residential development in a large Cork city suburb.<\/p>\n<p class=\"contextmenu Body Body\">The application, lodged last week by MOS Homes Limited, is seeking to build a large scale residential development (LRD) on a 13.5-hectare agricultural site at Carriganarra in Ballincollig.<\/p>\n<p class=\"contextmenu Body Body\">The subject lands are situated immediately south of the existing Heathfield residential development, of which the most recent phase is under construction and nearing completion.<\/p>\n<p class=\"contextmenu Body Body\">The proposed development will see the demolition of existing agricultural buildings for the construction of 300 residential units, consisting of 128 houses, 172 apartment\/duplex units, and a two-storey 100-space creche facility.<\/p>\n<p class=\"contextmenu Body Body\">The 128 houses will include 42 four-bedroom detached and semi-detached homes, as well as 84 three-bedroom semi-detached townhouses.<\/p>\n<p class=\"contextmenu caption\">Restoration of farm building<\/p>\n<p class=\"contextmenu Body Body\">The plans also provide for the restoration of an existing vernacular farm building on site, which will accommodate two two-bedroom semi-detached units.<\/p>\n<p class=\"contextmenu Body Body\">The 172 apartment\/duplex units will include 18 three-bedroom units, 109 two-bedroom units and 45 one-bedroom units, to be provided in 20 apartment\/duplex buildings, ranging in height from three to four storeys over basement level.<\/p>\n<p class=\"contextmenu Body Body\">Vehicular access to the proposed development will be provided via the existing junction from the Killumney Road, which also serves the Heathfield development and existing sections of the Maglin Sustainable Access Corridor (SAC).\u00a0<\/p>\n<p class=\"contextmenu Body Body\">The plans will further provide for the extension of the Maglin SAC and for the provision of four pedestrian and cycle connections to the Heathfield estate.<\/p>\n<p class=\"contextmenu Body Body\">Other ancillary site works include the raising of existing ground levels on site, the provision of bicycle parking and bin storage facilities to serve the proposed apartment\/duplex and creche buildings, the delivery of active travel infrastructure, landscaping, and servicing proposals, including a temporary pumping station.<\/p>\n<p class=\"contextmenu Body Body\">The proposed development additionally provides for a clear-span bridge crossing of the Maglin River to the south of the site.<\/p>\n<p class=\"contextmenu Body Body\">Cork City Council is due
