{"id":17794,"date":"2025-08-23T06:33:10","date_gmt":"2025-08-23T06:33:10","guid":{"rendered":"https:\/\/www.europesays.com\/ie\/17794\/"},"modified":"2025-08-23T06:33:10","modified_gmt":"2025-08-23T06:33:10","slug":"new-dublin-suburb-of-ballyboggan-may-have-named-changed-to-broombridge-hamilton-with-potential-8500-homes-the-irish-times","status":"publish","type":"post","link":"https:\/\/www.europesays.com\/ie\/17794\/","title":{"rendered":"New Dublin suburb of Ballyboggan may have named changed to Broombridge-Hamilton, with potential 8,500 homes \u2013 The Irish Times"},"content":{"rendered":"<p class=\"c-paragraph paywall \">The number of homes planned for a new suburb at the former Dublin Industrial Estate opposite Glasnevin Cemetery has been revised upwards by 40 per cent to a potential 8,500.<\/p>\n<p class=\"c-paragraph paywall \"><a href=\"https:\/\/www.irishtimes.com\/tags\/dublin\/\" target=\"_self\" rel=\"nofollow noopener\" title=\"https:\/\/www.irishtimes.com\/tags\/dublin\/\">Dublin City Council<\/a> last April published the Ballyboggan draft master plan for the development of 6,000 homes within a 77-hectare zone, the largest industrial land bank to be regenerated since the Dublin docklands.<\/p>\n<p class=\"c-paragraph paywall \">However, the plans were criticised for lacking ambition in the midst of a housing crisis, with landowners and State agencies seeking the highest possible densities to ensure the maximum number of apartments are built.<\/p>\n<p class=\"c-paragraph paywall \">The area, just 3km from the city centre, is surrounded by the established suburbs of <a href=\"https:\/\/www.irishtimes.com\/tags\/glasnevin\/\" target=\"_self\" rel=\"nofollow noopener\" title=\"https:\/\/www.irishtimes.com\/tags\/glasnevin\/\">Glasnevin<\/a> to the east, Cabra to the south, Finglas to the north and the expanding neighbourhood of Pelletstown to the west.<\/p>\n<p class=\"c-paragraph paywall \">More than 140 submissions were made to the council on the draft master plan, most of which called for increased housing density and height on the lands. Many of these were from existing industrial landowners, though <a href=\"https:\/\/www.irishtimes.com\/tags\/irish-rail\/\" target=\"_self\" rel=\"nofollow noopener\" title=\"https:\/\/www.irishtimes.com\/tags\/irish-rail\/\">Irish Rail<\/a> and the <a href=\"https:\/\/www.irishtimes.com\/tags\/national-transport-authority\/\" target=\"_self\" rel=\"nofollow noopener\" title=\"https:\/\/www.irishtimes.com\/tags\/national-transport-authority\/\">National Transport Authority<\/a> (NTA), as well as several members of the public, called for maximum densities to be pursued on the site.<\/p>\n<p class=\"c-paragraph paywall \">Irish Rail chief executive Jim Meade said rail services were due to \u201cincrease substantially\u201d through Broombridge, a Luas and train station at the zone\u2019s west end, making it \u201cclearly an ideal location\u201d for additional population growth.<\/p>\n<p class=\"c-paragraph paywall \">\u201cConsiderable increases in passenger capacity due to Dart+ West means that Broombridge station could facilitate the maximum level of density provided for under current planning guidelines,\u201d he said. \u201cDublin City Council should consider whether the proposed densities are sufficient to realise the full benefits of transport-orientated development and optimise respective investments.\u201d<\/p>\n<p class=\"c-paragraph paywall \">In its submission, the NTA said Ballyboggan was \u201can appropriate location for intensive residential and commercial redevelopment\u201d due to its \u201cexceptional level of transport accessibility\u201d.<\/p>\n<p class=\"c-paragraph b-it-article-body__interstitial-link\">[\u00a0<a aria-label=\"Open related story\" class=\"c-link\" href=\"https:\/\/www.irishtimes.com\/ireland\/dublin\/2025\/05\/14\/transport-bodies-seek-maximum-housing-numbers-for-new-dublin-suburb-despite-uisce-eireann-warning\/\" rel=\"noreferrer nofollow noopener\" target=\"_blank\">Irish Rail seeks \u2018maximum\u2019 number of homes for new Dublin suburb, despite Uisce \u00c9ireann warning on capacityOpens in new window<\/a>\u00a0]<\/p>\n<p class=\"c-paragraph paywall \">Landowners, including several high-profile developers such as <a href=\"https:\/\/www.irishtimes.com\/tags\/bartra\/\" target=\"_self\" rel=\"nofollow noopener\" title=\"https:\/\/www.irishtimes.com\/tags\/bartra\/\">Bartra<\/a>, the Flynn Group and Blacklion Real Estate Fund, called for increased heights and densities. Bartra suggested \u201c6,000 units is insufficient\u201d and said increased densities could yield \u201c9,933-12,416 units\u201d.<\/p>\n<p class=\"c-paragraph paywall \">The council defended its plans and said there appeared to be \u201cconfusion\u201d about proposed densities. While the master plan covered 77 hectares, just 45.5 hectares were industrial lands, designated for rezoning, for up to 7,000 homes. <\/p>\n<p class=\"c-paragraph paywall \">This \u201cfully complies\u201d with national and city density policies of 200 to 250 units per hectare, the council said. In addition, there were sites already zoned for housing that could yield another 1,500 homes. <\/p>\n<p class=\"c-paragraph paywall \">\u201cTherefore, the overall lands could support 8,500 homes,\u201d it said. \u201cClarifying text will be provided in the master plan to address this matter.\u201d <\/p>\n<p class=\"c-paragraph paywall \">The council said it acknowledged the plan\u2019s height strategy \u201ccaused confusion and was incorrectly perceived to be restricting heights\u201d. It said it would \u201csimplify the height strategy, by providing fewer and broader height ranges, with refined flexibility\u201d. <\/p>\n<p class=\"c-paragraph paywall \">Several submissions expressed \u201cstrong views\u201d about the name of the project the council said. Ballyboggan was a \u201cworking title\u201d derived from the historic townland it said.<\/p>\n<p class=\"c-paragraph paywall \">In response to \u201cinterest received\u201d it proposed a new name \u201cBroombridge-Hamilton\u201d to acknowledge the significance of physicist and mathematician Sir William Rowan Hamilton, who first wrote the formula for \u201cquaternions\u201d, an extension of complex numbers, in 1843 at Broombridge.<\/p>\n<p class=\"c-paragraph paywall \">Proposals to rezone the lands are expected to be available for public consultation in the autumn, after which councillors will vote on the revised master plan, the renaming and the rezoning.
