{"id":158069,"date":"2025-11-02T02:18:11","date_gmt":"2025-11-02T02:18:11","guid":{"rendered":"https:\/\/www.europesays.com\/ie\/158069\/"},"modified":"2025-11-02T02:18:11","modified_gmt":"2025-11-02T02:18:11","slug":"developer-rohan-group-writes-e12m-off-value-of-office-portfolio-the-irish-times","status":"publish","type":"post","link":"https:\/\/www.europesays.com\/ie\/158069\/","title":{"rendered":"Developer Rohan group writes \u20ac12m off value of office portfolio \u2013 The Irish Times"},"content":{"rendered":"<p class=\"c-paragraph paywall \"><a href=\"https:\/\/www.irishtimes.com\/tags\/rohan-holdings\/\" target=\"_blank\" rel=\"noreferrer nofollow noopener\" title=\"https:\/\/www.irishtimes.com\/tags\/rohan-holdings\/\">Property group Rohan <\/a>wrote almost \u20ac12 million off the value of some assets last year following a sustained fall in demand for offices, new figures show.<\/p>\n<p class=\"c-paragraph paywall \"><a href=\"https:\/\/www.irishtimes.com\/tags\/rohan-holdings\/\" target=\"_blank\" rel=\"noreferrer nofollow noopener\" title=\"https:\/\/www.irishtimes.com\/tags\/rohan-holdings\/\">Airspace Investments, parent of the Rohan group<\/a>, which owns offices and factories, earned \u20ac14.6 million profit in the 12 months to November 30th, 2024, according to its accounts.<\/p>\n<p class=\"c-paragraph paywall \">But the company\u2019s directors cut the value of its investment office properties by \u20ac11.88 million to \u20ac64.72 million, which the accounts note was based on open market values.<\/p>\n<p class=\"c-paragraph paywall \">That brought pretax profits down to \u20ac2.48 million last year compared to \u20ac5.8 million in 2023, when directors had also written off \u20ac1.7 million the value of its office assets.<\/p>\n<p class=\"c-paragraph paywall \">Both moves followed years of falling demand for offices as people continued working from home after the pandemic. <\/p>\n<p class=\"c-paragraph paywall \">Estate agents say that trend is reversing as employers increasingly force staff back to offices and growth spurs demand for prime commercial space, particularly in cities.<\/p>\n<p class=\"c-paragraph paywall \">CBRE reported this month that up to 240,000sq m of offices could be let in Dublin by the end of the year, with prime rents ranging between \u20ac700 and \u20ac732 per square metre.<\/p>\n<p class=\"c-paragraph paywall \"><a href=\"https:\/\/www.irishtimes.com\/tags\/rohan-holdings\/\" target=\"_blank\" rel=\"noreferrer nofollow noopener\" title=\"https:\/\/www.irishtimes.com\/tags\/rohan-holdings\/\">Colin Richardson, the firm\u2019s director and head of research<\/a>, said valuations had \u201cstabilised\u201d at the \u201cback end of 2024\u2033. He noted that demand in Dublin is more for prime space on the south side of the city centre. Older offices and those in the suburbs continue to suffer.<\/p>\n<p class=\"c-paragraph paywall \"><a href=\"https:\/\/www.irishtimes.com\/tags\/rohan-holdings\/\" target=\"_blank\" rel=\"noreferrer nofollow noopener\" title=\"https:\/\/www.irishtimes.com\/tags\/rohan-holdings\/\">The Rohan group owns offices and industrial buildings<\/a>, including the well-known Grand Canal Plaza in central Dublin.
