Two tenants whose landlord<\/a> claimed they \u201cpaid nothing\u201d for a Co Meath<\/a> property for more than a year have been ordered to pay more than \u20ac31,000 in rent<\/a> arrears and parking charges.<\/p>\n

Victor and Ionela Tanase were also ordered to vacate the apartment on Convent Road, Athlumney, Navan after a Residential Tenancies Board<\/a> (RTB) tribunal deemed a notice of termination issued to them was valid.<\/p>\n

The notice followed a warning letter sent three months after their tenancy began over an alleged failure to pay rent, which was set at \u20ac370 per week, alongside \u20ac105 for parking.<\/p>\n

Ronan Carolan, who appeared on behalf of his mother, landlord Martine Carolan, told the tribunal the tenants paid rent for two weeks when the tenancy began in early December 2024. <\/p>\n

However, he claimed at the time of the RTB hearing in March of this year that \u201cnothing has been paid since\u201d.<\/p>\n

According to a report on the case published this week, the tenants did not attend the hearing, but the tribunal deemed it was \u201cappropriate\u201d to proceed regardless.<\/p>\n

In their submissions to the tribunal, Victor and Ionela Tanase claimed their rent was \u201cpaid in cash\u201d and that they were \u201covercharged for electricity\u201d.<\/p>\n

They also claimed the signatures on the eviction notice and warning letter did not belong to their landlord, although Carolan maintained he witnessed his mother signing the document.<\/p>\n

While Carolan accepted that the first payment for rent and parking had been made in cash, he said \u201cthe other payments were not paid\u201d.<\/p>\n

He told the tribunal that \u201cGovernment interference\u201d in the rental market had created \u201cmoral hazards\u201d or \u201cbiases\u201d if tenants were able to occupy properties \u201cwithout paying rent\u201d.<\/p>\n

He also argued that \u201cbureaucracy and paperwork\u201d made removing a tenant a \u201clengthy process\u201d and \u201cnear impossible\u201d.<\/p>\n

Carolan told the tribunal he believed the housing crisis was a \u201cnarrative\u201d, adding that he hoped his mother\u2019s case would be \u201cpicked up by a publication of substance such as The Irish Times or Independent\u201d.<\/p>\n

He further told the tribunal he hoped private landlords would stop supplying properties to the rental market in light of the \u201clevel of Government interference\u201d.<\/p>\n

The tribunal found Victor and Ionela Tanase to be in arrears of rent and parking charges totalling \u20ac31,224.30 as of the hearing date and ordered them to pay the sum in 10 monthly instalments.<\/p>\n

Separately, deeming the notice of termination issued in April last year as valid, it noted there was \u201csome evidence\u201d the tenants were not in the Republic at the time of the hearing, although there was no indication they had vacated the apartment.<\/p>\n
