{"id":54324,"date":"2026-08-22T11:50:09","date_gmt":"2026-08-22T11:50:09","guid":{"rendered":"https:\/\/www.europesays.com\/golf\/54324\/"},"modified":"2026-08-22T11:50:09","modified_gmt":"2026-08-22T11:50:09","slug":"plan-to-add-west-boca-homes-to-golf-course-draws-challenge","status":"publish","type":"post","link":"https:\/\/www.europesays.com\/golf\/54324\/","title":{"rendered":"Plan to add West Boca homes to golf course draws challenge"},"content":{"rendered":"<p>Plans to build new residences on a West Boca golf course have been scaled back, bringing a developer\u2019s latest proposal down to just over 460 homes.<\/p>\n<p>The effort has been unfolding over the past year alongside pushback from the Boca Lago community, and more recently, an ongoing court case, which is set for a hearing in early September.<\/p>\n<p>Boca Lago, at <a href=\"https:\/\/www.google.com\/maps\/place\/8665+Juego+Way,+Boca+Raton,+FL+33433\/@26.3560231,-80.1841967,589m\/data=!3m2!1e3!4b1!4m6!3m5!1s0x88d91c042b83883f:0x9834f70fc3b00214!8m2!3d26.3560183!4d-80.1816218!16s%2Fg%2F11bw41kcvs?entry=ttu&amp;g_ep=EgoyMDI2MDgwOS4wIKXMDSoASAFQAw%3D%3D\" rel=\"nofollow noopener\" target=\"_blank\">8665 Juego Way<\/a>, is a large community with more than 1,800 homes, and a 27-hole golf course.<\/p>\n<p>The community encompasses a large swath of land in West Boca, framed to the south by Palmetto Park Road and to the east by Boca Rio Road. Its western boundary is Lyons Road and its northern boundary is a few blocks south of Glades Road.<\/p>\n<p>In documents submitted on July 27 to Palm Beach County, developer Lennar Homes outlined a plan for 463 townhomes and a renovated 18-hole golf course.<\/p>\n<p>This is a drop from an earlier version of the project that proposed <a href=\"https:\/\/www.sun-sentinel.com\/2025\/05\/03\/more-than-700-homes-are-proposed-for-a-west-boca-golf-course-residents-are-rallying-against-it\/\" rel=\"nofollow noopener\" target=\"_blank\">762 townhomes and condominiums.<\/a> Last year, that plan was met with avid opposition from residents who raised concerns about traffic, emergency-response times and their quality of life being affected.<\/p>\n<p>According to the documents: \u201cThe proposed revisions to the master plan include a comprehensive transformation of the site to provide for additional residences while enhancing functionality and overall community experience.\u201d<\/p>\n<p>The townhomes are proposed to be built in five different \u201cresidential pods,\u201d which will each have internal roadways with pedestrian pathways and landscaping to \u201ccreate a cohesive neighborhood environment.\u201d<\/p>\n<p>Elliot Cohen, a Lennar spokesperson, said in an email the company generally does not \u201cpublicly comment on communities that are going through the approval process.\u201d<\/p>\n<p>\u201cWe are pleased to continue working with the surrounding neighborhoods as we make progress,\u201d Cohen wrote.<\/p>\n<p>Community outreach<\/p>\n<p>In February, the county\u2019s planning, zoning and building executive director, Whitney Carroll, <a href=\"https:\/\/www.sun-sentinel.com\/2026\/02\/03\/more-than-700-new-residences-on-west-boca-golf-course-plan-still-faces-review-nearly-a-year-later\/\" rel=\"nofollow noopener\" target=\"_blank\">said<\/a> Lennar\u2019s original proposal had \u201csignificant issues that are still being addressed.\u201d<\/p>\n<p>Lennar says it has since \u201chas implemented extensive outreach efforts to maintain clear communication with the Boca Lago community throughout its residential development process,\u201d according to county documents.<\/p>\n<p>These efforts include launching a website, digital newsletters, appointing community liaisons, sending letters to property owners and conducting meetings with Boca Lago leadership.<\/p>\n<p>According to the county\u2019s zoning department, Lennar\u2019s project still is \u201cin process,\u201d but has not been set\u00a0for public hearing.<\/p>\n<p>Despite the revisions and outreach, some still oppose any new Boca Lago development. Sheri Scarborough is the president of the <a href=\"https:\/\/www.westbocacc.com\/about\" rel=\"nofollow noopener\" target=\"_blank\">West Boca Community Council<\/a>, and though she was not initially aware of the proposed revisions, she said she doesn\u2019t think\u00a0residential development is a good fit \u201cat this time.\u201d<\/p>\n<p>Scarborough said she thinks the area\u2019s roads need to be improved before any more residences are added, leading to more drivers in the neighborhood.<\/p>\n<p>\u201cIf Boca Rio was widened, if there was a turnpike interchange on Palmetto Park, that would be different. But right now, Lyons Road is just overly congested,\u201d she said.<\/p>\n<p>The traffic issue then \u201ctrickles down to a safety concern,\u201d Scarborough said. She said she and others are worried fire-rescue response times won\u2019t be as quick if traffic is \u201cbumper to bumper.\u201d<\/p>\n<p>A Kimley Horn traffic study projects 2,870 new daily traffic trips if Lennar\u2019s project is approved as proposed.<\/p>\n<p>According to the county, road improvements are coming for some of the thoroughfares near Boca Lago.<\/p>\n<p>For example, Boca Rio Road \u2014 the corridor just west of Florida\u2019s Turnpike that runs parallel to that highway \u2014\u00a0is set to be widened between Glades Road and Southwest 18th Street, though that may not be fully completed for several years.<\/p>\n<p>Lyons Road also is set to be widened between Palmetto Park Road and Southwest 18th Street, and intersection improvements at Palmetto Park Road and Lyons Road also are planned.<\/p>\n<ul class=\"mng-gallery-initialized mng-gallery-slider\">\n<li data-index=\"1\" class=\"mng-ge mng-gallery-active\" id=\"mng-ge-0\" aria-hidden=\"false\" tabindex=\"0\"><img loading=\"lazy\" decoding=\"async\" alt=\"A golfer putts at Boca Lago Golf and Country Club...\" class=\"lazyload size-article_inline\" data- src=\"https:\/\/www.sun-sentinel.com\/wp-content\/uploads\/2026\/08\/TFL-L-BOCA-LAG0-GOLF-02-081426.jpg?w=620\"  bad-src=\"data:image\/svg+xml,%3Csvg%20xmlns=\" http:=\"\"\/>\n<p>A golfer putts at Boca Lago Golf and Country Club on Thursday, Aug. 14, 2026. (Amy Beth Bennett\/South Florida Sun Sentinel)<\/p>\n<p><a href=\"#\" class=\"icon-enlarge mng-gallery-fullscreen-expand\" aria-label=\"Expand fullscreen slideshow\">Expand<\/a><br \/>\nA legal challenge<\/p>\n<p>Despite Lennar\u2019s efforts to work with residents and alter the project, some living at Boca Lago have presented a challenge in court.<\/p>\n<p>The Boca Lago Property Owners Association Inc. is trying to halt the development project by arguing that the land where Lennar wants to build is meant for recreational use only, according to a motion filed May 14.<\/p>\n<p>This argument stems from a settlement agreement made in 2015 among the former Boca Lago property owner, Boca Lago Country Club Inc., along with the property owners association and individual condominium associations.<\/p>\n<p>This agreement, which was a court order, stated that Boca Lago had to maintain a recreational tract consisting of two golf courses, a clubhouse and other amenities, \u201cin perpetuity.\u201d<\/p>\n<p>Then, in 2018, the Boca Lago property was bought by Boca Holdings LLC, according to the Palm Beach County Property Appraiser. (Amy Beth Bennett\/South Florida Sun Sentinel)<\/p>\n<p>According to the motion filed in May, the Boca Lago condo and property owners associations \u201cbegan hearing rumors\u201d in 2021 that Lennar wanted to buy part of the recreational tract for residential development. They believed this would violate the 2015 settlement agreement.<\/p>\n<p>In the years that followed, Lennar began moving forward with a proposal for residences. Stuart Zoberg, the attorney representing the Boca Lago Property Owners Association, said he believes Lennar does not have the right to do that.<\/p>\n<p>The fact that Boca Lago was sold to a new owner doesn\u2019t matter, Zoberg said, arguing that the 2015 agreement still stands.<\/p>\n<p>Zoberg\u2019s motion argues that Danza, who manages Boca Holdings, should be required to withdraw his consent for Lennar\u2019s development application. In response, Danza and Boca Holdings\u2019\u00a0attorneys filed a motion to dismiss on July 27.<\/p>\n<p>Representing Danza and Boca Holdings is Sachs, Sax, Caplan, Kaskel and Schner, Boca Raton attorney Peter Sachs\u2019 law firm. The motion to dismiss argues that Danza and Boca Holdings are not beholden to the 2015 agreement.<\/p>\n<p>\u201cYou just can\u2019t file a motion and say, \u2018Hey, you\u2019re bound by this agreement.\u2019 Because they\u2019re not bound by the agreement. They may be bound by covenants on the property, but they\u2019re not bound by a settlement they were not parties to,\u201d he said.<\/p>\n<p>A hearing is set for Sept. 3 in West Palm Beach.<\/p>\n<p><img loading=\"lazy\" decoding=\"async\" class=\" lazyautosizes lazyload\" alt=\"The Boca Lago Golf and Country Club is shown on Thursday, Aug. 14, 2026. (Amy Beth Bennett\/South Florida Sun Sentinel)<br \/>\nGolf courses in demand<\/p>\n<p>The Boca Lago Country Club does not require membership from residents the way many other golf clubs do, so working with Lennar could be a way for the club to sustain itself going forward, Michelle Rolon told the South Florida Sun Sentinel in <a href=\"https:\/\/www.sun-sentinel.com\/2026\/02\/03\/more-than-700-new-residences-on-west-boca-golf-course-plan-still-faces-review-nearly-a-year-later\/\" rel=\"nofollow noopener\" target=\"_blank\">February<\/a>.<\/p>\n<p>Lennar has said its \u201credevelopment approach\u201d at Boca Lago \u201cpreserves substantial open space, maintains an 18-hole golf course amenity and integrates new residential pods in a manner that is compatible with surrounding development patterns and existing infrastructure.\u201d<\/p>\n<p>With vacant land scarce in South Florida and a demand for new housing, many other golf courses across South Florida have been eyed for redevelopment over the years.<\/p>\n<p>In Margate, for example, plans are in the works to bring more than 500 residences and shops to the former Carolina Club Golf Course, the South Florida Sun Sentinel <a href=\"https:\/\/www.sun-sentinel.com\/2026\/04\/08\/ex-margate-golf-course-could-get-new-townhomes-shopping-and-more\/\" rel=\"nofollow noopener\" target=\"_blank\">reported in April<\/a>.<\/p>\n<p>And coming to the now-shuttered Margate Executive Golf Course is <a href=\"https:\/\/www.sun-sentinel.com\/2025\/10\/24\/former-margate-golf-course-is-set-to-receive-a-132-townhome-community-heres-the-latest\/\" rel=\"nofollow noopener\" target=\"_blank\">Coral Edge<\/a>, a 132-townhome community.
