{"id":461927,"date":"2026-04-30T19:08:13","date_gmt":"2026-04-30T19:08:13","guid":{"rendered":"https:\/\/www.europesays.com\/ie\/461927\/"},"modified":"2026-04-30T19:08:13","modified_gmt":"2026-04-30T19:08:13","slug":"plans-lodged-for-hotel-and-student-beds-at-phibsborough-shopping-centre-the-irish-times","status":"publish","type":"post","link":"https:\/\/www.europesays.com\/ie\/461927\/","title":{"rendered":"Plans lodged for hotel and student beds at Phibsborough Shopping Centre \u2013 The Irish Times"},"content":{"rendered":"<p class=\"c-paragraph paywall \">Plans have been lodged for the refurbishment, extension and change of use of <a href=\"https:\/\/www.irishtimes.com\/tags\/phibsborough\/\" target=\"_blank\" rel=\"noreferrer nofollow noopener\" title=\"https:\/\/www.irishtimes.com\/tags\/phibsborough\/\">Phibsborough<\/a> Tower to provide a nine-storey 150-bedroom hotel.<\/p>\n<p class=\"c-paragraph paywall \">The application for a six-year planning permission by Stormborn Capital Acquisition Three Limited also includes a five- to nine-storey purpose-built student accommodation scheme providing 411 bedspaces.<\/p>\n<p class=\"c-paragraph paywall \">The overall scheme comprises a mixed-use regeneration at Phibsborough Shopping Centre, and no\u2019s 345-349 North Circular Road, Dublin 7, and adjacent lands.<\/p>\n<p class=\"c-paragraph paywall \">Stormborn is part of the Dublin-based property group Twinlite that purchased the Phibsboro Shopping Centre last September.<\/p>\n<p class=\"c-paragraph paywall \">The development would comprise three blocks with the third involving a four-storey, mixed-use building incorporating residential and retail\/restaurant uses.<\/p>\n<p class=\"c-paragraph b-it-article-body__interstitial-link\">[\u00a0<a aria-label=\"Open related story\" class=\"c-link\" href=\"https:\/\/www.irishtimes.com\/ireland\/dublin\/2023\/10\/17\/phibsborough-shopping-centre-co-living-plans-collapse\/\" rel=\"noreferrer nofollow noopener\" target=\"_blank\">Phibsborough shopping centre co-living plans collapseOpens in new window<\/a>\u00a0]<\/p>\n<p class=\"c-paragraph paywall \">A cover letter lodged by JSA Planning \u2013 formerly John Spain &amp; Associates \u2013 states that \u201ca key component of the proposal is the delivery of a significant public realm strategy, including a new civic plaza and pedestrian route linking Phibsborough Road and North Circular Road, which will also serve as a primary arrival space for the soon to be redeveloped Dalymount Park\u201d.<\/p>\n<p class=\"c-paragraph paywall \">The JSA Planning cover letter states that \u201cthe development would deliver new homes, purpose-built student accommodation (PBSA) and a hotel, contributing to housing supply and economic activity, while reinforcing Phibsborough\u2019s role as a vibrant Key Urban Village\u201d.<\/p>\n<p><img decoding=\"async\" data-chromatic=\"ignore\" alt=\"The proposal comprises a mixed-use regeneration at Phibsborough Shopping Centre and numbers 345-349 North Circular Road, and immediately adjacent lands.
