{"id":39607,"date":"2025-09-02T22:53:08","date_gmt":"2025-09-02T22:53:08","guid":{"rendered":"https:\/\/www.europesays.com\/ie\/39607\/"},"modified":"2025-09-02T22:53:08","modified_gmt":"2025-09-02T22:53:08","slug":"hines-gets-green-light-for-1131-apartments-at-drumcondra-site-the-irish-times","status":"publish","type":"post","link":"https:\/\/www.europesays.com\/ie\/39607\/","title":{"rendered":"Hines gets green light for 1,131 apartments at Drumcondra site \u2013 The Irish Times"},"content":{"rendered":"<p class=\"c-paragraph paywall \">Property giant <a href=\"https:\/\/www.irishtimes.com\/tags\/hines\/\" target=\"_blank\" rel=\"nofollow noopener\" title=\"https:\/\/www.irishtimes.com\/tags\/hines\/\">Hines <\/a>has been granted planning permission by <a href=\"https:\/\/www.irishtimes.com\/tags\/dublin-city-council\/\" target=\"_self\" rel=\"nofollow noopener\" title=\"https:\/\/www.irishtimes.com\/tags\/dublin-city-council\/\">Dublin City Council<\/a> to build a \u20ac646 million <a href=\"https:\/\/www.irishtimes.com\/tags\/apartment\/\" target=\"_self\" rel=\"nofollow noopener\" title=\"https:\/\/www.irishtimes.com\/tags\/apartment\/\">apartment <\/a>complex on the grounds of the former Holy Cross College in <a href=\"https:\/\/www.irishtimes.com\/tags\/drumcondra\/\" target=\"_self\" rel=\"nofollow noopener\" title=\"https:\/\/www.irishtimes.com\/tags\/drumcondra\/\">Drumcondra<\/a>.<\/p>\n<p class=\"c-paragraph paywall \">The Council has given the green light to Hines partner fund, CWTC Multi-Family ICAV, to construct a 1,131-unit scheme that includes a 13-storey apartment block for the site at Holy Cross College on Clonliffe Rd in Drumcondra.<\/p>\n<p class=\"c-paragraph paywall \">The planning permission comes four years after Hines originally lodged plans for 1,614 apartments under the Strategic Housing Development (SHD) framework to <a href=\"https:\/\/www.irishtimes.com\/tags\/an-bord-pleanala\/\" target=\"_self\" rel=\"nofollow noopener\" title=\"https:\/\/www.irishtimes.com\/tags\/an-bord-pleanala\/\">An Bord Plean\u00e1la<\/a>.<\/p>\n<p class=\"c-paragraph paywall \">The planning appeals board granted planning permission for the development \u2013 which at that time included an 18-storey tower \u2013 but it was quashed by the High Court after a challenge brought by Foxrock resident, Fionnuala Sherwin.<\/p>\n<p class=\"c-paragraph paywall \">In response to a revised plan, the council planning report strongly endorsed the scheme, recommending that planning permission be granted.<\/p>\n<p class=\"c-paragraph paywall \">\u201cThe site provides a significant opportunity to provide high quality residential development at a sustainable density within walking distance of a key urban village in the city and the Planning Authority fully supports the residential development of this site,\u201d it said.<\/p>\n<p class=\"c-paragraph paywall \">In its 53-page report, the council said \u201cthe proposed development would unlikely result in an unacceptable negative impact on the amenities of the surrounding area\u201d.<\/p>\n<p class=\"c-paragraph paywall \">Underlining the scale of the scheme, the developer has been ordered to pay a planning development contribution of \u20ac8.39 million to the council towards the cost of public infrastructure.<\/p>\n<p class=\"c-paragraph paywall \">As part of its application, Hines put an indicative price tag of \u20ac64.57 million on 113 apartments and studios it plans to sell for social housing to Dublin City Council.
