{"id":645294,"date":"2026-08-19T10:54:15","date_gmt":"2026-08-19T10:54:15","guid":{"rendered":"https:\/\/www.europesays.com\/ie\/645294\/"},"modified":"2026-08-19T10:54:15","modified_gmt":"2026-08-19T10:54:15","slug":"simpsonhaugh-lops-five-storeys-off-rejected-manchester-tower-proposal","status":"publish","type":"post","link":"https:\/\/www.europesays.com\/ie\/645294\/","title":{"rendered":"SimpsonHaugh lops five storeys off rejected Manchester tower proposal"},"content":{"rendered":"<p>The Manchester practice resubmitted plans this month to deliver a 44 and 24-storey development at 140 Great Ancoats Street holding 723 apartments, of which 50 would be let at Manchester Living Rent.<\/p>\n<p>The proposal for the former 1ha Stocktons site includes hard and soft landscaping to stitch together ground-floor commercial uses, and 3,716 m\u00b2 of dedicated co-working space and 200 homes in the shorter building. Another 523 homes are in the taller building.<\/p>\n<p>When Manchester City Council <a href=\"https:\/\/www.architectsjournal.co.uk\/news\/simpsonhaughs-50-storey-manchester-tower-rejected\" rel=\"nofollow noopener\" target=\"_blank\">refused planning permission in January<\/a>, SimpsonHaugh\u2019s designs included 49 and 25-storey towers with 752 apartments, plus commercial and co-working space uses.<\/p>\n<p>The shorter building provided 200 homes and the taller element 552 apartments.<\/p>\n<p>However, the city\u2019s planning committee voted unanimously to reject the application, citing concerns about scale, right to light, deliverability and a lack of affordable housing. A decision on the development had already been delayed twice.<\/p>\n<p>This was despite the planning officer recommending approval of the scheme, which is backed by Liquid Business (Manchester). Since then, former footballer Gary Neville and his Relentless property development company have joined the joint venture behind the development.<\/p>\n<p><img fetchpriority=\"high\" decoding=\"async\" class=\"alignnone size-full wp-image-836996\" src=\"https:\/\/www.europesays.com\/ie\/wp-content\/uploads\/2026\/08\/ancoatshero-scaled.webp\" alt=\"\" width=\"2560\" height=\"1705\"  \/><\/p>\n<p>As a result of changes to the plans, there is an approximately 7 per cent reduction in area of the new buildings and a reduction of the area and depth of the basement, as well as an updated fa\u00e7ade with a warmer palette of bronze anodised finish to the aluminium panels, glass-to-glass corners, and removal of the metal frames and ribs on the gable elevations.<\/p>\n<p>A decision on the 752-apartment development had been delayed twice, including to allow councillors to visit the site, which is covered by the Manchester Piccadilly Strategic Regeneration Framework which limits the site to a building not exceeding 45 storeys.<\/p>\n<p>The proposal is the latest of several Manchester skyscraper schemes by SimpsonHaugh.
