Le prix m\u00e9dian des appartements anciens s\u2019\u00e9tablit autour de <strong>2 300 \u20ac\/m\u00b2 <\/strong>et celui des maisons \u00e0 <strong>2 700 \u20ac\/m\u00b2<\/strong>. Une l\u00e9g\u00e8re remont\u00e9e qui traduit un regain d\u2019activit\u00e9, port\u00e9 par une demande locative constante. Le loyer m\u00e9dian \u00e0 Nancy atteint <strong>10 \u20ac\/m\u00b2<\/strong> pour les locataires en place et <strong>10,7 \u20ac\/m\u00b2<\/strong> lors d\u2019une relocation d\u2019apr\u00e8s l\u2019Observatoire Local des Loyers (Scalen). Un studio acquis 100 000 \u20ac peut g\u00e9n\u00e9rer un rendement autour de 4,5 %.<\/p>\n<p><strong>Les studios\u00a0: segments porteurs<\/strong><\/p>\n<p>Mais investir n\u00e9cessite de tenir compte des r\u00e8gles qui s\u2019imposent aux bailleurs\u00a0: depuis le <strong>1er janvier 2025<\/strong>, les logements class\u00e9s <strong>G<\/strong> au diagnostic de performance \u00e9nerg\u00e9tique ne peuvent plus \u00eatre lou\u00e9s. L\u2019interdiction s\u2019\u00e9tendra aux <strong>F<\/strong> en 2028, puis aux <strong>E<\/strong> en 2034. Nancy \u00e9chappe toutefois \u00e0 l\u2019encadrement des loyers. L\u2019indice de r\u00e9f\u00e9rence des loyers (IRL) progresse de mani\u00e8re mod\u00e9r\u00e9e\u00a0: +1,04 % sur un an.
