{"id":481395,"date":"2026-05-12T20:06:10","date_gmt":"2026-05-12T20:06:10","guid":{"rendered":"https:\/\/www.europesays.com\/ie\/481395\/"},"modified":"2026-05-12T20:06:10","modified_gmt":"2026-05-12T20:06:10","slug":"objection-puts-brakes-on-plan-for-562-apartments-on-former-jesuit-site-in-milltown-the-irish-times","status":"publish","type":"post","link":"https:\/\/www.europesays.com\/ie\/481395\/","title":{"rendered":"Objection puts brakes on plan for 562 apartments on former Jesuit site in Milltown \u2013 The Irish Times"},"content":{"rendered":"<p class=\"c-paragraph paywall \">Plans for a \u20ac356 million apartment scheme proposed for former <a href=\"https:\/\/www.irishtimes.com\/tags\/jesuit\/\" target=\"_self\" rel=\"nofollow noopener\" title=\"https:\/\/www.irishtimes.com\/tags\/jesuit\/\">Jesuit<\/a> lands at the corner of Sandford Rd and <a href=\"https:\/\/www.irishtimes.com\/tags\/milltown\/\" target=\"_self\" rel=\"nofollow noopener\" title=\"https:\/\/www.irishtimes.com\/tags\/milltown\/\">Milltown <\/a>Rd, Dublin 6 have been stalled.<\/p>\n<p class=\"c-paragraph paywall \">Dublin City Council granted planning permission to <a href=\"https:\/\/www.irishtimes.com\/tags\/ardstone-homes\/\" target=\"_self\" rel=\"nofollow noopener\" title=\"https:\/\/www.irishtimes.com\/tags\/ardstone-homes\/\">Ardstone <\/a>subsidiary, Sandford Living Ltd last month for 562 <a href=\"https:\/\/www.irishtimes.com\/tags\/apartment\/\" target=\"_self\" rel=\"nofollow noopener\" title=\"https:\/\/www.irishtimes.com\/tags\/apartment\/\">apartments <\/a>on the site comprising 267 two-bed units, 176 one-bed units, 43 three-bed unit and 70 studios across seven blocks. <\/p>\n<p class=\"c-paragraph paywall \">As part of its Part V social housing requirements, Sandford Living is proposing to sell 56 of the apartments to the city council for social housing and has put a price tag of \u20ac1.03 million on the largest three-bedroom apartment.<\/p>\n<p class=\"c-paragraph paywall \">However, <a href=\"https:\/\/www.irishtimes.com\/tags\/an-coimisiun-pleanala\/\" target=\"_self\" rel=\"nofollow noopener\" title=\"https:\/\/www.irishtimes.com\/tags\/an-coimisiun-pleanala\/\">An Coimisi\u00fan Plean\u00e1la<\/a> has confirmed that a third party appeal has been lodged against the grant of permission by Cherryfield Avenue Residents\u2019 Association,<\/p>\n<p class=\"c-paragraph paywall \">This is Sandford Living Ltd\u2019s third application for the site.  The previous two applications have been subject to High Court judicial reviews.<\/p>\n<p class=\"c-paragraph paywall \">Advancing the case for the new scheme, planning consultants Thornton O\u2019Connor (TOC) said the large scale residential development had been reduced from 636 in an earlier plan to 562 and a 10-storey apartment block had been reduced to eight storeys.<\/p>\n<p class=\"c-paragraph paywall \">The council last month granted planning permission for the scheme after concluding that the site will provide for a large number of homes \u201cin a highly sought after existing residential area which is located in an area within close proximity to employment, public transport and a range of services and facilities\u201d.<\/p>\n<p class=\"c-paragraph paywall \">In its objection to the scheme when the application was before the council, BPS Planning &amp; Development Consultants, for the Cherryfield Avenue Residents Association, contended that the scheme should be refused as the proposals \u201cwould have an overbearing. overshadowing and overlooking impact on adjoining properties on Cherryfield Avenue Lower and Upper\u201d.<\/p>\n<p class=\"c-paragraph paywall \">The objection also said permission should be refused as it would \u201cadversely impact on the amenity of the local area, the skylines enjoyed by adjoining properties and residential areas and adjoining residential properties\u201d.<\/p>\n<p class=\"c-paragraph paywall \">BPS Planning and Development Consultants also claimed that the scheme \u201cwould be significantly denser and heavier-scaled than anything ever granted in the immediate vicinity\u201d.<\/p>\n<p class=\"c-paragraph paywall \">The objection also contended that \u201cthe proposed development would be incongruous in terms of its design, height, bulk and form, would be out of character with this infill site, would constitute overdevelopment of the site and would have a detrimental impact to the residential amenities of adjacent properties, particularly those located to the west on Cherryfield Avenue Lower and Upper\u201d.<\/p>\n<p class=\"c-paragraph paywall \">A decision is due on the appeal later this year.<\/p>\n","protected":false},"excerpt":{"rendered":"Plans for a \u20ac356 million apartment scheme proposed for former Jesuit lands at the corner of Sandford Rd&hellip;\n","protected":false},"author":2,"featured_media":271532,"comment_status":"","ping_status":"","sticky":false,"template":"","format":"standard","meta":{"footnotes":""},"categories":[73],"tags":[7928,6294,210548,79,18,19,17,138267,210547],"class_list":{"0":"post-481395","1":"post","2":"type-post","3":"status-publish","4":"format-standard","5":"has-post-thumbnail","7":"category-business","8":"tag-an-coimisiun-pleanala","9":"tag-apartment","10":"tag-ardstone-homes","11":"tag-business","12":"tag-eire","13":"tag-ie","14":"tag-ireland","15":"tag-jesuit","16":"tag-milltown"},"share_on_mastodon":{"url":"https:\/\/pubeurope.com\/@ie\/116563410221085281","error":""},"_links":{"self":[{"href":"https:\/\/www.europesays.com\/ie\/wp-json\/wp\/v2\/posts\/481395","targetHints":{"allow":["GET"]}}],"collection":[{"href":"https:\/\/www.europesays.com\/ie\/wp-json\/wp\/v2\/posts"}],"about":[{"href":"https:\/\/www.europesays.com\/ie\/wp-json\/wp\/v2\/types\/post"}],"author":[{"embeddable":true,"href":"https:\/\/www.europesays.com\/ie\/wp-json\/wp\/v2\/users\/2"}],"replies":[{"embeddable":true,"href":"https:\/\/www.europesays.com\/ie\/wp-json\/wp\/v2\/comments?post=481395"}],"version-history":[{"count":0,"href":"https:\/\/www.europesays.com\/ie\/wp-json\/wp\/v2\/posts\/481395\/revisions"}],"wp:featuredmedia":[{"embeddable":true,"href":"https:\/\/www.europesays.com\/ie\/wp-json\/wp\/v2\/media\/271532"}],"wp:attachment":[{"href":"https:\/\/www.europesays.com\/ie\/wp-json\/wp\/v2\/media?parent=481395"}],"wp:term":[{"taxonomy":"category","embeddable":true,"href":"https:\/\/www.europesays.com\/ie\/wp-json\/wp\/v2\/categories?post=481395"},{"taxonomy":"post_tag","embeddable":true,"href":"https:\/\/www.europesays.com\/ie\/wp-json\/wp\/v2\/tags?post=481395"}],"curies":[{"name":"wp","href":"https:\/\/api.w.org\/{rel}","templated":true}]}}
