Architectural Assistant here, not only is labour expensive, even in London where there’s actually a decent supply, material prices have skyrocketed and my firm spends more time arguing with planning permission then actually designing
I just got quoted £8000 from a builder to knock through a wall. Absolutely mental prices these days.
This is hopefully temporary.
There are talks of taxing privately owned land, something housebuilders have been able to sit on for decades without being obliged to build on it.
The new law would mean that the land owners are paying tax every year on empty land, they will no longer be able to wait for the market to be desperate and maximise profits on units they can sell.
They will be obligated to build on the land right away to cover the land tax due, that money would come from units being sold.
If the government actually specified and built their own council houses, maybe the market would free up a little, prices settle at a more reasonable rate and the tradesmen would stay employed.
Hang on Labour promised 5 million new houses in this parliament….surely they weren’t massively lying (again).
Sounds like a good time for a government to do a job creation drive, building a shit tonne of council houses over a four or five year period. Boosts the building sector and provides low cost housing thus further helping puncture the housing bubble and normalising house prices through increased supply which cannot be manipulated by the private market. We did it before after WW2, and it created the richest generation ever to walk the Earth, the boomers, why can we not do it again but without the crippling war? Or are we waiting for Putin to provide that for us.
