Over 80 new homes and a new childcare facility are among developers’ plans for the next phase of residential development in Cloyne. There has been rapid development across East Cork in recent years, including in the small but growing town of Cloyne, just south of the major hub of Midleton.

The little town is expanding west, with several new housing developments at Lus an Íme. For Phase 4 of planned construction, Kenneally Developments Ltd has applied for a 10-year Planning Permission for another residential development. The local building company have submitted its proposal to Cork County Council’s planning board, which is due to deliver its decision in February 2026.

The proposed development outlines a total of 81 new dwellings, ranging from one to four-bed units, a creche, 180 car parking spaces, landscaping and public lighting. The majority of the new homes will be 2-bed and 3-bed units. Vehicular, pedestrian and cyclist access will be provided via the existing Lus an Íme estate road and the Spital Road to the east.

Scores of new homes will be a big expansion to the housing developments on the western side of Cloyne Village, including The Close and The Court estates, which were built in recent years. Cloyne is named as a ‘Key Village’ and zoned for ‘Existing Residential/Mixed Residential and Other Uses’ in the Cork County Development Plan 2022-2028. A total of 195 houses will be needed in the area by 2028 to keep up with population growth and housing demand.

Another of East Cork’s ‘Key Villages’ has had a recent proposal for a major housing and retail development. Developers envision new family homes, townhouses, shops, café and a creche in what is slated to become a vibrant new neighbourhood community in the lovely village of Castlemartyr. Carbal Ltd say its plans for currently empty fields to the northwest of the village will create a new compact residential and retail centre for the growing village, accessed by a new entrance off the Main Street and from the N25.
