{"id":637177,"date":"2026-08-14T17:11:30","date_gmt":"2026-08-14T17:11:30","guid":{"rendered":"https:\/\/www.europesays.com\/ie\/637177\/"},"modified":"2026-08-14T17:11:30","modified_gmt":"2026-08-14T17:11:30","slug":"ires-reit-sees-profits-triple-as-new-rent-rules-unlock-capital-the-irish-times","status":"publish","type":"post","link":"https:\/\/www.europesays.com\/ie\/637177\/","title":{"rendered":"Ires Reit sees profits triple as new rent rules \u2018unlock\u2019 capital \u2013 The Irish Times"},"content":{"rendered":"<p class=\"c-paragraph paywall \">New <a href=\"https:\/\/www.irishtimes.com\/tags\/renting\/\" target=\"_self\" rel=\"nofollow noopener\" title=\"https:\/\/www.irishtimes.com\/tags\/renting\/\">rent rules<\/a> have \u201cunlocked\u201d capital and improved the investment outlook for the sector while maintaining protections for tenants, the chief executive of <a href=\"https:\/\/www.irishtimes.com\/tags\/ires-reit\/\" target=\"_self\" rel=\"nofollow noopener\" title=\"https:\/\/www.irishtimes.com\/tags\/ires-reit\/\">Ires Reit<\/a>, Ireland\u2019s largest private residential landlord, says.<\/p>\n<p class=\"c-paragraph paywall \"><a href=\"https:\/\/www.irishtimes.com\/tags\/eddie-byrne\/\" target=\"_self\" rel=\"nofollow noopener\" title=\"https:\/\/www.irishtimes.com\/tags\/eddie-byrne\/\">Eddie Byrne<\/a> was speaking as his company reported a tripling of pretax profits to \u20ac48 million for the six months to the end of June.<\/p>\n<p class=\"c-paragraph paywall \">\u201cThe Government got the balance right. They managed to come up with a set of regulations that made it more attractive for international investors while extending protections for residents or tenants,\u201d he said.<\/p>\n<p class=\"c-paragraph paywall \">Byrne said the volume of private rented sector (PRS) transactions in 2026 was already up on last year\u2019s full-year total.<\/p>\n<p class=\"c-paragraph paywall \">\u201cThat in of itself would say there is more capital around,\u201d he said.<\/p>\n<p class=\"c-paragraph paywall \">While cautioning that it was very early in the life cycle of the new regulations to draw substantial conclusions, he said the turnover of Ires Reit tenants so far this year had remained constant at 6 per cent.<\/p>\n<p class=\"c-paragraph paywall \">\u201cOur expectation was that maybe people would move less but that hasn\u2019t been the case,\u201d he said.<\/p>\n<p class=\"c-paragraph paywall \">The new rent legislation, which came into force in March, overhauled the former <a href=\"https:\/\/www.irishtimes.com\/tags\/rent-pressure-zones\/\" target=\"_self\" rel=\"nofollow noopener\" title=\"https:\/\/www.irishtimes.com\/tags\/rent-pressure-zones\/\">rent pressure zone<\/a> (RPZ) system, allowing landlords to reset rents to market rates between tenancies.<\/p>\n<p class=\"c-paragraph paywall \">\u201cAs we released units into the market, we were achieving our expectation of what market rents were,\u201d Byrne said, pointing to the fact that the company\u2019s average monthly rent in the six months to June rose by 1.7 per cent to \u20ac1,884. <\/p>\n<p class=\"c-paragraph paywall \">The increase in rents arising from the changes will be extremely gradual, he said, noting that, last year, approximately 14 per cent of the group\u2019s rental portfolio turned over. This year, the company expects that figure to be lower. <\/p>\n<p class=\"c-paragraph paywall \">In its interim results, Ires Reit said revenue increased by 1.1 per cent to \u20ac43.1 million for the period while profit before tax jumped to \u20ac48 million up from \u20ac16 million in the previous period.<\/p>\n<p class=\"c-paragraph paywall \">This was driven \u201cby the non-cash fair value movement of its assets underpinned by performance of the portfolio and stable yields\u201d which added \u20ac31 million to the profit line, it said.<\/p>\n<p class=\"c-paragraph paywall \">Annualised passing rent increased by 2.1 per cent, Ires said, reflecting \u201cthe permitted rental growth across existing tenancies\u201d.<\/p>\n<p class=\"c-paragraph paywall \">The company said it had 3,611 residential units in the greater Dublin area at the end of June \u2013 up marginally on last year- with an occupancy rate of 99.4 per cent.<\/p>\n<p class=\"c-paragraph paywall \">It recently acquired 77 new apartments in a development in Naas, where it is reinvesting proceeds from previous sales.<\/p>\n<p class=\"c-paragraph paywall \">\u201cThe first six months of 2026 have seen Ires continue to build on the strong progress delivered in 2025, with further operational momentum, continued disciplined cost management alongside a focus on growing earnings and creating shareholder value,\u201d Byrne said.<\/p>\n<p class=\"c-paragraph paywall \">The new rental regulations represent a significant and welcome step forward for the Irish property rental sector, he said.<\/p>\n<p class=\"c-paragraph paywall \">\u201cIt provides much-needed certainty for residents, operators and investors, improving the outlook for investment returns and creating a more supportive environment for the delivery of new rental accommodation,\u201d Byrne said.<\/p>\n<p class=\"c-paragraph paywall \">\u201cThe revised framework has unlocked renewed capital flows into the sector, which should improve development viability over time and support a healthier, more sustainable rental market,\u201d Byrne said.<\/p>\n","protected":false},"excerpt":{"rendered":"New rent rules have \u201cunlocked\u201d capital and improved the investment outlook for the sector while maintaining protections for&hellip;\n","protected":false},"author":2,"featured_media":637178,"comment_status":"","ping_status":"","sticky":false,"template":"","format":"standard","meta":{"footnotes":"","_share_on_mastodon":"0"},"categories":[73],"tags":[79,194460,18,19,2003,17,67732,28196,4097],"class_list":["post-637177","post","type-post","status-publish","format-standard","has-post-thumbnail","category-business","tag-business","tag-eddie-byrne","tag-eire","tag-ie","tag-investment","tag-ireland","tag-ires-reit","tag-rent-pressure-zones","tag-renting"],"share_on_mastodon":{"url":"https:\/\/pubeurope.com\/@ie\/117094979037204031","error":""},"_links":{"self":[{"href":"https:\/\/www.europesays.com\/ie\/wp-json\/wp\/v2\/posts\/637177","targetHints":{"allow":["GET"]}}],"collection":[{"href":"https:\/\/www.europesays.com\/ie\/wp-json\/wp\/v2\/posts"}],"about":[{"href":"https:\/\/www.europesays.com\/ie\/wp-json\/wp\/v2\/types\/post"}],"author":[{"embeddable":true,"href":"https:\/\/www.europesays.com\/ie\/wp-json\/wp\/v2\/users\/2"}],"replies":[{"embeddable":true,"href":"https:\/\/www.europesays.com\/ie\/wp-json\/wp\/v2\/comments?post=637177"}],"version-history":[{"count":0,"href":"https:\/\/www.europesays.com\/ie\/wp-json\/wp\/v2\/posts\/637177\/revisions"}],"wp:featuredmedia":[{"embeddable":true,"href":"https:\/\/www.europesays.com\/ie\/wp-json\/wp\/v2\/media\/637178"}],"wp:attachment":[{"href":"https:\/\/www.europesays.com\/ie\/wp-json\/wp\/v2\/media?parent=637177"}],"wp:term":[{"taxonomy":"category","embeddable":true,"href":"https:\/\/www.europesays.com\/ie\/wp-json\/wp\/v2\/categories?post=637177"},{"taxonomy":"post_tag","embeddable":true,"href":"https:\/\/www.europesays.com\/ie\/wp-json\/wp\/v2\/tags?post=637177"}],"curies":[{"name":"wp","href":"https:\/\/api.w.org\/{rel}","templated":true}]}}
