Ray White posted a video from the auction showing more than a dozen people attended the sale while several buyers eagerly <a data-i13n=\"cpos:6;pos:1\" href=\"https:\/\/au.finance.yahoo.com\/news\/property-listing-boom-coming-for-aussie-buyers-as-prices-fall-floodgates-have-opened-011028901.html\" data-ylk=\"slk:waved their paddles to get the keys;cpos:6;pos:1;elm:context_link;itc:0;sec:content-canvas;outcm:mb_qualified_link;_E:mb_qualified_link;ct:story;\" class=\"link  yahoo-link\" rel=\"nofollow noopener\" target=\"_blank\">waved their paddles to get the keys<\/a>.<\/p>\n<p class=\"yf-1090901\">Melbourne buyer&#8217;s agent Emily Wallace told Yahoo Finance this was reflected across the country, with a monumental lift in people looking to capitalise on <a data-i13n=\"cpos:7;pos:1\" href=\"https:\/\/au.finance.yahoo.com\/topic\/interest-rates\/\" data-ylk=\"slk:falling interest rates;cpos:7;pos:1;elm:context_link;itc:0;sec:content-canvas\" class=\"link \" rel=\"nofollow noopener\" target=\"_blank\">falling interest rates<\/a> and upcoming changes to <a data-i13n=\"cpos:8;pos:1\" href=\"https:\/\/au.finance.yahoo.com\/news\/first-home-buyer-guarantee-to-offer-350000-relief-by-october-1-as-alarm-sounds-over-fast-tracked-policy-222436557.html\" data-ylk=\"slk:the first-home buyer scheme;cpos:8;pos:1;elm:context_link;itc:0;sec:content-canvas;outcm:mb_qualified_link;_E:mb_qualified_link;ct:story;\" class=\"link  yahoo-link\" rel=\"nofollow noopener\" target=\"_blank\">the first-home buyer scheme<\/a>.<\/p>\n<p class=\"yf-1090901\">She said properties are being sold well before listed auction dates as buyers try to get in before being faced with frenzied competition.<\/p>\n<p class=\"yf-1090901\">&#8220;Auctions are very well attended, but the more pressing issue is that things are being sold ahead of their auction date, and buyers who aren&#8217;t ready are missing out,&#8221; she said.<\/p>\n<p class=\"yf-1090901\">A poll of more than 1,000 Yahoo Finance readers found 47 per cent felt pressured to buy a home now to avoid potentially paying a lot more in a few months&#8217; time.<\/p>\n<p class=\"yf-1090901\">While under-quoting has been a problem in the real estate game across the country, Wallace said high auction turn out and above guide sales was more reflective of fierce competition.<\/p>\n<p class=\"yf-1090901\">&#8220;A lot of the cases, it&#8217;s that the vendor has a realistic reserve, but it&#8217;s the buyers that are driving the price. I think it&#8217;s definitely more a case of a bit of FOMO creeping in,&#8221; she said.<\/p>\n<p class=\"yf-1090901\"><strong>Do you have a story? Email stew.perrie@yahooinc.com<\/strong><\/p>\n<p class=\"yf-1090901\">She asked her social media followers how much they had seen properties recently sell for at auction.<\/p>\n<p class=\"yf-1090901\">&#8220;Thornbury [home] range was $840,00 to $880,000, and it went for $1.04 million,&#8221; said one person.<\/p>\n<p class=\"yf-1090901\">&#8220;Fawkner [home] range $740,000 to $790,000, sold for $970,000. Wild part to me was how many bidders there were, given the inspections were pretty quiet. Still four plus bidders going well into the $900,000s,&#8221; added another.<\/p>\n<p class=\"yf-1090901\">&#8220;Wheelers hill [home] quoted $1.38 to $1.45 million, sold for $1.856 million,&#8221; commented a third.<\/p>\n<p class=\"yf-1090901\">That&#8217;s a $160,000 to more than $400,000 difference in sale price versus quoted price.<\/p>\n<p> Story Continues <\/p>\n<p class=\"yf-1090901\">According to <a data-i13n=\"cpos:12;pos:1\" href=\"https:\/\/au.finance.yahoo.com\/news\/house-prices-defy-rba-rate-104128852.html#:~:text=Australia&#039;s%20house%20prices%20hit%20a,over%20the%20month%20of%20July.\" data-ylk=\"slk:July sales figures;cpos:12;pos:1;elm:context_link;itc:0;sec:content-canvas;outcm:mb_qualified_link;_E:mb_qualified_link;ct:story;\" class=\"link  yahoo-link\" rel=\"nofollow noopener\" target=\"_blank\">July sales figures<\/a>, national dwelling values rose 0.6 per cent, which was the sixth consecutive monthly increase.<\/p>\n<p class=\"yf-1090901\">This winter, Wallace&#8217;s agency had its biggest July on record this year \u2014 at a time typically when buying sentiment was very quiet.<\/p>\n<p class=\"yf-1090901\">In comparison, July last year was so dull her team took the whole month off.<\/p>\n<p class=\"yf-1090901\">She said it&#8217;s normally not until spring that home sales kick off their weeks-long campaigns and people start to be a bit more active in the market.<\/p>\n<p class=\"yf-1090901\">The buyer&#8217;s agent attributed the shift partly to the three recent <a data-i13n=\"cpos:13;pos:1\" href=\"https:\/\/au.finance.yahoo.com\/news\/major-cash-hit-for-millions-as-savings-rates-drop-today-after-rba-decision-043204058.html\" data-ylk=\"slk:interest rate drops;cpos:13;pos:1;elm:context_link;itc:0;sec:content-canvas;outcm:mb_qualified_link;_E:mb_qualified_link;ct:story;\" class=\"link  yahoo-link\" rel=\"nofollow noopener\" target=\"_blank\">interest rate drops<\/a> from the Reserve Bank of Australia (RBA).<\/p>\n<p class=\"yf-1090901\">This led buyers to feel more confident, hoping they could get in before the spring rush.<\/p>\n<p class=\"yf-1090901\">She also put the demand down to the government&#8217;s expansion of the <a data-i13n=\"cpos:14;pos:1\" href=\"https:\/\/au.finance.yahoo.com\/news\/first-home-buyers-to-save-1200-per-month-in-federal-budget-expansion-of-housing-scheme-092401944.html\" data-ylk=\"slk:first-home buyer scheme;cpos:14;pos:1;elm:context_link;itc:0;sec:content-canvas;outcm:mb_qualified_link;_E:mb_qualified_link;ct:story;\" class=\"link  yahoo-link\" rel=\"nofollow noopener\" target=\"_blank\">first-home buyer scheme<\/a>, which was originally due to kick in on January 1.<\/p>\n<p class=\"yf-1090901\">In a push that could further spur on the market, the government announced the rollout will be <a data-i13n=\"cpos:15;pos:1\" href=\"https:\/\/au.finance.yahoo.com\/news\/first-home-buyer-guarantee-to-offer-350000-relief-by-october-1-as-alarm-sounds-over-fast-tracked-policy-222436557.html\" data-ylk=\"slk:brought forward to the beginning of October.;cpos:15;pos:1;elm:context_link;itc:0;sec:content-canvas;outcm:mb_qualified_link;_E:mb_qualified_link;ct:story;\" class=\"link  yahoo-link\" rel=\"nofollow noopener\" target=\"_blank\">brought forward to the beginning of October.<\/a><\/p>\n<p class=\"yf-1090901\">&#8220;The sentiment on my phone calls is, &#8216;I want to get in before January 1&#8217;,&#8221; she said.<\/p>\n<p class=\"yf-1090901\">&#8220;When those caps get taken off, people who have more disposable income will be trying to get these properties and will outbid those who actually need the scheme.&#8221;<\/p>\n<p class=\"yf-1090901\">You can read about the changes happening <a data-i13n=\"cpos:16;pos:1\" href=\"https:\/\/au.finance.yahoo.com\/news\/first-home-buyer-guarantee-to-offer-350000-relief-by-october-1-as-alarm-sounds-over-fast-tracked-policy-222436557.html\" data-ylk=\"slk:here;cpos:16;pos:1;elm:context_link;itc:0;sec:content-canvas;outcm:mb_qualified_link;_E:mb_qualified_link;ct:story;\" class=\"link  yahoo-link\" rel=\"nofollow noopener\" target=\"_blank\">here<\/a>.<\/p>\n<p class=\"yf-1090901\">Wallace said her clients have been very conscious of the looming date.<\/p>\n<p class=\"yf-1090901\">Three in a single day recently told her they wanted to expedite their purchase before the scheme was expanded.<\/p>\n<p class=\"yf-1090901\">Wallace said this signalled how many people don&#8217;t want to be competing with the expected influx of first-home buyers.<\/p>\n<p class=\"yf-1090901\">When you combine those two aspects with limited supply, Wallace said it&#8217;s no surprise properties are being sold for well above expectations.<\/p>\n<p class=\"yf-1090901\">One buyer recently attended an auction in Melbourne&#8217;s Narre Warren where the home went for $145,000 over the quoted range.<\/p>\n<p class=\"yf-1090901\">&#8220;Yeah we&#8217;re never going to buy a home, are we?&#8221; she wrote on social media.<\/p>\n<p class=\"yf-1090901\">Many people had similar feelings about their prospects of ever owning a home.<\/p>\n<p class=\"yf-1090901\">&#8220;I don&#8217;t even want to buy anymore.. saving my money for yearly holidays instead,&#8221; another noted.<\/p>\n<p class=\"yf-1090901\">&#8220;This was us for nine months. Constantly losing. Bids constantly going $150,000-200,000 over asking. It\u2019s SO mentally exhausting,&#8221; said another buyer.<\/p>\n<p class=\"yf-1090901\">Wallace told Yahoo Finance that it was understandable to feel a sense of dread, but she said sales can take time and urged buyers to be patient.<\/p>\n<p class=\"yf-1090901\">&#8220;It&#8217;s very deflating, particularly the first auction. The first one&#8217;s always the worst one for low buyers, sort of like their first heartbreak,&#8221; she said.<\/p>\n<p class=\"yf-1090901\">&#8220;Persistence is a numbers game.
