gs8 has announced the launch of its latest planet-positive housing scheme – a collection of 52 homes in Radlett, Hertfordshire.
Medburn Yard comprises a mix of one, two, three and four-bedroom homes, including three converted Grade II listed barns, and is positioned directly on the border of the Hertsmere Golf Club.
Josh Gordon, co-founder of gs8, commented: “Medburn Yard is a totally unique proposition, combining Grade II listed heritage with gs8’s market-leading housing. It has been deliberately designed so that old and new sit sensitively together within a single neighbourhood that celebrates the site’s history and fosters a strong sense of community. From the seasonal pond to the shared communal spaces, nature and neighbourhood are at the heart of the design. The exceptional level of interest from local buyers that we have already seen really underlines how special this development is, and we cannot wait to see this new neighbourhood begin to take shape. We are also incredibly excited to be working with Octopus Energy again to offer residents zero bills at a time of continued energy price rises”
Jon Shaw, Head of Residential Development at Hamptons in Stanmore and Greater London, said: “Homes bordering golf courses consistently command strong buyer interest. It’s rare to find a scheme that offers the same combination of sustainable housing and community amenities in such an attractive location. Radlett is one of the most sought-after commuter hotspots in Hertfordshire thanks to its excellent schools, its village high street and fast rail connections into central London. Medburn Yard adds a genuinely distinctive scheme to that market with broad appeal amongst a wide cohort of buyers.”
Lee Cash, Co- Founder at Oakhill, commented: “At the launch, we spoke to first-time buyers drawn by the First Homes apartments, growing local families looking to stay in Radlett and downsizers who want a high-quality, low-maintenance home without leaving the area they love. The Zero Bills guarantee is a real talking point. With energy costs still front of mind, the chance to take that worry off the table for ten years is resonating with buyers at every price point. Combined with the character of the restored barns, it gives Medburn Yard a genuine point of difference in the local market, and we expect demand to remain strong as the show home opens to viewings.”
The scheme will be the first Zero Energy Bills development in Hertfordshire, with every home coming with a Zero Bills guarantee for 10 years through gs8’s partnership with Octopus Energy, alongside solar panels, battery storage and an air source heat pump. In line with gs8’s Zero Waste charter, gs8 aims to reuse and recycle all non-contaminated offcuts on the site. Triple glazing and timber fibre insulation mean that the homes remain cool in summer and warm in winter without relying on additional heating or cooling.
Landscaping has been designed to enhance local biodiversity, with a natural seasonal pond, wildflower planting and informal play trails supporting local habitats alongside the neighbourhood’s restored barns.
