Due to be prioritised under the Large-Scale Residential Development (LRD) planning process, the application will include a childcare facility and retail area, designed to meet the diverse housing needs of the local community where O’Flynn has already undertaken major housing and shopping developments.

As well as a mix of houses, duplex units and apartments, it will be complemented by commercial units, distributed across four distinct character areas within a 28-hectare site.

O’Flynn Group said the proposed scheme will deliver much-needed housing on lands long identified by both Cork County Council and, more recently, Cork City Council, as a key residential growth area to South Ballincollig.

“The development also provides for community open spaces, designed to encourage social interaction among residents,” it added.

The planning application supports and aligns with the Maglin Urban Expansion Area Sustainable Access Corridor, which incorporates cycle lanes, footpaths, bus lanes and a new road carriageway, intended for sustainable transport connections for the community.

The group has undertaken a number of projects in Ballincollig since before the Celtic Tiger era, and these have included Ballincollig Town Centre which includes the CastleWest shopping centre, an office campus, town centre and more than 800 residential units.

Commenting on the submission on the Maglin LRD, Mr O’Flynn said: “This application marks a significant step forward in the development of this key residential growth area.

“Its location offers excellent access to major transport links, enhancing connectivity with Cork City and the wider region,” he added.

“The development will also deliver important infrastructure, including cycle lanes, footpaths, bus lanes and a new road carriageway, ensuring strong and sustainable transport connections.

“We are delighted to bring high-quality, modern homes and vibrant places to live to Maglin.

“Our design team has worked very closely with Cork City Council and other stakeholders to ensure our plans reflect and respond to the needs of the community and to the demand for housing.”

The O’Flynn Group remains active across the greater Dublin area and the Cork metropolitan region, reinforcing its commitment to delivering high-quality housing solutions to meet growing demand.

The group recently secured planning permission for phase one of its Dunkettle development, comprising 550 homes, and is currently advancing phase two, expected to deliver more than 500 additional residential units, with the planning application expected to be lodged in the near future.
