{"id":612995,"date":"2026-07-31T07:07:22","date_gmt":"2026-07-31T07:07:22","guid":{"rendered":"https:\/\/www.europesays.com\/ie\/612995\/"},"modified":"2026-07-31T07:07:22","modified_gmt":"2026-07-31T07:07:22","slug":"metrolink-spends-e2m-per-home-on-dartmouth-square-houses-the-irish-times","status":"publish","type":"post","link":"https:\/\/www.europesays.com\/ie\/612995\/","title":{"rendered":"MetroLink spends \u20ac2m per home on Dartmouth Square houses \u2013 The Irish Times"},"content":{"rendered":"<p class=\"c-paragraph paywall \">Transport Infrastructure Ireland (TII) has spent more than \u20ac9 million to acquire four homes beside a contentious <a href=\"https:\/\/www.irishtimes.com\/tags\/metrolink\/\" target=\"_self\" rel=\"nofollow noopener\" title=\"https:\/\/www.irishtimes.com\/tags\/metrolink\/\">MetroLink<\/a> station site in south Dublin.<\/p>\n<p class=\"c-paragraph paywall \">A number of homeowners on Dartmouth Square West near Ranelagh last year <a href=\"https:\/\/www.irishtimes.com\/crime-law\/courts\/2025\/12\/08\/permission-granted-for-metrolink-judicial-review-in-advance-of-proposed-mediation\/\" target=\"_self\" rel=\"nofollow noopener\" title=\"https:\/\/www.irishtimes.com\/crime-law\/courts\/2025\/12\/08\/permission-granted-for-metrolink-judicial-review-in-advance-of-proposed-mediation\/\">sought to bring a judicial review<\/a> against the rail project, but <a href=\"https:\/\/www.irishtimes.com\/ireland\/dublin\/2026\/01\/24\/metrolink-buying-dartmouth-square-houses-in-ranelagh-to-cost-more-than-30-million\/\" target=\"_self\" rel=\"nofollow noopener\" title=\"https:\/\/www.irishtimes.com\/ireland\/dublin\/2026\/01\/24\/metrolink-buying-dartmouth-square-houses-in-ranelagh-to-cost-more-than-30-million\/\">dropped the challenge after TII<\/a> agreed to buy the properties backing on to the Charlemont MetroLink station.<\/p>\n<p class=\"c-paragraph paywall \">MetroLink said the agreement involved a commitment to buy between 10 and 15 homes on the square, with TII chief executive Lorcan O\u2019Connor saying details of the agreement with the residents were being kept confidential.<\/p>\n<p class=\"c-paragraph paywall \">New property filings show TII bought four properties on Dartmouth Square last month for a combined price of \u20ac9.1 million.<\/p>\n<p class=\"c-paragraph paywall \">Based on the average cost of the four homes purchased to date, buying 15 Dartmouth Square West properties could cost TII up to \u20ac34 million.<\/p>\n<p class=\"c-paragraph paywall \">Three of the properties were acquired from homeowners who were part of the legal case related to <a href=\"https:\/\/www.irishtimes.com\/tags\/metrolink\/\" target=\"_blank\" rel=\"noreferrer nofollow noopener\" title=\"https:\/\/www.irishtimes.com\/tags\/metrolink\/\">MetroLink<\/a>.<\/p>\n<p class=\"c-paragraph paywall \">The biggest fee was paid for number 10 Dartmouth Square, which cost \u20ac2.6 million to acquire, while \u20ac2.45 million was paid for number 8. Numbers 5 and 14 cost \u20ac2 million and \u20ac2.05 million respectively. <\/p>\n<p class=\"c-paragraph paywall \">The occupants of numbers 8, 10 and 14 Dartmouth Square were listed as plaintiffs in last November\u2019s legal challenge to An Coimisi\u00fan Plean\u00e1la\u2019s ruling that approved the MetroLink project last September.<\/p>\n<p class=\"c-paragraph paywall \">There is no requirement to demolish the Dartmouth Square West homes being acquired by TII. The State body is expected to sell them on once the Charlemont station is completed.<\/p>\n<p class=\"c-paragraph paywall \">The fees paid for the four homes in June are below the market prices paid for two properties on Dartmouth Square North late last year, which were bought for prices of between \u20ac2.7 million and \u20ac2.8 million by private individuals.<\/p>\n<p class=\"c-paragraph paywall \">A MetroLink spokesman said it has reached agreements in relation to a number of properties at Dartmouth Square and cannot comment on individual properties or agreements.<\/p>\n<p class=\"c-paragraph paywall \">Under the agreement between TII and Dartmouth Square West owners, the residents have been given a two-year window to sell their homes to the transport body.<\/p>\n<p class=\"c-paragraph paywall \">Last year, former MetroLink boss Se\u00e1n Sweeney said the project would have faced a one- to two-year delay had the judicial review proceeded. <\/p>\n<p class=\"c-paragraph paywall \">\u201cIn terms of a business sense it\u2019s a no-brainer,\u201d he said.<\/p>\n<p class=\"c-paragraph paywall \">TII has powers to pursue compulsory purchase orders of property required for MetroLink, but it has so far focused on securing arrangements outside this process to buy property required. It has begun to close deals for vital lands and properties it requires to progress MetroLink to the construction stage.<\/p>\n<p class=\"c-paragraph paywall \">In recent weeks, the agency bought the O\u2019Connell Street development site known as Dublin Central from <a href=\"https:\/\/www.irishtimes.com\/ireland\/dublin\/2026\/07\/08\/state-buys-oconnell-street-site-from-uk-property-group-for-metrolink-for-80m\/\" target=\"_self\" rel=\"nofollow noopener\" title=\"https:\/\/www.irishtimes.com\/ireland\/dublin\/2026\/07\/08\/state-buys-oconnell-street-site-from-uk-property-group-for-metrolink-for-80m\/\">UK property group Hammerson for \u20ac80 million<\/a>.<\/p>\n<p class=\"c-paragraph paywall \">Part of the 5\u00bd acre plot acquired, formerly known as the Carlton site, is required for the construction of an underground station on O\u2019Connell Street.<\/p>\n<p class=\"c-paragraph paywall \">Earlier this month, The Irish Times also reported that <a href=\"https:\/\/www.irishtimes.com\/business\/2026\/07\/04\/metrolink-strikes-deals-for-college-gate-apartments-at-close-to-550000-each\/\" target=\"_self\" rel=\"nofollow noopener\" title=\"https:\/\/www.irishtimes.com\/business\/2026\/07\/04\/metrolink-strikes-deals-for-college-gate-apartments-at-close-to-550000-each\/\">owners of 40 homes in the College Gate apartment block<\/a> on Townsend Street in Dublin 2 have agreed to sell their homes for \u20ac550,000.<\/p>\n<p class=\"c-paragraph paywall \">These homeowners were also provided a \u20ac40,000 fee for the inconvenience of being required to sell their homes in the residential block that will be demolished to facilitate a MetroLink station. <\/p>\n<p class=\"c-paragraph paywall \">It has been estimated by TII that close to \u20ac500 million will be spent buying property to accommodate the line linking Swords and Dublin Airport to the city centre, which is <a href=\"https:\/\/www.irishtimes.com\/transport\/2026\/07\/27\/metrolink-could-cost-up-to-19bn-senior-government-figures-believe\/\" target=\"_self\" rel=\"nofollow noopener\" title=\"https:\/\/www.irishtimes.com\/transport\/2026\/07\/27\/metrolink-could-cost-up-to-19bn-senior-government-figures-believe\/\">projected to cost up to \u20ac19 billion<\/a> and forecast to begin construction next summer. <\/p>\n","protected":false},"excerpt":{"rendered":"Transport Infrastructure Ireland (TII) has spent more than \u20ac9 million to acquire four homes beside a contentious MetroLink&hellip;\n","protected":false},"author":2,"featured_media":612996,"comment_status":"","ping_status":"","sticky":false,"template":"","format":"standard","meta":{"footnotes":"","_share_on_mastodon":"0"},"categories":[73],"tags":[79,52,18,19,17,4852,63497,53919],"class_list":["post-612995","post","type-post","status-publish","format-standard","has-post-thumbnail","category-business","tag-business","tag-dublin","tag-eire","tag-ie","tag-ireland","tag-metrolink","tag-ranelagh","tag-transport-infrastructure-ireland"],"share_on_mastodon":{"url":"https:\/\/pubeurope.com\/@ie\/117013331655314985","error":""},"_links":{"self":[{"href":"https:\/\/www.europesays.com\/ie\/wp-json\/wp\/v2\/posts\/612995","targetHints":{"allow":["GET"]}}],"collection":[{"href":"https:\/\/www.europesays.com\/ie\/wp-json\/wp\/v2\/posts"}],"about":[{"href":"https:\/\/www.europesays.com\/ie\/wp-json\/wp\/v2\/types\/post"}],"author":[{"embeddable":true,"href":"https:\/\/www.europesays.com\/ie\/wp-json\/wp\/v2\/users\/2"}],"replies":[{"embeddable":true,"href":"https:\/\/www.europesays.com\/ie\/wp-json\/wp\/v2\/comments?post=612995"}],"version-history":[{"count":0,"href":"https:\/\/www.europesays.com\/ie\/wp-json\/wp\/v2\/posts\/612995\/revisions"}],"wp:featuredmedia":[{"embeddable":true,"href":"https:\/\/www.europesays.com\/ie\/wp-json\/wp\/v2\/media\/612996"}],"wp:attachment":[{"href":"https:\/\/www.europesays.com\/ie\/wp-json\/wp\/v2\/media?parent=612995"}],"wp:term":[{"taxonomy":"category","embeddable":true,"href":"https:\/\/www.europesays.com\/ie\/wp-json\/wp\/v2\/categories?post=612995"},{"taxonomy":"post_tag","embeddable":true,"href":"https:\/\/www.europesays.com\/ie\/wp-json\/wp\/v2\/tags?post=612995"}],"curies":[{"name":"wp","href":"https:\/\/api.w.org\/{rel}","templated":true}]}}
