{"id":49783,"date":"2026-08-13T09:26:17","date_gmt":"2026-08-13T09:26:17","guid":{"rendered":"https:\/\/www.europesays.com\/golf\/49783\/"},"modified":"2026-08-13T09:26:17","modified_gmt":"2026-08-13T09:26:17","slug":"florence-approves-new-39-home-subdivision-on-old-golf-course","status":"publish","type":"post","link":"https:\/\/www.europesays.com\/golf\/49783\/","title":{"rendered":"Florence approves new 39-home subdivision on old golf course"},"content":{"rendered":"<p>FLORENCE \u2014 A new housing development was approved for <a href=\"https:\/\/www.postandcourier.com\/pee-dee\/\" target=\"_blank\" rel=\"nofollow noopener\">Florence<\/a> that breaks the mold in recent housing approvals.<\/p>\n<p>The city\u2019s planning commission unanimously approved a sketch plan for a 39-home subdivision at its August meeting.<\/p>\n<p>The lots will be off of West Lake Drive and part of South Dunes Drive on what was the Palms Golf Course, according to Derek Johnston, a planner with the city.<\/p>\n<p>                        <img loading=\"lazy\" decoding=\"async\" src=\"data:image\/png;base64,iVBORw0KGgoAAAANSUhEUgAAAAQAAAADCAQAAAAe\/WZNAAAAEElEQVR42mM8U88ABowYDABAxQPltt5zqAAAAABJRU5ErkJggg==\" alt=\"DSC_2560.JPG\" class=\"img-responsive lazyload full default\" width=\"1763\" height=\"1175\" data- data-\/><\/p>\n<p>An old Florence golf course will soon be the home of a new subdivision.<\/p>\n<p>                                    <a href=\"https:\/\/www.postandcourier.com\/users\/profile\/Deirdre%20Weaver-Currin\" rel=\"author nofollow noopener\" target=\"_blank\">Deirdre Weaver-Currin\/Staff<\/a><\/p>\n<p>The subdivided lots will be developed on a 56.23 acre parcel, according to commission documents.<\/p>\n<p>\u201cThese are generous sized lots,\u201d Commissioner Xavier Sams said at the commission meeting.<\/p>\n<p>Water is available to the property, but sewer is not, according to Johnston. Septic tanks will need to be installed once homes are built, he said.<\/p>\n<p>The project will be called The Palms Subdivision and be a conventional, single-family type development \u2014 something the city has seen less of lately.<\/p>\n<p>The development first came before planning commission in 2023, Johnston said. That initial sketch plan proposed 179 high-density lots. Now, they\u2019re going for something different.<\/p>\n<p>\u201cThe developer is coming back with a different product than what we\u2019ve typically seen on the market right now,\u201d Johnston said.<\/p>\n<p>At its July meeting, the council approved a <a href=\"https:\/\/www.postandcourier.com\/pee-dee\/news\/florence-sc-new-subdivision-west-lucas-street\/article_3940046e-2877-4af0-84dd-71ad13cf7578.html\" target=\"_blank\" rel=\"nofollow noopener\">150 home subdivision<\/a> on 43.9 acres of land off West Lucas Street \u2014 less land than this most recently approved subdivision has but a larger development by more than 100 lots.<\/p>\n<p>The city has also seen a trend toward townhomes lately.
