THE desirability of this spacious detached house at 7 Clanwilliam Square, Golf Links Road, Castletroy, in Limerick has a lot to do with its exclusivity.<\/p>\n

\u201cIt\u2019s in a peaceful cul-de-sac of just seven houses \u2014 very few developments in the city are this small and exclusive,\u2019\u2019 observes Brenda Mulcahy of Sherry FitzGerald Limerick, who is quoting a guide price of \u20ac895,000 for the 2015-built, A3-rated property.<\/p>\n

All seven houses in the development feature Georgian-style elegance with tall, multiple-paned windows and a flat-roofed porch with period-style moulding.<\/p>\n

The owners, who purchased the home as a new build in 2015, gave it a high-end finish to match its elegant exterior.<\/p>\n

\u201cOur aim was to give it a modern and classic look \u2014 the bedrooms and the lounge each have a feature wall, and each of the bedrooms has a theme,\u2019\u2019 reveals the owner, adding they also put a lot of effort into landscaping the garden and turning it into a space for both entertaining and relaxing.<\/p>\n

Describing it as \u201ca magnificent double-fronted detached home with a luxurious standard of finish,\u2019\u2019 Ms Mulcahy explains that its A3 energy rating comes from double glazing and an air-to-water heat pump.<\/p>\n

The main living space in the 191 sq m house is a long kitchen\/dining\/living room that runs the full length of the rear. Bright, modern and stylish, it has light cream units topped with flecked granite countertops and a large pale-blue island.\u00a0<\/p>\n

Here the owners have created a feature wall using a striking shade of deep orange.<\/p>\n

At the front of the house are two timber-floored reception rooms \u2014 each with two tall windows \u2014 including one that connects to the kitchen by sliding doors and has a fireplace with a stove. Fern-covered wallpaper on the feature wall gives the room a botanical theme.<\/p>\n

To the rear is a private, professionally landscaped garden with a patio, a lawned area and mature trees. \u201cWe added a circular water feature for a Zen effect and a semi-circular patio finished in Donegal Quartzite,\u201d reveals the owner.<\/p>\n

Ms Mulcahy says the property is desirable not only for its high-end finish but also for its location.<\/p>\n

\u201cIt\u2019s within striking distance of every amenity necessary for modern living, including excellent schools, sporting amenities, shopping, restaurants and transport links like the M7 motorway.\u201d\u00a0<\/p>\n

This is only the second resale of a Clanwilliam Square property \u2014 No 3, which sold in 2022 for \u20ac795,000, was the first. The Property Price Register shows a very significant increase in value for the properties since 2015 \u2014 No 3 originally sold for \u20ac440,000 and No 7 for \u20ac316,255.<\/p>\n

Evidence of the desirability of properties in the Golf Links Road area can be seen from the fact that No 4 Clanwilliam, a nearby house of similar design but larger, sold for \u20ac1.3m in 2022 \u2014 one of the highest-priced sales in Castletroy in recent years.<\/p>\n
