The residence also features passive solar elements and polished concrete floors.<\/p>\n<p>Another listing on Hidden Hills Drive \u2014 this one for $3M<\/p>\n<p>Hidden Hills Drive in the Chanticleer neighborhood of Greenville continues to be a hotbed of real estate activity \u2014 with another available listing, this one recently hitting the market for nearly $3 million.<\/p>\n<p>The four-bedroom home at <a target=\"_blank\" href=\"https:\/\/www.realtor.com\/realestateandhomes-detail\/309-Hidden-Hills-Dr_Greenville_SC_29605_M50624-35683\" rel=\"nofollow noopener\">309 Hidden Hills Drive<\/a> encompasses 6,378 square feet on .7 of an acre, along with 10-foot ceilings, hardwood floors and a versatile floor plan according to the listing by Joan Herlong of Herlong Sotheby\u2019s International Realty. All five full baths have been renovated, while new interior paint, new interior lighting and fresh upstairs carpet have also been added.<\/p>\n<p>The home, built in 2004, also features a renovated kitchen with marble countertops and freshened stainless steel appliances including a gas cooktop and double ovens with a warming drawer, the listing states. Upstairs, the residence features a home gym, a craft room and two bedroom suites.<\/p>\n<p>Hidden Hills Drive has been exceptionally busy of late from a real estate perspective. The home at 309 Hidden Hills Drive is one of three current listings on the street, which has seen nine sales over the past 12 months \u2014 including closings of $2.44 million and $3 million.<\/p>\n<p>Spartanburg restaurant location listed for $1.4M<\/p>\n<p>The location of a former doughnut shop on a prominent thoroughfare in <a target=\"_blank\" href=\"https:\/\/www.postandcourier.com\/spartanburg\/\" rel=\"nofollow noopener\">Spartanburg<\/a> has been listed for sale or lease, with a purchase price of $1.4 million.<\/p>\n<p>The former Shipley Do-Nuts location at <a target=\"_blank\" href=\"https:\/\/www.loopnet.com\/Listing\/1631-John-B-White-SR-Blvd-Spartanburg-SC\/39992641\/?siteid=106\" rel=\"nofollow noopener\">1631 John B. White Sr. Blvd.<\/a> is being listed by the commercial real estate firm NAI Earle Furman. The 3,144-square-foot retail building is relatively new and well-maintained, according to the listing, and features an existing drive-through, an outdoor patio, a walk-in cooler and a fully equipped kitchen with a commercial-grade hood system.<\/p>\n<p>The property is available for sale or lease, with furnishing, fixtures and equipment available for purchase separately, the listing states. Brian Hammond, Richard Heatly, Alec Moncini and Scout Hammond are the brokers listing the property for NAI Earle Furman.<\/p>\n<p>The Shipley Do-Nuts location at 1631 John B. White Sr. Blvd. opened in November of 2023, according to a post on the eatery\u2019s Facebook page. It closed in January. The company was founded in the 1940s in Houston.<\/p>\n<p>Upstate office construction to resume after lull<\/p>\n<p>The imminent construction start of 101 East Court will mark the first multitenant office construction project in Greenville\u2019s central business district since the completion of Camperdown in 2021, according to a recent report from the commercial real estate firm <a target=\"_blank\" href=\"https:\/\/www.colliers.com\/en\/research\/greenville\/greenville-spartanburg-office-market-report-q1-2026\" rel=\"nofollow noopener\">Colliers South Carolina<\/a>.<\/p>\n<p>The structure is pre-leasing at $50 per square foot, Colliers reported, indicative of the desire for new Class A office space in the Greenville downtown area. The Greenville office sector has seen a sharp increase in asking rents over the past year, with Class A rents climbing above $40 per square foot in the opening quarter of 2026, and CBD rents rising 11.5 percent overall in the first quarter year-over-year.<\/p>\n<p>Class A properties in the Greenville central business district had a 2.39 percent vacancy rate in the opening quarter of 2026, Colliers reported, compared to 11.75 percent in the CBD as a whole and 13.66 percent in the Greenville-Spartanburg market. It\u2019s all created an atmosphere ripe for new Class A construction, and a trickle-down effect to Class B spaces that have seen asking rents rise into the $30s per square foot.<\/p>\n<p>Vacancy in Spartanburg\u2019s central business district shrank to 1.91 percent in the first quarter of 2026, with just 20,000 square feet of vacant office space available. Significant office sales in the region in the first quarter included the $44.8 million purchase and lease-back of the TD Bank Campus by Novant Health, as well as the $7.5 million investment purchase of 110 Frederick St., Colliers reported.<\/p>\n<p>Clemson ranked No. 3 US college town<\/p>\n<p>Clemson has climbed to No. 3 on a list of best college towns compiled by researchers at the apartment search site <a target=\"_blank\" href=\"https:\/\/www.rentcafe.com\/blog\/rental-market\/market-snapshots\/best-college-towns-2026\/\" rel=\"nofollow noopener\">RentCafe.com<\/a>. Tiger Town ranked high due to its picturesque campus and Clemson University\u2019s high student retention rate.<\/p>\n<p>\u201cThe freshmen who come here are charmed by the traditional, picturesque campus with tall, old oak trees and redbrick buildings,\u201d researchers wrote. \u201cWhat\u2019s more, they find a community of peers as Clemson is the second-youngest college town on our list with 51 percent of the population aged between 20 and 29 years old.\u201d<\/p>\n<p>Researchers analyzed 244 U.S. college towns across metrics that measured quality of education, quality of life and overall affordability. Bozeman, Mont., home of Montana State University, topped the list. Placing second was Pullman, Wash., home of Washington State University.<\/p>\n<p>Western towns dominated the overall rankings, with Bozeman taking the crown for a third consecutive year. Clemson topped the list of Southern college towns, followed by Gainesville, Fla. (home to the University of Florida) and Boone, N.C. (home to Appalachian State University).
