{"id":144208,"date":"2025-10-25T06:59:07","date_gmt":"2025-10-25T06:59:07","guid":{"rendered":"https:\/\/www.europesays.com\/ie\/144208\/"},"modified":"2025-10-25T06:59:07","modified_gmt":"2025-10-25T06:59:07","slug":"jp-mcmanus-dermot-desmond-and-john-magnier-to-share-most-of-4bn-nursing-homes-deal-the-irish-times","status":"publish","type":"post","link":"https:\/\/www.europesays.com\/ie\/144208\/","title":{"rendered":"JP McManus, Dermot Desmond and John Magnier to share most of \u00a34bn nursing homes deal \u2013 The Irish Times"},"content":{"rendered":"<p class=\"c-paragraph paywall b-it-article-body__text--left\">Irish billionaires <a href=\"https:\/\/www.irishtimes.com\/tags\/jp-mcmanus\" target=\"_self\" rel=\"nofollow noopener\" title=\"https:\/\/www.irishtimes.com\/tags\/jp-mcmanus\">JP McManus<\/a>, <a href=\"https:\/\/www.irishtimes.com\/tags\/dermot-desmond\" target=\"_self\" rel=\"nofollow noopener\" title=\"https:\/\/www.irishtimes.com\/tags\/dermot-desmond\">Dermot Desmond<\/a> and <a href=\"https:\/\/www.irishtimes.com\/tags\/john-magnier\" target=\"_self\" rel=\"nofollow noopener\" title=\"https:\/\/www.irishtimes.com\/tags\/john-magnier\">John Magnier<\/a> are set to receive the lion\u2019s share of a \u00a34 billion-plus (\u20ac4.6 billion) sale of the Barchester Healthcare nursing homes business in the UK, in which they have been invested for three decades. <\/p>\n<p class=\"c-paragraph paywall b-it-article-body__text--left\">New York-listed healthcare property investment group Welltower is in advanced talks to acquire Barchester and a related company, called Limecay Limited, that owns the group\u2019s portfolio of physical nursing homes, sources say. <\/p>\n<p class=\"c-paragraph paywall \">An announcement could come as soon as Monday when Welltower is due to report quarterly results. <\/p>\n<p class=\"c-paragraph paywall \">Barchester is the UK\u2019s second-largest nursing home operator with a portfolio more than 260 care homes and six hospitals. It employed 17,200 at the end of last year. <\/p>\n<p class=\"c-paragraph paywall b-it-article-body__text--left\">Sky News reporter Mark Kleinman posted on X late on Thursday how he was \u201chearing\u201d that Welltower was preparing to announce a takeover of the business. <\/p>\n<p class=\"c-paragraph paywall \">A Barchester spokesman declined to comment, while representatives for Welltower did not respond to a request for comment. <\/p>\n<p class=\"c-paragraph paywall b-it-article-body__text--left\">Barchester and Limecay each have little underlying debt when intergroup loans are stripped out. <\/p>\n<p class=\"c-paragraph paywall b-it-article-body__text--left\">Barchester owed \u00a3103.6 million to related parties and had \u00a3366.4 million of external loans at the end of last year, according to its latest accounts filed recently with Companies House, London. <\/p>\n<p class=\"c-paragraph paywall b-it-article-body__text--left\">Limecay has \u00a31.09 billion of loan notes issued to its parent company in the British Virgin Islands. These are due for repayment at the end of 2027, its most recent accounts state. Loan notes can be a tax-efficient way to structure investments. Limecay\u2019s property portfolio had a gross value of \u00a31.91 billion at the end of December. <\/p>\n<p class=\"c-paragraph paywall \">Barchester and the related properties came close to being sold six years ago to Macquarie for \u00a32.5 billion before the Australian financial services giant pulled out of the deal, blaming uncertainty caused by Brexit. Welltowers was also among runners and riders in that abandoned sales process. <\/p>\n<p class=\"c-paragraph paywall b-it-article-body__text--left\">The Irish tycoons invested in Barchester in 1994, a little over a year after the business was set up by British entrepreneur Mike Parsons. The three are said to be by far the biggest shareholders in the business. <\/p>\n<p class=\"c-paragraph paywall \">Derrick Smith, part owner of the Coolmore Stud racehorse breeding business in Co Tipperary with John Magnier, also has a stake, along with a number of smaller Irish investors. <\/p>\n<p class=\"c-paragraph paywall b-it-article-body__text--left\">The development comes only weeks after <a href=\"https:\/\/www.irishtimes.com\/crime-law\/courts\/2025\/09\/15\/john-magnier-loses-high-profile-court-case-over-co-tipperary-estate\/\" target=\"_self\" rel=\"nofollow noopener\" title=\"https:\/\/www.irishtimes.com\/crime-law\/courts\/2025\/09\/15\/john-magnier-loses-high-profile-court-case-over-co-tipperary-estate\/\">Mr Magnier lost a high-profile legal case to buy the Barne Estate in Co Tipperary<\/a>.<\/p>\n<p class=\"c-paragraph paywall b-it-article-body__text--left\">The 751-acre estate was put up for sale in July 2023. Mr Magnier claimed he and the owner, Richard Thomson-Moore, concluded a sale for \u20ac15 million on the evening of August 22nd, 2023, and that was a binding commitment.
