GERMANTOWN, Tenn. (WMC) – The newest plans for converting the former mall at Kirby Parkway and Poplar Avenue in Germantown into a mixed-use development are set.<\/p>\n
Newly-approved plans for the next phase of the $35.5 million project will be presented at city hall next week. <\/p>\n
The former shopping center \u201cCarrefour at Kirby Woods\u201d was sold in 2022 and rebranded as \u201cThe Standard Germantown,\u201d which has already completed Phase I of converting into a mixed-use development.<\/p>\n
The Standard currently consists of about 12,000 square feet of commercial space.<\/p>\n
Developers want to add retail, residential, office and hospitality space in Phase II, which is subject to a separate review.<\/p>\n
Last Wednesday, the Germantown Industrial Development Board approved the economic impact plan needed to complete the development\u2019s $14.5 million tax increment financing (TIF) application.<\/a><\/p>\n The economic impact plan proposes improvements to the property\u2019s surrounding infrastructure, including the streetscape, roadway, pedestrian connections, stormwater drains, parking, and utility access.<\/p>\n The TIF package will be reviewed and considered during the Board of Mayor and Aldermen meeting on Monday, March 9.<\/p>\n There will be a public comment period during the meeting.<\/p>\n The TIF request is limited to reimbursement for Phases I and II, to be paid over a 20-year term.<\/p>\n
