Selon le barom\u00e8tre national des prix de l\u2019immobilier publi\u00e9 en juin\u00a02025 par Se Loger et Meilleurs Agents, le prix d\u2019achat des appartements a diminu\u00e9 \u00e0 <a href=\"https:\/\/actu.fr\/nice\/\" rel=\"nofollow noopener\" target=\"_blank\">Nice<\/a>, dans les <a href=\"https:\/\/actu.fr\/provence-alpes-cote-d-azur\/alpes-maritimes_06\" rel=\"nofollow noopener\" target=\"_blank\">Alpes-Maritimes.<\/a><\/p>\n<p class=\" wall-content\">L\u2019\u00e9tude rel\u00e8ve <strong>une baisse de 1,7\u2009% depuis mars\u00a02025,<\/strong> dont 0,5\u2009% rien que sur le mois de mai. Le prix au m\u00e8tre carr\u00e9, affich\u00e9 \u00e0 5045 euros, reste l\u2019un des plus \u00e9lev\u00e9s de France. Parmi les grandes villes, il est le <strong>deuxi\u00e8me apr\u00e8s Paris (9519 \u20ac\/m2)<\/strong> et il est largement sup\u00e9rieur \u00e0 la moyenne nationale (3111\u20ac\/m2).<\/p>\n<p>Une tendance inverse ailleurs<\/p>\n<p class=\" wall-content\">Selon le barom\u00e8tre, cette baisse de prix peut \u00eatre li\u00e9e \u00e0 la <strong>prudence des acheteurs \u00e9trangers,<\/strong> normalement tr\u00e8s pr\u00e9sents. Plus sensibles aux crises g\u00e9opolitiques, ils sont plus frileux \u00e0 s\u2019engager en achetant des biens sur la C\u00f4te d\u2019Azur.<\/p>\n<p class=\" wall-content\"><strong>Dans les autres grandes villes de France,<\/strong> la tendance est plut\u00f4t \u00e0 l\u2019augmentation. \u00c0 Bordeaux, Montpellier et Marseille, <strong>le prix de l\u2019immobilier a progress\u00e9 de plus d\u20191\u2009%.<\/strong> Ces hausses s\u2019expliquent par un acc\u00e8s au cr\u00e9dit facilit\u00e9\u2009: les banques semblent plus enclines \u00e0 pr\u00eater. Une tendance qui ne se traduit pas \u00e0 Nice.<\/p>\n<p>Des d\u00e9lais plus rapides<\/p>\n<p class=\" wall-content\">Sur les douze derniers mois, plus de <strong>800000 transactions<\/strong> ont \u00e9t\u00e9 effectu\u00e9es en France, selon les notaires. Et sur le plan national, le barom\u00e8tre note que les acheteurs se d\u00e9cident plus rapidement.<\/p>\n<p>Vid\u00e9os : en ce moment sur Actu<\/p>\n<p class=\" wall-content\">En moyenne, dans les onze plus grandes m\u00e9tropoles fran\u00e7aises, les d\u00e9lais ont diminu\u00e9 de quatre jours en un mois.
