The AJ understands it would also be the practice\u2019s tallest UK scheme to date, rising, at 22 storey, two storeys higher than <a href=\"https:\/\/davidchipperfield.com\/projects\/colville-towers\" rel=\"nofollow noopener\" target=\"_blank\">Hoxton Press<\/a>, a pair of 16 and 20-storey residential towers in east London it completed in 2018.<\/p>\n<p>According to the <a href=\"https:\/\/133houndsditchconsultation.co.uk\/\" rel=\"nofollow noopener\" target=\"_blank\">public consultation website,<\/a> the Houndsditch scheme would flatten an existing six-storey 1991 block, which once housed the UK base for Deutsche Bank, on the site opposite<a href=\"https:\/\/www.architectsjournal.co.uk\/news\/can-of-ham-wins-green-light\" rel=\"nofollow noopener\" target=\"_blank\"> Foggo Associates\u2019 \u2018Can of Ham\u2019 building<\/a>.<\/p>\n<p>DCA said in consultation documents the tiered, three-part office building on the eastern edge of the City\u2019s skyscraper cluster would respond to its position by stepping down to the east. The massing, it claimed, is intended to improve daylight for nearby residents, create landscaped terraces and deliver a more generous public realm around the site.<\/p>\n<p>The scheme would retain 133 Houndsditch\u2019s existing basement and foundations in order to reduce embodied carbon compared with a complete demolition and rebuild, reducing construction impacts and whole-life carbon costs. The project team claims 40 per cent of materials will be reused.<\/p>\n<p>Other sustainability features include improvements to the public realm such as a \u2018green pedestrian and cycle corridor between Aldgate and Liverpool Street stations\u2019 around the site, and a planted garden at level one, accessed by an escalator.<\/p>\n<p>The development is proposed as an all-electric building in line with the City of London\u2019s evolving sustainability requirements.<\/p>\n<p>If completed, the practice says the project will deliver a \u2018state-of-the-art workplace\u2019 that is \u2018healthy, accessible and welcoming\u2019, with an active ground floor with commercial and retail uses and \u2018three distinct office typologies\u2019 above \u2013 potentially allowing for multiple occupiers instead of the current single-occupier design.<\/p>\n<p>A separate environmental scoping opinion submitted to the City of London alongside the public consultation indicates the development could provide around 46,000m\u00b2 of Grade A office accommodation alongside approximately 1,220m\u00b2 of retail, community and amenity space.<\/p>\n<p class=\"isSelectedEnd\">The existing six-storey building was designed by GMW Architects 35 years ago as Deutsche Bank\u2019s London headquarters before the German bank relocated to a <a href=\"https:\/\/www.architectsjournal.co.uk\/specification\/over-the-top-wilkinsoneyres-tube-station-spanning-bank-hq\" rel=\"nofollow noopener\" target=\"_blank\">WilkinsonEyre-designed<\/a> office at 21 Moorfields.<\/p>\n<p class=\"isSelectedEnd\">DCA said in consultation documents that the existing building is \u2018outdated\u2019 and had \u2018reached the end of its commercial life, limiting its efficiency and detracting from the local area\u2019.<\/p>\n<p class=\"isSelectedEnd\">The consultation comes after initial plans were unveiled in April.
