{"id":480691,"date":"2026-05-12T10:24:19","date_gmt":"2026-05-12T10:24:19","guid":{"rendered":"https:\/\/www.europesays.com\/ie\/480691\/"},"modified":"2026-05-12T10:24:19","modified_gmt":"2026-05-12T10:24:19","slug":"plans-announced-to-demolish-landmark-south-belfast-hotel-and-pub-for-student-accommodation-the-irish-news","status":"publish","type":"post","link":"https:\/\/www.europesays.com\/ie\/480691\/","title":{"rendered":"Plans announced to demolish landmark south Belfast hotel and pub for student accommodation \u2013 The Irish News"},"content":{"rendered":"<p class=\"c-paragraph\">One of Belfast\u2019s best known pubs The Botanic Inn and the neighbouring Wellington Park Hotel could soon be demolished to make way for <a href=\"https:\/\/www.irishnews.com\/tags\/student-accommodation\/\" target=\"_blank\" rel=\"noreferrer nofollow noopener\" title=\"https:\/\/www.irishnews.com\/tags\/student-accommodation\/\">student accommodation<\/a> under plans by its current owner.<\/p>\n<p class=\"c-paragraph\">The Mooney family has announced a partnership with the Hillsborough-based construction group Graham to repurpose the Malone Road site into 561 residential units for students.<\/p>\n<p class=\"c-paragraph\">The proposal involves the removal of the existing buildings on the site, including the landmark hotel, which opened in 1955.<\/p>\n<p class=\"c-paragraph\">Known locally as the \u2018Welly Park\u2019, the hotel, which was bombed seven times during the Troubles, was recently rebranded as InnBelfast.<\/p>\n<p><a class=\"c-link\" href=\"https:\/\/www.irishnews.com\/news\/business\/live-autumn-budget-2024-S2YSBNNOQZBJLFMAAHVSHUBUUA\/\" aria-hidden=\"true\" tabindex=\"-1\" rel=\"nofollow noopener\" target=\"_blank\"><img decoding=\"async\" data-chromatic=\"ignore\" alt=\"Live: Autumn Budget 2024\" class=\"c-image\" loading=\"lazy\" src=\"https:\/\/www.europesays.com\/ie\/wp-content\/uploads\/2026\/05\/OGWGZFKFDFGD5JWH7BB3IMK7FM.png\"  width=\"800\" height=\"450\"\/><\/a><a class=\"c-link\" href=\"https:\/\/www.irishnews.com\/news\/business\/plans-revealed-to-demolish-landmark-south-belfast-hotel-and-pub-for-student-accommodation-OY6F3J4QWNCL5DGTVREZZ5QLJQ\/\" aria-hidden=\"true\" tabindex=\"-1\" rel=\"nofollow noopener\" target=\"_blank\"><img decoding=\"async\" data-chromatic=\"ignore\" alt=\"Plans announced to demolish landmark south Belfast hotel and pub for student accommodation\" class=\"c-image\" loading=\"lazy\" src=\"https:\/\/www.europesays.com\/ie\/wp-content\/uploads\/2026\/05\/IJN5H6N6GZDH5NMURN2BWIGCII.jpg\"  width=\"800\" height=\"450\"\/><\/a><\/p>\n<p class=\"c-paragraph\">Subject to <a href=\"https:\/\/www.irishnews.com\/tags\/planning\/\" target=\"_blank\" rel=\"noreferrer nofollow noopener\" title=\"https:\/\/www.irishnews.com\/tags\/planning\/\">planning<\/a> approval, the Mooney family\u2019s landmark student pub \u2018The Bot\u2019, will also make way.<\/p>\n<p><img decoding=\"async\" data-chromatic=\"ignore\" alt=\"The Mooney family brought The Botanic Inn (aka 'The Bot) back into its group portfolio in 2016.\" class=\"c-image\" loading=\"lazy\" src=\"https:\/\/www.europesays.com\/ie\/wp-content\/uploads\/2026\/05\/CEBQ2LNZZBJZXKUTZDJWKLAOEY.jpg\"  width=\"800\" height=\"459\"\/>The Botanic Inn on Belfast&#8217;s Malone Road. <\/p>\n<p class=\"c-paragraph\">A statement issued on behalf of the family said the nature of <a href=\"https:\/\/www.irishnews.com\/tags\/hospitality\/\" target=\"_blank\" rel=\"noreferrer nofollow noopener\" title=\"https:\/\/www.irishnews.com\/tags\/hospitality\/\">hospitality<\/a> in south Belfast had changed, but said The Botanic Inn would \u201ccontinue to exist as part of the wider redevelopment\u201d.<\/p>\n<p class=\"c-paragraph\">However, it\u2019s unlikely that a licensed premises could feature as part of a student accommodation planning proposal.<\/p>\n<p class=\"c-paragraph\">The statement added: \u201cThe Bot is set to be re imagined and modernised with vibrant amenity and recreation space to reflect changing social habits.\u201d<\/p>\n<p class=\"c-paragraph\">A proposal of application notice (PAN) has been submitted by Graham Investment Projects (GIP), effectively the Co Down group\u2019s development and investment arm.<\/p>\n<p class=\"c-paragraph\">It offers design, construction and finance, which Graham states makes them \u201ca highly-appealing counterparty to investors\u201d.<\/p>\n<p><img decoding=\"async\" data-chromatic=\"ignore\" alt=\"The Wellington Park Hotel on Belfast's Malone Road. PICTURE: MAL McCANN <\/p>\n<p class=\"c-paragraph\">The Co Down group has also confirmed it plans to bring in the UK\u2019s largest independent student accommodation provider to run it. <\/p>\n<p class=\"c-paragraph\">It would represent \u2018Homes for Students\u2019 first venture in Northern Ireland.<\/p>\n<p class=\"c-paragraph\">Questions have been raised over the future demand for student accommodation in Belfast<a href=\"https:\/\/www.irishnews.com\/news\/business\/is-the-student-accommodation-building-bubble-about-to-burst-in-belfast-MWIF7OIWYVAXJKGBPX6P5BVX4M\/\" target=\"_blank\" rel=\"noreferrer nofollow noopener\" title=\"https:\/\/www.irishnews.com\/news\/business\/is-the-student-accommodation-building-bubble-about-to-burst-in-belfast-MWIF7OIWYVAXJKGBPX6P5BVX4M\/\"> following a development surge in the past five years<\/a> that has introduced more than 4,000 new units into the market.<\/p>\n<p class=\"c-paragraph\">Planning approval has been granted for another 4,000 units across various sites in the city, with a further 3,000 proposed.<\/p>\n<p class=\"c-paragraph\"><a href=\"https:\/\/www.irishnews.com\/news\/business\/is-the-student-accommodation-building-bubble-about-to-burst-in-belfast-MWIF7OIWYVAXJKGBPX6P5BVX4M\/\" target=\"_blank\" rel=\"noreferrer nofollow noopener\" title=\"https:\/\/www.irishnews.com\/news\/business\/is-the-student-accommodation-building-bubble-about-to-burst-in-belfast-MWIF7OIWYVAXJKGBPX6P5BVX4M\/\">Ulster University told The Irish News last year<\/a> that there was already enough student accommodation beds in place in the city to meet its current and future needs.<\/p>\n<p class=\"c-paragraph\">Queen\u2019s University, which develops its own student housing, has its own pipeline of projects.<\/p>\n<p class=\"c-paragraph\">But the proximity of the Wellington Park site to Queen\u2019s University could make it an attractive proposition for some students.<\/p>\n<p class=\"c-paragraph\">Graham, which has a strong track record in the sector, is already on site at two Belfast student living schemes due to open later this year, including a 459-unit tower for Queen\u2019s on Dublin Road and 724-unit private venture close to Ulster University. <\/p>\n<p class=\"c-paragraph\">The developer has also argued that the Malone Road scheme could potentially free up dozens of homes in south Belfast traditionally leased to students.<\/p>\n<p class=\"c-paragraph\">Commenting on the plans to raze the hotel and pub, Felix Mooney said the nature of the hospitality trade had changed, with a greater emphasis on visitors to the city centre.<\/p>\n<p class=\"c-paragraph\">The company has faced a number of difficult years since the Covid-19 pandemic, a period which saw it both enter and successfully exit insolvency proceedings.<\/p>\n<p class=\"c-paragraph\">\u201cWe are immensely proud of what the Wellington Park Hotel has achieved over the past 75 years and are deeply grateful to our employees, customers, partners, and the community for their unwavering support,\u201d said Mr Mooney.<\/p>\n<p
