The scheme for developer Railpen was approved by the City of London on 17 July and will transform 12 Smithfield, retaining and extending an existing 2000s office block.<\/p>\n
Consented plans for the large triangular site will partially retain the existing part four and five-storey structure, alongside a new fa\u00e7ade, roof terraces and ground-floor retail and caf\u00e9 space plus landscaping improvements.<\/p>\n
The scheme will provide around 11,335m\u00b2 of office uses with 1,860m\u00b2 of office floorspace on each floor, around 873m\u00b2 of terraces and roof garden, and 1,059m\u00b2 of retail and amenity space in a five-storey block.<\/p>\n
Henley Halebrown is targeting BREEAM Outstanding, WELL Core Platinum, NABERS UK 5 Star, EPC A and net zero carbon in operation.<\/p>\n
Railpen said the project would reposition the building through the reuse of its existing structure rather than wholesale redevelopment.<\/p>\n
Henley Halebrown said at consultation that parts of the existing building such as the fa\u00e7ade were at the end of their life while the building as a whole is an \u2018outdated and inefficient office building operating with little architectural merit\u2019.<\/p>\n
The scheme forms part of the wider regeneration of Smithfield, which includes the London Museum designed by Stanton Williams and Asif Khan \u2013\u00a0 a part of which is due to open<\/a> later this year.<\/p>\n
