give clear answers on some points (e.g. utility cost allocation keys (Verteilungsschlüssel Nebenkosten), previous tenant’s utility bills)

He said the landlord told him the previous utility statement (NEbenkostenabrechnung) is not available. No concrete information on distribution keys or realistic cost estimates

I was given the landlord’s phone number, but she hasn’t been reachable

Contract signing is scheduled for tomorrow

Apartment B (kreisfreie Großstadt, 500 000 inhabitants)

Closer to work (about a 35-minute commute by train., 3 days home-office)

Directly on a four-lane main road (50 km/h, traffic incl. trams )

Noise and air pollution

Many cafés, restaurants, and shops nearby

Balcony faces the street; my dog can watch a lot, which keeps him engaged

My dilemma:

Apartment B might be noisy, but possibly better for my loneliness.

Apartment A is calm and pleasant, but I’m worried about isolation and the unclear rental situation.

What would you do in my place?
Which apartment would you choose ?

  1. The issue isn’t the apartment. A city of 173K or 500K won’t make a difference.

    It’s up to YOU to get OUT of the apartment and meet people. And you can do that in small town or a huge city. It’s actually easier in a smaller town, IMHO.

    Find out if there’s a doggy park nearby. Take a VHS class for something you’re interested in. Find out if there are local bands playing in nearby clubs and go listen to them. The issue isn’t the apartment.

  2. The one with the wire balcony is hopefully the one without the older land lady. If you can’t get in contact now, if anything goes wrong, it will be a nightmare

  3. Did you also post on r/wohnen? Because there someone posted (roughly 7h ago) about an almost identical looking flat as apartment A.
