Mais la baisse des taux d\u2019int\u00e9r\u00eat pourrait entra\u00eener un rebond en 2025.<\/p>\n<p class=\"fig-paragraph\">On avait beau s\u2019y attendre, le constat \u00e9tonne. Selon les\u00a0<a href=\"http:\/\/leparticulier.lefigaro.fr\/jcms\/c_111572\/achat-vente\/selon-les-notaires-la-valeur-verte-exerce-bien-une-influence-sur-les-prix-de-l-immobilier-20250102\" target=\"_blank\" data-fig-type=\"Article\" rel=\"noopener\" data-gtm-custom-categorie=\"navigation\" data-gtm-custom-action=\"crossclick\" data-gtm-custom-label=\"Contextuel\" data-gtm-event=\"customEventSPE\" data-fig-domain=\"LEPARTICULIER\">Notaires\u00a0<\/a>du Grand Paris, moins de 103\u200a000 logements ont chang\u00e9 de main en 2024 en \u00cele-de-France, soit un niveau d\u2019activit\u00e9 plus faible qu\u2019au moment de la crise des subprimes, \u00e0 la fin des ann\u00e9es 2000.<\/p>\n<p class=\"fig-paragraph\">Les volumes ont ainsi chut\u00e9 de 13 % en un an, et de 36 % par rapport \u00e0 2022. Le mouvement n\u2019\u00e9pargne pas plus les maisons (28\u200a000 ventes, en repli de 39 % en 2 ans) que les appartements (75\u200a000 ventes, soit -\u200a35 %). \u00ab Les ventes restent souvent dict\u00e9es par la n\u00e9cessit\u00e9, souligne la chambre, et les notaires observent toujours des tensions et des n\u00e9gociations lors de la signature des actes, et des r\u00e9tractations inhabituelles\u00a0\u00bb d\u2019acqu\u00e9reurs.<\/p>\n<p class=\"fig-paragraph\">C\u00f4t\u00e9 prix, la tendance reste \u00e0 la baisse, mais pas au d\u00e9crochage franc\u00a0: en moyenne, dans la r\u00e9gion, les appartements se sont vendus pour 6\u200a090 \u20ac\/m au 4e trimestre, tandis que les maisons ont trouv\u00e9 preneur pour 326\u200a500 \u20ac \u2013 soit, respectivement, des baisses de 3 % et 5 % sur un an. \u00c0 Paris, o\u00f9\u2026<\/p>\n<p class=\"fig-premium-paywall__infos\">\n        Cet article est r\u00e9serv\u00e9 aux abonn\u00e9s.
