It is spacious, comfortable and welcoming, with undeniable curb appeal at 33 Coit Lane.

It has also been described by Jodie Maro of William Pitt Sotheby’s International Realty “…as a rare, 1937 pre-war bespoke masterpiece designed by the noted Boston architect Royal Barry Wills.” She is handling the sale and noted that one year after designing this home, Wills raised his national profile when his home plans were chosen over a design by Frank Lloyd Wright in a competition conducted by Life Magazine.

33 Coit Lane Norwich (Staged)

“This home was specifically designed and built for Charles O. Duevel, Jr., who at the time was the Master Engineer at the Thermos Corporation [based in Norwich]. It was built using the premium materials and timber that were available before the war,” Maro said. Since then, it has remained in the Duevel family’s hands until the current owners purchased it. Maro noted that both owners have taken meticulous care of the home and preserved its character.

33 Coit Lane Norwich (Virtually staged)

“When you enter the home you see a classic beautiful sweeping foyer with a staircase that turns at a 90-degree angle at the top. It is a classic colonial design with the formal dining room on the left and the living room to the right,” Maro said. This entry foyer also reflects the care in design and construction seen throughout the house with its crown molding and arched portal that leads to the family room and kitchen. Hardwood flooring, used throughout the home, except in the bathrooms, adds warmth.

33 Coit Lane Norwich (Staged)

“The living room is oversized, going from the front to the back of the house,” Maro said. It has one of the three wood-burning fireplaces in the home. This one has an impressive mantle, which Wills often used. At the rear of the living room a door accesses a south facing screened-in sunporch with large arched openings that let in the sun and provide beautiful views of the surrounding landscape.

On the other side of the entry foyer is the dining room. It, too, has crown molding, along with a chair rail and a built-in corner cupboard with open shelving over a storage cabinet. Wall sconces provide lighting.

Walk through the entry foyer’s arched passageway and you will be at the entry to the family room, which has built-in bookshelves and a corner fireplace. The family room also accesses the sunporch. “This room has served many purposes over the years,” Maro said. “The current owners have used it as a den, but it has served as a study and library, too.”

Next to the family room is the spacious kitchen with a breakfast nook for informal dining. Its southern exposure means sun bathes the area on a clear day while the view from the kitchen sink window takes in the beautiful landscaping at the rear of the home. A full array of appliances and the layout promotes efficient meal preparation with ample space for the chef and several helpers.

33 Coit Lane Norwich (Staged)

A small hall at the side of the kitchen includes a door to the backyard, some shelving, coat hooks, and a door to the attached two-car garage. It features side hinged garage doors with remote controlled openers. The kitchen also has a door to a back staircase that leads to the second floor. A full bath with a tiled shower completes the first floor.

There are four bedrooms, a bonus room, and a laundry area on the second floor. “The primary suite is wonderful,” Maro said. “It is large with good closet space and a full bath with a shower that has the original details. It faces south, which is nice, and it is private.”

The other three bedrooms are nicely sized, have good closet space, and are served by a bathroom that features a soaking tub. There is also additional closet space on the second floor. “There is plenty of storage in this home,” Maro said.

The bonus room is over the garage and is fully finished. It was last used as a home office, though it could serve many other functions. This room and the laundry area are easily reached by using the back stairs in the kitchen, though these areas can also be accessed through one of the bedrooms. “There is also a heated third floor with two rooms. It’s all-purpose space for whatever the buyer would need it for,” Maro said.

The lower level is partially finished. The highlight is a large recreation room that goes from the front to the rear of the home and has a fireplace. The lower area also has storage rooms, a workshop, and the home’s mechanical systems. A set of stairs here leads to the garage.

33 Coit Lane Norwich

Asked about the yard, Maro said, “The home is on a lovely one-acre level lot. It is very, very sunny in the back and is bordered by stone walls. There are gardens and a pond is nearby. Coit Lane is a one-way street, so there is not much through traffic. This home offers quite the ‘scenescape’ if I can make up that word.” The home is also close to I-395 and ferry service to Long Island. “This home is looking for a special buyer, someone who really enjoys the historic character and charm of a property like this,” Maro said.

Info:

Built: 1937

Price: $567,000

Style: Georgian Colonial Revival

Rooms: 10

Bedrooms: 4

Baths: 3

Square footage: 3,196

Acreage: 1.0

Mill rate: 34.15

Best Feature: “The house has rooms awash in sunlight.
