CLINTON \u2014 A new\u00a0Aldi store<\/a> will go up on Route 1 in Clinton following the Planning and Zoning Commission’s approval of a small shopping center at 224 East Main St.\u00a0<\/p>\n

It is the first confirmed Aldi location between Branford<\/a> and Waterford along the shoreline east of New Haven, although Aldi’s name came up as a likely tenant last year in an approved shopping center in Guilford<\/a>, as well.\u00a0<\/p>\n

An Aldi<\/a> spokesperson did not immediately respond to an email asking when the story might open and seeking to confirm that Aldi also plans to open in Guilford.<\/p>\n

The Clinton Planning and Zoning Commission on July 13 unanimously approved a special exception and coastal site plan review for the shopping center, with several conditions.<\/p>\n

The development will include a 20,664-square-foot Aldi store, 95 parking spaces and plans for future development of a 6,000-square-foot commercial building with room for at least four tenants spaces on the east side of the lot, according to minutes of the meeting.<\/p>\n

The applicants will be required to return to the commission and the town’s Design Review Board once they know what the configuration of the 6,000-square-foot building will be, the PZC decided. The development’s representatives told PZC members they did not yet know which businesses would be the tenants in the building.<\/p>\n

The project previously had received approval from the Health Department for a septic system in April, \u00a0a recommendation for approval from the Design Review Board in May, and approval from the Inland Wetlands Commission approval in June, the minutes state.<\/p>\n

During public hearing testimony, Ironworks Road resident Matt Williams asked that the commission not approve any future buildings without first reviewing their designs.<\/p>\n

Williams emphasized the character, design and architecture of structures throughout the town that complement Clinton\u2019s heritage. He also commented on the materials proposed for the Aldi building, noting that the exterior would be constructed using concrete block rather than brick, according to the minutes.<\/p>\n

Wesley Kavanaugh of East Shore Drive supported Williams\u2019 comments, raising other questions about traffic counts and LED lighting planned for the parking lot, the minutes state.<\/p>\n

A representative of the applicant, Seamus Moran of H&H Engineering Associates, LLC, responded that he met with the Design Review Board a few months earlier, and the board was complimentary of both the building design and the proposed landscaping.<\/p>\n

Moran said the parking lot will not be illuminated by fixtures mounted on the building. It will be lit by dedicated parking-lot lighting, which will include shielding to control light spill and glare, he said, according to the minutes.<\/p>\n

Asked by PZC alternate member Susan Marcus why they chose to apply under the shopping center designation rather than as a retail outlet, Moran explained that the property owner intends to secure future tenants, and that a retail-use designation would not allow for an additional commercial uses.<\/p>\n

That makes the shopping center classification more appropriate for the long-term plans for the site, Moran said.<\/p>\n

Marcus asked whether the four tenant spaces proposed within the 6,000-square-foot building would each need to be 1,500 square feet or if they could be divided into smaller units.
