{"id":192338,"date":"2025-11-21T09:53:08","date_gmt":"2025-11-21T09:53:08","guid":{"rendered":"https:\/\/www.europesays.com\/ie\/192338\/"},"modified":"2025-11-21T09:53:08","modified_gmt":"2025-11-21T09:53:08","slug":"sole-borrowers-make-up-nearly-two-thirds-of-apartment-mortgages-the-irish-times","status":"publish","type":"post","link":"https:\/\/www.europesays.com\/ie\/192338\/","title":{"rendered":"Sole borrowers make up nearly two-thirds of apartment mortgages \u2013 The Irish Times"},"content":{"rendered":"<p class=\"c-paragraph paywall \">Solo borrowers made up nearly two-thirds of <a href=\"https:\/\/www.irishtimes.com\/tags\/mortgages\/\" target=\"_self\" rel=\"nofollow noopener\" title=\"https:\/\/www.irishtimes.com\/tags\/mortgages\/\">mortgages<\/a> taken out for <a href=\"https:\/\/www.irishtimes.com\/tags\/apartment\/\" target=\"_self\" rel=\"nofollow noopener\" title=\"https:\/\/www.irishtimes.com\/tags\/apartment\/\">apartments<\/a> and almost a third all first-time buyer mortgages, new figures show.<\/p>\n<p class=\"c-paragraph paywall \">Sole borrowers made up 31 per cent of all mortgages taken out by first-time buyers as the market has seen a slow-moving trend back in that direction in recent years, according to data from the <a href=\"https:\/\/www.irishtimes.com\/tags\/banking-and-payments-federation-ireland\/\" target=\"_self\" rel=\"nofollow noopener\" title=\"https:\/\/www.irishtimes.com\/tags\/banking-and-payments-federation-ireland\/\">Banking and Payments Federation Ireland<\/a> (BPFI).<\/p>\n<p class=\"c-paragraph paywall \">This rate is still far below the levels seen in the mid-2000s when sole borrowers represented more than 45 per cent of first-time buyer mortgages. Even <a href=\"https:\/\/www.irishtimes.com\/tags\/dublin\/\" target=\"_self\" rel=\"nofollow noopener\" title=\"https:\/\/www.irishtimes.com\/tags\/dublin\/\">Dublin<\/a> and the west of Ireland, which have the highest proportions at 34.6 per cent and 34.7 per cent, considerably lag the historical rate.<\/p>\n<p class=\"c-paragraph paywall \">In some parts of the country the rate is much lower, with <a href=\"https:\/\/www.irishtimes.com\/tags\/kildare\/\" target=\"_self\" rel=\"nofollow noopener\" title=\"https:\/\/www.irishtimes.com\/tags\/kildare\/\">Kildare<\/a> at 25 per cent and <a href=\"https:\/\/www.irishtimes.com\/tags\/meath\/\" target=\"_self\" rel=\"nofollow noopener\" title=\"https:\/\/www.irishtimes.com\/tags\/meath\/\">Meath<\/a> at just 21.3 per cent.<\/p>\n<p class=\"c-paragraph paywall \">Solo borrowers are accounting for 64.2 per cent of mortgages on apartments, and make up a considerably larger share of loan borrowers on previously owned homes against the share of new homes.<\/p>\n<p class=\"c-paragraph paywall \">In addition, the value of mortgages taken out by sole borrowers has grown by 51.2 per cent since 2019, outstripping the growth in value of the median, or middle value of joint borrower loan at nearly 45 per cent.<\/p>\n<p class=\"c-paragraph b-it-article-body__interstitial-link\">[\u00a0<a aria-label=\"Open related story\" class=\"c-link\" href=\"https:\/\/www.irishtimes.com\/business\/2025\/10\/24\/last-12-months-saw-highest-number-of-first-time-buyer-mortgages-since-2007\/\" rel=\"noreferrer nofollow noopener\" target=\"_blank\">Last 12 months saw highest number of first-time-buyer mortgages since 2007Opens in new window<\/a>\u00a0]<\/p>\n<p class=\"c-paragraph paywall \">BPFI chief executive <a href=\"https:\/\/www.irishtimes.com\/tags\/brian-hayes\/\" target=\"_self\" rel=\"nofollow noopener\" title=\"https:\/\/www.irishtimes.com\/tags\/brian-hayes\/\">Brian Hayes<\/a> said nearly half of the single-borrower sole mortgages in Dublin\u2019s commuter belt were drawn down by households with \u201cbasic incomes up to \u20ac65,000, compared with fewer than one in 10 joint mortgages in the regions\u201d.<\/p>\n<p class=\"c-paragraph paywall \">Since 2019, the median income of a single borrower increased by \u20ac16,000 to almost \u20ac68,000. The report also found that the median household income of first-time borrowers has increased substantially \u2013 by \u20ac20,000 \u2013 in the past six years. The median first-time buyers\u2019 household income is now \u20ac90,000.<\/p>\n<p class=\"c-paragraph paywall \">The size of mortgages taken out by first-time buyers also hit new highs in the first half of 2025 as they took out bigger loans than before.
