A decision is expected on an application for housing located within a north Dublin estate – despite objections from locals and its owner.
The development is for 39 apartment and duplex units over two new buildings at Larch Hill in Santry, which is located off the Oscar Traynor Road. It will incorporate Larch Hill House, which is a protected structure, and will include two building with a height of up to four-storeys.
The site is located within an already developed housing development – Larch Hill. To access the site for construction, developers will need to go through the housing estate already in place.
There will be 18 one-bed and 12 two-bed apartments in the first four-storey building, as well as six one-bed apartments and three three-bed duplex units in the second building. Access will be via the existing Larch Hill estate and Coolock Lane.
A number of objections were submitted against the plans. Concerns included the scale and height, parking provision, access and impact on the protected structure, as well as setting a development precedent for area.
The owner manager of Larch Hill estate objected also objected. OMC said that there is no permission or agreement in place to use private property for access, and that the site is “landlocked”. They said that there had been noo meeting or requests to owners OMC for access or discussions.
Dublin City Council asked for additional information on parking needed for the development, with GoCar confirming in a letter that it intended to provide two car sharing service vehicles for spaces. The planning officer also reminded the applicant that a grant of permission did not give right to access lands surrounding the proposed development site.
A previous development for 76 apartments up to seven storeys was previously refused permission for the same site.
