Nebenkosten additional charge

Hey people, the long awaited moment has came – I had very bad experience with this landlord so I wanted to check if he's trying to trick us with these additional bills. Does everything seem right? Many German expressions here scare me (idk what they mean).

I lived there for just 3 months during 2024 so I was also considering to ask him to give us calculations for every month separately – is this a thing?
