The development will include homes ringfenced for key workers.<\/p>\n<p>An initial vision for the Barking &amp; Dagenham Council-owned site was first created by <a href=\"https:\/\/rcka.co.uk\/our-projects\/crowlands-heath-golf-course\/\" rel=\"nofollow noopener\" target=\"_blank\">RCKa<\/a> in 2023. Assael was brought in last year by developer <a href=\"https:\/\/www.homes4life.uk\/\" rel=\"nofollow noopener\" target=\"_blank\">Homes4Life<\/a> to deliver the project.<\/p>\n<p>RCKa has carried out <a href=\"https:\/\/rcka.co.uk\/our-projects\/holes-to-homes\/\" rel=\"nofollow noopener\" target=\"_blank\">in-depth research<\/a> on the opportunities for housebuilding offered by repurposing golf courses across London which \u2018paved the way for this latest proposal\u2019, according to director Russell Curtis.<\/p>\n<p>Curtis told the AJ: \u2018Ahead of the London Plan being published [this] week \u2013 which is likely to indicate a strong preference for land-hungry urban golf courses to be relinquished for housing \u2013 it\u2019s encouraging to see the first of what we hope will be many affordable housing schemes coming forward on this surplus land.\u2019<\/p>\n<p>The development aims to provide all new homes at affordable rent levels. These include 443 three and four bed family homes. Sixty per cent of the homes would be allocated to key workers.<\/p>\n<p>Homes4Life presented its initial proposals to <a href=\"https:\/\/www.romfordrecorder.co.uk\/news\/25828012.crowlands-heath-golf-course-plans---developer-hits-back-concerns\/\" rel=\"nofollow noopener\" target=\"_blank\">Havering Council in January.<\/a>\u00a0 However, the \u2018grey belt\u2019 plans met with some criticism from councillors concerned at the scale of the development and the pressure on local infrastructure\u00a0such as parking spaces, roads and healthcare services.<\/p>\n<p>As well as homes, the Assael scheme offers outdoor sporting facilities such as padel courts and a multi-use games area, a community hub, a small supermarket and a new highway junction connecting to Wood Lane.<\/p>\n<p>The edges of the site would be connected by a \u2018continuous green route\u2019 featuring leisure spaces and dedicated cycle paths.
