{"id":153032,"date":"2025-10-30T09:13:10","date_gmt":"2025-10-30T09:13:10","guid":{"rendered":"https:\/\/www.europesays.com\/ie\/153032\/"},"modified":"2025-10-30T09:13:10","modified_gmt":"2025-10-30T09:13:10","slug":"is-it-really-worth-this-much-how-costs-spiralled-on-a-couples-derelict-home-renovation-the-irish-times","status":"publish","type":"post","link":"https:\/\/www.europesays.com\/ie\/153032\/","title":{"rendered":"\u2018Is it really worth this much?\u2019 How costs spiralled on a couple\u2019s derelict home renovation \u2013 The Irish Times"},"content":{"rendered":"<p class=\"c-paragraph paywall b-it-article-body__text--left\">Ed Williams (40) and his partner Alannah Horne (36) bought a <a href=\"https:\/\/www.irishtimes.com\/tags\/housing-crisis\/\" target=\"_blank\" rel=\"noreferrer nofollow noopener\" title=\"https:\/\/www.irishtimes.com\/tags\/housing-crisis\/\">derelict house<\/a> in <a href=\"https:\/\/www.irishtimes.com\/tags\/harold-s-cross\/\" target=\"_blank\" rel=\"noreferrer nofollow noopener\" title=\"https:\/\/www.irishtimes.com\/tags\/harold-s-cross\/\">Harold\u2019s Cross<\/a>, Dublin 6, last year in the hope of renovating it with the help of a Government grant. <\/p>\n<p class=\"c-paragraph paywall \">Fast forward 18 months and the couple have only just begun building work after a drawn-out grant application process and a considerably larger construction bill than they had budgeted for. <\/p>\n<p class=\"c-paragraph paywall \">\u201cWe got three quotes from three different builders, and one of them was double what we\u2019d originally budgeted. The lowest was still significantly more, but we managed to stretch to that,\u201d Williams says. <\/p>\n<p class=\"c-paragraph paywall b-it-article-body__text--left\">This is not the first time Williams, who works for a tech company in <a href=\"https:\/\/www.irishtimes.com\/tags\/dublin\" target=\"_blank\" rel=\"noreferrer nofollow noopener\" title=\"https:\/\/www.irishtimes.com\/tags\/dublin\">Dublin<\/a>, has renovated a rundown property in the city \u2013 but the experience this time was vastly different.<\/p>\n<p>A walkthrough of a house in Larkfield Grove, Harold&#8217;s Cross, Dublin, which was bought by Ed Williams and Alannah Horne in 2024. <\/p>\n<p class=\"c-paragraph paywall \">In 2018 he bought an old property on Ormond Square in Smithfield, and spent a year renovating it before moving in.<\/p>\n<p class=\"c-paragraph paywall \">\u201cI was always looking at places that needed renovation. I\u2019m pretty handy, and for this place, I did as much as I could myself to keep the costs down. I did the insulation upstairs, I renovated the floors and one of the walls, but then I got a builder for the extension,\u201d he says.<\/p>\n<p class=\"c-paragraph paywall \">After moving in just over five years ago he met his partner, Alannah, and the couple welcomed a baby boy, Ois\u00edn.<\/p>\n<p class=\"c-paragraph paywall \">The couple now want more space, a bigger garden, and to live closer to Alannah\u2019s family \u2013 all of which led them to the house in Harold\u2019s Cross. <\/p>\n<p class=\"c-paragraph b-it-article-body__interstitial-link\">[\u00a0<a aria-label=\"Open related story\" class=\"c-link\" href=\"https:\/\/www.irishtimes.com\/ireland\/housing-planning\/2025\/10\/28\/theres-no-other-option-for-me-leitrim-woman-swaps-six-minute-commute-for-six-hour-commute\/\" rel=\"noreferrer nofollow noopener\" target=\"_blank\">\u2018There\u2019s no other option\u2019: Leitrim woman\u2019s commute went from six minutes to six hoursOpens in new window<\/a>\u00a0]<\/p>\n<p class=\"c-paragraph paywall \">Buying it was a \u201cvery slow process\u201d, with another bidder persistently bidding \u20ac1,000 more than them every few days.<\/p>\n<p class=\"c-paragraph paywall \">It was advertised as a home that would qualify for the Vacant Property Refurbishment Grant, with the agent emphasising it had been vacant for seven years. <\/p>\n<p class=\"c-paragraph paywall \">\u201cI\u2019m sure that was a factor in the bidding process,\u201d he says, with the agent \u201cusing it as a selling point\u201d. <\/p>\n<p class=\"c-paragraph paywall \">The Vacant Property Refurbishment Grant was established in July 2022 as part of the Cro\u00ed C\u00f3naithe (Towns) Fund with applications managed by local authorities. The grant provides owners with funding of up to \u20ac50,000 for vacant properties and \u20ac70,000 for derelict homes. You must either live in the property yourself or rent it out to avail of it.<\/p>\n<p class=\"c-paragraph paywall \">The State has so far paid out over \u20ac200 million on the scheme, with the number of grants paid out growing year-on-year, figures released by the Department of Housing in October show.<\/p>\n<p class=\"c-paragraph paywall \">Minister for Housing James Browne has praised the scheme as \u201cplaying a key role in tackling vacancy and dereliction\u201d. However, Williams says the process of applying for it and securing the funding is far from straightforward. <\/p>\n<p class=\"c-paragraph paywall \">The most frustrating aspect of the process was having to wait for a completed builders quote before being able to apply for the grant. This meant that while the couple got plans drawn up and negotiated with builders, they could not start any work on the house because it had to be inspected by the council \u2013 and that could only happen after the application went in.<\/p>\n<p><img decoding=\"async\" data-chromatic=\"ignore\" alt=\"One of the rooms awaiting renovation. Photograph: Chris Maddaloni\/The Irish Times <\/p>\n<p class=\"c-paragraph paywall \">\u201cThe most frustrating thing about the grant process is that you\u2019re not allowed to apply for it until you have a quote from a builder. We couldn\u2019t get a quote from a builder until everything was agreed and everything was perfectly planned, so that meant we were literally waiting until the last minute before the build was starting before we could apply, and then everything was just a massive rush,\u201d Williams says.<\/p>\n<p class=\"c-paragraph paywall \">Once they got the builder\u2019s quote, and put the application in, the process was \u201cpretty quick\u201d afterwards, he says, and the couple were \u201cvery happy\u201d to qualify for the full derelict grant.<\/p>\n<p class=\"c-paragraph paywall \">However, the huge jump in construction costs since Williams bought his last home meant the grant amount was really only plugging gaps in an already inflated budget.<\/p>\n<p class=\"c-paragraph paywall \">They have had to remove a downstairs bathroom from their plans, and take landscaping and other elements of the build out of their contract in order to get the price down.<\/p>\n<p class=\"c-paragraph paywall \">Even at that, the cost of the renovation will still have a significant impact on their finances and their future plans. <\/p>\n<p><img decoding=\"async\" data-chromatic=\"ignore\" alt=\"Part of the upstairs of the house. Photograph: Chris Maddaloni\/The Irish Times <\/p>\n<p class=\"c-paragraph paywall \">\u201cI had hoped to change career, but that plan changed because of the cost,\u201d Williams says.<\/p>\n<p class=\"c-paragraph paywall \">He has been studying \u201cquite a lot\u201d in the last number of years, completing three postgraduate courses related to sustainability and business, in the hope of finding work in that area.<\/p>\n<p class=\"c-paragraph paywall \">Now he can no longer afford to.<\/p>\n<p class=\"c-paragraph paywall \">\u201cIt\u2019s super stressful because you kind of second-guess yourself, like, am I really able to spend this much money? Is it worth it?\u201d<\/p>\n<p class=\"c-paragraph paywall \">Now that contracts have been signed and the build has started he feels a \u201cweight has been lifted\u201d because they can no longer second-guess themselves and can only look forward to the future. <\/p>\n<p class=\"c-paragraph paywall \">\u201cAlannah grew up just around the corner, and her parents live close by, so it does feel like we\u2019re kind of going to be moving to a community, we\u2019re excited about that.
