{"id":521789,"date":"2026-06-06T13:54:18","date_gmt":"2026-06-06T13:54:18","guid":{"rendered":"https:\/\/www.europesays.com\/ie\/521789\/"},"modified":"2026-06-06T13:54:18","modified_gmt":"2026-06-06T13:54:18","slug":"ballymore-granted-permission-to-build-159-homes-at-former-bray-golf-club-the-irish-times","status":"publish","type":"post","link":"https:\/\/www.europesays.com\/ie\/521789\/","title":{"rendered":"Ballymore granted permission to build 159 homes at former Bray golf club \u2013 The Irish Times"},"content":{"rendered":"<p class=\"c-paragraph paywall \"><a href=\"https:\/\/www.irishtimes.com\/business\/\" target=\"_blank\" rel=\"noreferrer nofollow noopener\" title=\"https:\/\/www.irishtimes.com\/business\/\">An Coimisi\u00fan Plean\u00e1la <\/a>has granted permission to a subsidiary of Ballymore Properties to build 159 residential units on the site of the old Bray golf club, following the rejection of an appeal launched by local residents. <\/p>\n<p class=\"c-paragraph paywall \">The plans were objected to earlier this year in an appeal submitted by Conor McHugh, a resident of Bray who raised concerns <a href=\"https:\/\/www.irishtimes.com\/business\/\" target=\"_blank\" rel=\"noreferrer nofollow noopener\" title=\"https:\/\/www.irishtimes.com\/business\/\">regarding overdevelopment and overshadowing<\/a>. <\/p>\n<p class=\"c-paragraph paywall \">Permission was originally granted to <a href=\"https:\/\/www.irishtimes.com\/business\/\" target=\"_blank\" rel=\"noreferrer nofollow noopener\" title=\"https:\/\/www.irishtimes.com\/business\/\">Shankill Property Investments Ltd, a subsidiary of Ballymore Properties<\/a>, for the development in January of this year. Ballymore bought the 52.6 acre site just north of Bray town, where the golf club was formerly based, in 2019, after it had been placed on the market with a price tag of \u20ac27.5 million.<\/p>\n<p class=\"c-paragraph paywall \">In 2021, a prior request for planning permission at the site was rejected by reason of \u201cpoor design in terms of facade treatment and architectural expression\u201d. <\/p>\n<p class=\"c-paragraph paywall \">In his complaint, McHugh said, \u201cthe proposal is incongruous with the current scale and massing of the neighbourhood and represents extreme overdevelopment\u201d.<\/p>\n<p class=\"c-paragraph paywall \">He also expressed concerns over the fact that he and other residents had purchased <a href=\"https:\/\/www.irishtimes.com\/business\/\" target=\"_blank\" rel=\"noreferrer nofollow noopener\" title=\"https:\/\/www.irishtimes.com\/business\/\">their properties <\/a>with the expectation that the current site would not be developed to more than seven storeys high. <\/p>\n<p class=\"c-paragraph paywall \">In his appeal, McHugh additionally referred to the light-up sign in the apartment block as a \u201ccontextual blunder\u201d and said, \u201cthis is beautiful Bray, not Benidorm\u201d. The appeal concluded by describing the project as having been \u201cconceived without compassion for the neighbouring homeowners\u201d.<\/p>\n<p class=\"c-paragraph paywall \">In its inspector\u2019s report, the planning commission responded to the appellant\u2019s concerns by noting that Shankill Property Investments \u201cstrongly justified the scale and height of the proposed development through submission of comprehensive planning documentation\u201d.<\/p>\n<p><img decoding=\"async\" alt=\"\" class=\"c-image audio_image\" src=\"https:\/\/www.europesays.com\/ie\/wp-content\/uploads\/2026\/06\/1780754058_332_1754647931518-c07d65db-55b5-463e-ae51-976300c5837e.jpeg\"\/>David McRedmond: \u2018O\u2019Connell Street needs high density housing\u2019 <\/p>\n<p class=\"c-paragraph paywall \">The scheme will consist of two parallel linear blocks, enclosing a community park in the centre. Block A1 will be a staggered height, ranging from six to 10 storeys, and will accommodate 22 one-bed units, 26 two-bedroom apartments and 21 three-bed units. Block A2 is also tiered, ranging from seven to 11 storeys in height, and consisting of 26 one-bedroom units, 32 two-bedroom ones and 23 with three bedrooms. <\/p>\n<p class=\"c-paragraph paywall \">Surrounding the central park between the two blocks will be nine four-bed town houses, ranging from three to four storeys. The development will also include a communal gym, a cinema room, and a work\/lounge space. <\/p>\n<p class=\"c-paragraph paywall \">There is also set to be 171 car spaces.
