{"id":152845,"date":"2025-10-30T06:48:14","date_gmt":"2025-10-30T06:48:14","guid":{"rendered":"https:\/\/www.europesays.com\/ie\/152845\/"},"modified":"2025-10-30T06:48:14","modified_gmt":"2025-10-30T06:48:14","slug":"insurance-companies-warn-homebuyers-they-wont-cover-high-subsidence-risk","status":"publish","type":"post","link":"https:\/\/www.europesays.com\/ie\/152845\/","title":{"rendered":"Insurance companies warn homebuyers they won\u2019t cover high subsidence risk"},"content":{"rendered":"<p class=\"indo-ebe0ecc6_root indo-ebe0ecc6_paragraph indo-300db776_none indo-91174671_primary indo-1d70522a_marginbottom5 indo-1d70522a_margintop0 indo-b48c4984_inherit\" style=\"color:var(--color-primary-80)\">In areas of Ireland most affected by subsidence \u2013 including parts of counties Cork, Galway, Clare and Roscommon \u2013 that means they will struggle to secure the home insurance their mortgage provider requires.<\/p>\n<p class=\"indo-ebe0ecc6_root indo-ebe0ecc6_paragraph indo-300db776_none indo-91174671_primary indo-1d70522a_marginbottom5 indo-1d70522a_margintop0 indo-b48c4984_inherit\" style=\"color:var(--color-primary-80)\">The research conducted by Cork-based engineering and consulting firm BCE Consulting Engineers found that none of Ireland\u2019s five leading insurers would provide cover when a house is situated in an area deemed high risk.<\/p>\n<p class=\"indo-ebe0ecc6_root indo-ebe0ecc6_paragraph indo-300db776_none indo-91174671_primary indo-1d70522a_marginbottom5 indo-1d70522a_margintop0 indo-b48c4984_inherit\" style=\"color:var(--color-primary-80)\">BCE surveyed FBD, AXA, Zurich Ireland, Allianz and 123.<\/p>\n<p class=\"indo-ebe0ecc6_root indo-ebe0ecc6_paragraph indo-300db776_none indo-91174671_primary indo-1d70522a_marginbottom5 indo-1d70522a_margintop0 indo-b48c4984_inherit\" style=\"color:var(--color-primary-80)\">Four of the firms said subsidence would be excluded from the policy offered, if one was offered at all. Allianz said they would not offer any form of insurance for affected properties.<\/p>\n<blockquote class=\"indo-1d70522a_marginbottom5 indo-1d70522a_margintop5 indo-26838ee5_paddingbottom3 indo-26838ee5_paddingleft7 indo-26838ee5_paddingright5 indo-26838ee5_paddingtop3 indo-b184cee3_openquote\" style=\"border-left-color:var(--color-primary-base);border-left-style:solid;border-left-width:0\" data-testid=\"inline-quote\">\n<p class=\"indo-ebe0ecc6_root indo-ebe0ecc6_paragraph indo-91174671_secondary indo-66f0fec7_medium indo-1d70522a_marginbottom0\" style=\"color:var(--color-black-base)\">Insurance is about covering risk, not about covering inevitable events<\/p>\n<\/blockquote>\n<p class=\"indo-ebe0ecc6_root indo-ebe0ecc6_paragraph indo-300db776_none indo-91174671_primary indo-1d70522a_marginbottom5 indo-1d70522a_margintop0 indo-b48c4984_inherit\" style=\"color:var(--color-primary-80)\">Subsidence insurance protects against damage caused by the sinking or settling of the ground under a property.<\/p>\n<p class=\"indo-ebe0ecc6_root indo-ebe0ecc6_paragraph indo-300db776_none indo-91174671_primary indo-1d70522a_marginbottom5 indo-1d70522a_margintop0 indo-b48c4984_inherit\" style=\"color:var(--color-primary-80)\">Insurance Ireland who is the representative organisation for insurance in Ireland commented on the findings.<\/p>\n<p class=\"indo-ebe0ecc6_root indo-ebe0ecc6_paragraph indo-300db776_none indo-91174671_primary indo-1d70522a_marginbottom5 indo-1d70522a_margintop0 indo-b48c4984_inherit\" style=\"color:var(--color-primary-80)\">BCE said that if insurers think the risk is too high they will simply not underwrite the risk, so homebuyers need to know where they stand when they are looking at a property<\/p>\n<p class=\"indo-ebe0ecc6_root indo-ebe0ecc6_paragraph indo-300db776_none indo-91174671_primary indo-1d70522a_marginbottom5 indo-1d70522a_margintop0 indo-b48c4984_inherit\" style=\"color:var(--color-primary-80)\">\u201cInsurance companies make their own individual underwriting decisions. Where the risk of subsidence is so high as to be tantamount to inevitable, it may not be possible to provide cover for subsidence.<\/p>\n<p class=\"indo-ebe0ecc6_root indo-ebe0ecc6_paragraph indo-300db776_none indo-91174671_primary indo-1d70522a_marginbottom5 indo-1d70522a_margintop0 indo-b48c4984_inherit\" style=\"color:var(--color-primary-80)\">\u201cInsurance is about covering the risk of something happening, not about covering inevitable events,\u201d it said.<\/p>\n<p class=\"indo-ebe0ecc6_root indo-ebe0ecc6_paragraph indo-300db776_none indo-91174671_primary indo-1d70522a_marginbottom5 indo-1d70522a_margintop0 indo-b48c4984_inherit\" style=\"color:var(--color-primary-80)\">Along with insurance firms, BCE also contacted the mortgage providers at AIB, Bank of Ireland, PTSB and ESB.<\/p>\n<p class=\"indo-ebe0ecc6_root indo-ebe0ecc6_paragraph indo-300db776_none indo-91174671_primary indo-1d70522a_marginbottom5 indo-1d70522a_margintop0 indo-b48c4984_inherit\" style=\"color:var(--color-primary-80)\">Their reaction was similar. Only AIB said it could see any scenario where it might allow mortgage drawdown in a situation where subsidence is not covered under the policy.
