{"id":648873,"date":"2026-08-21T10:27:16","date_gmt":"2026-08-21T10:27:16","guid":{"rendered":"https:\/\/www.europesays.com\/ie\/648873\/"},"modified":"2026-08-21T10:27:16","modified_gmt":"2026-08-21T10:27:16","slug":"faulknerbrowns-submits-100-home-first-phase-of-sunderland-development","status":"publish","type":"post","link":"https:\/\/www.europesays.com\/ie\/648873\/","title":{"rendered":"FaulknerBrowns submits 100-home first phase of Sunderland development"},"content":{"rendered":"<p class=\"isSelectedEnd\">The 102 new homes would form the first part of the <a href=\"https:\/\/www.vistry.co.uk\/media\/press-releases\/2026\/planning-application-submitted-for-sheepfolds-housing?utm_source=chatgpt.com\" rel=\"nofollow noopener\" target=\"_blank\">Sheepfolds development<\/a> in north-east Sunderland, which is for a total of 350 homes to be delivered within the <a href=\"https:\/\/www.architectsjournal.co.uk\/news\/proctor-matthews-submits-plans-for-130-homes-in-sunderland?utm_source=chatgpt.com\" rel=\"nofollow noopener\" target=\"_blank\">Riverside Sunderland regeneration framework<\/a>.<\/p>\n<p class=\"isSelectedEnd\">Drawn up for developer <a href=\"https:\/\/www.vistry.co.uk\/media\/press-releases\/2026\/planning-application-submitted-for-sheepfolds-housing?utm_source=chatgpt.com\" rel=\"nofollow noopener\" target=\"_blank\">Vistry, working alongside Sunderland City Council<\/a>, the scheme looks to transform a former industrial estate into a residential neighbourhood of townhouses, apartments and duplexes, alongside space for commercial and community use.<\/p>\n<p class=\"isSelectedEnd\">The development took a major step forward last week after securing <a href=\"https:\/\/www.gov.uk\/government\/news\/major-step-forward-in-sunderlands-city-centre-regeneration-journey-as-homes-england-invest-277m-to-unlock-sheepfolds-neighbourhood?utm_source=chatgpt.com\" rel=\"nofollow noopener\" target=\"_blank\">\u00a327.7 million of government money<\/a>, granted as part of Homes England\u2019s Brownfield Infrastructure Land Fund. This will be added to the <a href=\"https:\/\/www.gov.uk\/government\/news\/major-step-forward-in-sunderlands-city-centre-regeneration-journey-as-homes-england-invest-277m-to-unlock-sheepfolds-neighbourhood?utm_source=chatgpt.com\" rel=\"nofollow noopener\" target=\"_blank\">\u00a310 million investment ploughed into the project by North East Mayor, Kim McGuinness<\/a>.<\/p>\n<p class=\"isSelectedEnd\">Sheepfolds is one of four residential schemes in the works under the <a href=\"https:\/\/www.architectsjournal.co.uk\/news\/proctor-matthews-submits-plans-for-130-homes-in-sunderland?utm_source=chatgpt.com\" rel=\"nofollow noopener\" target=\"_blank\">1,000-home Riverside Sunderland plan<\/a>, and is intended to \u2018revitalise the city centre\u2019 by converting a disused brownfield site.<\/p>\n<p class=\"isSelectedEnd\">Vistry was chosen by Sunderland City Council as a development partner last year, and the Sheepfolds homes will be built next to the <a href=\"https:\/\/www.vistry.co.uk\/media\/press-releases\/2026\/planning-application-submitted-for-sheepfolds-housing?utm_source=chatgpt.com\" rel=\"nofollow noopener\" target=\"_blank\">new Mobility Hub<\/a> for which the council is set to submit an application later this year.<\/p>\n<p class=\"isSelectedEnd\">Niall Durney, partner at FaulknerBrowns, said the new homes will feel \u2018rooted and connected\u2019 to their local context in a \u2018contemporary manner\u2019, adding that the scheme will link to other developments in the city, including the new bridge across the River Wear, <a href=\"https:\/\/www.architectsjournal.co.uk\/news\/knight-architects-revealed-as-designer-of-31m-sunderland-footbridge?utm_source=chatgpt.com\" rel=\"nofollow noopener\" target=\"_blank\">designed by Knight Architects<\/a>, and the <a href=\"https:\/\/sportsvenuebusiness.com\/2026\/05\/13\/safc-set-for-another-summer-of-major-upgrades\/?utm_source=chatgpt.com\" rel=\"nofollow noopener\" target=\"_blank\">upgraded Stadium of Light<\/a>.<\/p>\n<p class=\"isSelectedEnd\">The appearance of the homes has been \u2018inspired by Sunderland\u2019s rich industrial and residential heritage\u2019, according to design documents, with four different buildings types that \u2018work together to shape a legible, varied and contemporary neighbourhood\u2019.<\/p>\n<p class=\"isSelectedEnd\">Councillor James Jackson, Sunderland\u2019s cabinet member for business, housing and regeneration, said: \u2018Repopulating the city centre is an important aim of the Riverside Sunderland masterplan, and this new community [\u2026] will boost the whole area, bringing footfall by day and night, supporting our local traders and ensuring the heart of the city is a vibrant and attractive place to live, work and play.\u2019<\/p>\n<p class=\"isSelectedEnd\">The work will expand FaulknerBrowns\u2019 already significant role in Riverside Sunderland, having designed both the <a href=\"https:\/\/www.architectsjournal.co.uk\/news\/faulknerbrowns-submits-plans-for-23m-library-hub-in-sunderland?utm_source=chatgpt.com\" rel=\"nofollow noopener\" target=\"_blank\">Culture House library<\/a> building, which is nearing completion on site, and the <a href=\"https:\/\/www.architectsjournal.co.uk\/specification\/case-study-sunderland-city-hall-by-faulknerbrowns-architects?utm_source=chatgpt.com\" rel=\"nofollow noopener\" target=\"_blank\">new City Hall<\/a>, which opened in 2021.<\/p>\n<p>The development will also sit nearby to another FaulknerBrowns project, the <a href=\"https:\/\/www.architectsjournal.co.uk\/archive\/faulknerbrowns-wins-15m-beacon-of-light-contest?utm_source=chatgpt.com\" rel=\"nofollow noopener\" target=\"_blank\">education and sports centre<\/a> next to the Stadium of Light, which was completed in 2018 following a design competition held in 2015.<\/p>\n<p><img fetchpriority=\"high\" decoding=\"async\" class=\"size-full wp-image-836555\" src=\"https:\/\/www.europesays.com\/ie\/wp-content\/uploads\/2026\/08\/FB-Sheep-2.webp\" alt=\"\" width=\"912\" height=\"759\"  \/><\/p>\n<p class=\"wp-caption-text\">Sheepfolds masterplan<\/p>\n<p class=\"inline_image_source\" style=\"font-size:12px;
