The action
This four-year-old house, near Avenue Road and St. Clair Avenue, was designed by architect Richard Wengle with plenty of upscale elements, from an elevator to a heated driveway in front of the built-in garage.
Agent Scott Hanton described the house as “exquisite” and said it was rare to see a new-build of this calibre in this neighbourhood.
It was promoted off market for two months, then opened to the public with a price tag of roughly $5.4-million.
“Buyers just weren’t in a rush this winter and spring. They had the luxury of waiting and taking their time to see what’s out there,” said Mr. Hanton.

The owners were looking for a different lifestyle, even if it meant selling their four-bedroom home for less than the roughly $5.1-million they paid the original builder. They were flexible in purchase talks but only allowed a 10-per-cent drop in their asking price.
“The sellers were prepared to take a loss there, we all knew the market is what it is,” Mr. Hanton said. “There were some homes available, spectacular houses, that have dropped their selling price by up to $1-million.”

What they got
This three-storey house has 3,045 square feet of living space, including four bathrooms, two laundry rooms and a kitchen between living and dining areas with fireplaces.
A pet washing station is in the basement, along with a recreation area with over 13-foot ceilings.
Lounging areas outdoors include a rooftop terrace with a fire pit off the primary bedroom, and a new patio on the 22- by 113-foot lot.

“It’s on a quiet, residential street,” Mr. Hanton said.
“A private elevator is a very exclusive feature to have in your own house.”
