{"id":644994,"date":"2026-08-19T06:51:41","date_gmt":"2026-08-19T06:51:41","guid":{"rendered":"https:\/\/www.europesays.com\/ie\/644994\/"},"modified":"2026-08-19T06:51:41","modified_gmt":"2026-08-19T06:51:41","slug":"turkiyes-home-prices-fall-in-real-terms-for-8th-straight-month","status":"publish","type":"post","link":"https:\/\/www.europesays.com\/ie\/644994\/","title":{"rendered":"T\u00fcrkiye&#8217;s home prices fall in real terms for 8th straight month"},"content":{"rendered":"<p>T\u00fcrkiye&#8217;s home prices continued to rise in nominal terms in July but fell further behind inflation, marking an eighth consecutive month of declines in real terms, official data showed Tuesday.<\/p>\n<p>The residential property price index rose 1.5% month-over-month in July and increased 25% from a year earlier in nominal terms, the Central Bank of the Republic of T\u00fcrkiye (CBRT) said.<\/p>\n<p>Adjusted for inflation, however, home prices fell 5.1% year-over-year. Annual consumer price index (CPI) <a href=\"https:\/\/www.dailysabah.com\/business\/economy\/turkiyes-inflation-cools-for-2nd-straight-month-to-3175\" rel=\"nofollow noopener\" target=\"_blank\">stood at 31.75%<\/a> in July.<\/p>\n<p>Among T\u00fcrkiye&#8217;s top three cities, price growth accelerated more strongly in Istanbul than in capital Ankara and western Izmir during the month.<\/p>\n<p>Home prices rose 2.7% month-over-month in Istanbul, compared with 2.2% in Ankara and 0.5% in Izmir.<\/p>\n<p>On a regional basis, the largest annual increase in the residential property price index was recorded in the Bing\u00f6l, Elaz\u0131\u011f, Malatya, Tunceli, Van, Bitlis, Hakkari and Mu\u015f region, at 35.5%.<\/p>\n<p>The smallest annual increase was seen in Bal\u0131kesir and \u00c7anakkale, at 16.4%.<\/p>\n<p><strong>Rents also drop in real terms<\/strong><\/p>\n<p>The CBRT&#8217;s new tenant rent index, which tracks newly signed lease contracts, also showed a decline in real terms.<\/p>\n<p>The index rose 1.9% month-over-month in July and 28.4% year-over-year in nominal terms, but declined 2.6% in real terms.<\/p>\n<p>Regional rental trends diverged from the housing market.
