{"id":259907,"date":"2025-12-31T14:05:13","date_gmt":"2025-12-31T14:05:13","guid":{"rendered":"https:\/\/www.europesays.com\/ie\/259907\/"},"modified":"2025-12-31T14:05:13","modified_gmt":"2025-12-31T14:05:13","slug":"second-hand-home-prices-rise-6-8-in-2025","status":"publish","type":"post","link":"https:\/\/www.europesays.com\/ie\/259907\/","title":{"rendered":"Second-hand home prices rise 6.8% in 2025"},"content":{"rendered":"<p>The average value of second-hand homes nationwide increased by 6.8% this year, new figures from estate agent Sherry Fitzgerald show today.<\/p>\n<p>While this represents a moderation from the 7.2% growth recorded in 2024, price inflation remains resilient, the estate agent said.<\/p>\n<p>Today&#8217;s figures show that prices outside of Dublin increased by an average of 8%, with particularly strong growth recorded in the Border and South-East regions, where values rose by 11.1% and 9.4% respectively.<\/p>\n<p>Dublin residential values rose by 5.8% over the year, compared with annual growth of 7.1% in 2024.<\/p>\n<p>The figures also reveal that during the first nine months of 2025, about 35,100 housing transactions were completed, a 3.4% increase compared with the same time in 2024.<\/p>\n<p>Sherry Fitzgerald said this growth was driven mainly by new home sales, which rose by 19.3%, and equated to an additional 1,271 transactions year-on-year.<\/p>\n<p>In contrast, second-hand home sales remained broadly stable, with 27,256 transactions recorded, a marginal decline of 0.4% compared with 2024.<\/p>\n<p>Meanwhile investor participation in the residential market continued to decline during the year and investors accounted for just 8% of Sherry FitzGerald&#8217;s second-hand home sales in 2025, the lowest proportion recorded since 2011.<\/p>\n<p>It also noted that investor exits remain a significant feature of the market, with 30% of vendors selling being investors.<\/p>\n<p>Marian Finnegan, the CEO of Sherry FitzGerald, said the continued price growth recorded in 2025 highlights the persistent imbalance between housing supply and demand.<\/p>\n<p>&#8220;The notably stronger growth outside Dublin reinforces the need for the delivery of homes across all tenures and in all regions of the country,&#8221; she said.<\/p>\n<p>She also said that planned changes to the rental system from March next year have once again resulted in unintended consequences.<\/p>\n<p>&#8220;While the reforms provide greater clarity for tenants and larger landlords, many smaller landlords are exiting the market at pace, further exacerbating the supply shortage within the rental sector,&#8221; she stated.<\/p>\n<p>&#8220;2025 has seen meaningful progress by Government to improve housing delivery, particularly through the publication of new housing and infrastructure plans,&#8221; the Sherry FitzGerald CEO said.<\/p>\n<p>&#8220;Nevertheless, the housing emergency persists, and 2026 will be a critical year in assessing the effectiveness of recent legislative and policy reforms,&#8221; she added.<\/p>\n","protected":false},"excerpt":{"rendered":"The average value of second-hand homes nationwide increased by 6.8% this year, new figures from estate agent Sherry&hellip;\n","protected":false},"author":2,"featured_media":259908,"comment_status":"","ping_status":"","sticky":false,"template":"","format":"standard","meta":{"footnotes":""},"categories":[174],"tags":[79,179,18,19,17],"class_list":{"0":"post-259907","1":"post","2":"type-post","3":"status-publish","4":"format-standard","5":"has-post-thumbnail","7":"category-economy","8":"tag-business","9":"tag-economy","10":"tag-eire","11":"tag-ie","12":"tag-ireland"},"share_on_mastodon":{"url":"https:\/\/pubeurope.com\/@ie\/115814565352270719","error":""},"_links":{"self":[{"href":"https:\/\/www.europesays.com\/ie\/wp-json\/wp\/v2\/posts\/259907","targetHints":{"allow":["GET"]}}],"collection":[{"href":"https:\/\/www.europesays.com\/ie\/wp-json\/wp\/v2\/posts"}],"about":[{"href":"https:\/\/www.europesays.com\/ie\/wp-json\/wp\/v2\/types\/post"}],"author":[{"embeddable":true,"href":"https:\/\/www.europesays.com\/ie\/wp-json\/wp\/v2\/users\/2"}],"replies":[{"embeddable":true,"href":"https:\/\/www.europesays.com\/ie\/wp-json\/wp\/v2\/comments?post=259907"}],"version-history":[{"count":0,"href":"https:\/\/www.europesays.com\/ie\/wp-json\/wp\/v2\/posts\/259907\/revisions"}],"wp:featuredmedia":[{"embeddable":true,"href":"https:\/\/www.europesays.com\/ie\/wp-json\/wp\/v2\/media\/259908"}],"wp:attachment":[{"href":"https:\/\/www.europesays.com\/ie\/wp-json\/wp\/v2\/media?parent=259907"}],"wp:term":[{"taxonomy":"category","embeddable":true,"href":"https:\/\/www.europesays.com\/ie\/wp-json\/wp\/v2\/categories?post=259907"},{"taxonomy":"post_tag","embeddable":true,"href":"https:\/\/www.europesays.com\/ie\/wp-json\/wp\/v2\/tags?post=259907"}],"curies":[{"name":"wp","href":"https:\/\/api.w.org\/{rel}","templated":true}]}}
