{"id":189106,"date":"2025-11-19T14:41:08","date_gmt":"2025-11-19T14:41:08","guid":{"rendered":"https:\/\/www.europesays.com\/ie\/189106\/"},"modified":"2025-11-19T14:41:08","modified_gmt":"2025-11-19T14:41:08","slug":"house-price-inflation-at-7-6-in-september-as-supply-pressures-fuel-demand-the-irish-times","status":"publish","type":"post","link":"https:\/\/www.europesays.com\/ie\/189106\/","title":{"rendered":"House price inflation at 7.6% in September as supply pressures fuel demand \u2013 The Irish Times"},"content":{"rendered":"<p class=\"c-paragraph paywall \"><a href=\"https:\/\/www.irishtimes.com\/tags\/housing-crisis\" target=\"_self\" rel=\"nofollow noopener\" title=\"https:\/\/www.irishtimes.com\/tags\/housing-crisis\">House price inflation<\/a> rose at an annualised rate of 7.6 per cent in September as ongoing supply shortages continued to fuel demand.<\/p>\n<p class=\"c-paragraph paywall \">Property price inflation has hovered between 7 and 8 per cent for most of the year, down from the double-digit price growth seen last year. <\/p>\n<p class=\"c-paragraph paywall \">However, the headline rate is still ahead of average wage growth, meaning the purchasing power of buyers continues to be eroded.<\/p>\n<p class=\"c-paragraph paywall \">The latest residential property price index, compiled by the Central Statistics Office (CSO), indicated that house prices in Dublin rose by 5.3 per cent in the 12 months to the end of September, down from almost 11 per cent in September last year.<\/p>\n<p class=\"c-paragraph paywall \">House price inflation outside the capital was 9.4 per cent in September, marginally down on the 9.3 per cent recorded in September 2024. <\/p>\n<p class=\"c-paragraph paywall \">The median (or middle value) price of a dwelling purchased nationally in the 12 months to September was \u20ac380,000.<\/p>\n<p class=\"c-paragraph paywall \">D\u00fan Laoghaire-Rathdown had the highest median price \u2013 \u20ac675,000 \u2013 while the lowest median price was \u20ac190,000 in Donegal.<\/p>\n<p class=\"c-paragraph paywall \">The CSO\u2019s monthly barometer of prices comes in the wake of the Government\u2019s latest housing activation plan, published last week, which promises to lift supply by 300,000 units between now and the end of 2030, a tall order given the recent slowdown in homebuilding.<\/p>\n<p class=\"c-paragraph paywall \">The plan promises 90,000 starter homes over five years.<\/p>\n<p class=\"c-paragraph paywall \">The CSO\u2019s index notes prices of new dwellings in the third quarter were 5.5 per cent higher than in the corresponding quarter of 2024.
