{"id":667396,"date":"2026-09-01T19:04:16","date_gmt":"2026-09-01T19:04:16","guid":{"rendered":"https:\/\/www.europesays.com\/ie\/667396\/"},"modified":"2026-09-01T19:04:16","modified_gmt":"2026-09-01T19:04:16","slug":"the-greenest-building-is-the-one-still-standing-after-a-disaster","status":"publish","type":"post","link":"https:\/\/www.europesays.com\/ie\/667396\/","title":{"rendered":"The greenest building is the one still standing after a disaster"},"content":{"rendered":"<p>When Hurricane Michael tore through the Florida Panhandle in 2018, a beach house called the <a href=\"https:\/\/icfmag.com\/2019\/09\/mexico-beach-survivor\/\" rel=\"nofollow noopener\" target=\"_blank\">Sand Palace was left standing<\/a>, while more than half the buildings around it were destroyed. <\/p>\n<p>Its owners had built it to withstand roughly double the wind speed that Florida\u2019s code required, with reinforced concrete walls on 40-foot (12-meter) pilings. The cost was about <a href=\"https:\/\/www.cnn.com\/2018\/10\/15\/us\/mexico-beach-house-hurricane-trnd\" rel=\"nofollow noopener\" target=\"_blank\">15% to 20% more than standard construction<\/a>, but the owners wanted a house that could survive storms.<\/p>\n<p>            The owners of the Sand Palace talk with WJXT4 about why they built the home to survive hurricanes.<\/p>\n<p>Designers usually measure how \u201cgreen\u201d a building is by its carbon footprint \u2013 the greenhouse gases released making, transporting and running everything that goes into it. The Sand Palace\u2019s <a href=\"https:\/\/icfmag.com\/2019\/09\/mexico-beach-survivor\/\" rel=\"nofollow noopener\" target=\"_blank\">extra concrete<\/a> expanded its carbon footprint, making the house appear less environmentally friendly on paper.<\/p>\n<p>But a green building has to last for its intentionally small carbon footprint to make a positive difference. Damage from a flood, a wildfire or a hurricane can require significantly more building materials to repair it, <a href=\"http:\/\/doi.org\/10.1007\/s44498-026-00152-7\" rel=\"nofollow noopener\" target=\"_blank\">ballooning its carbon footprint over time<\/a>.<\/p>\n<p>As storms happen more often and with more intensity, considering the full life cycle of a building and its costs over time <a href=\"https:\/\/www.gao.gov\/products\/gao-17-3\" rel=\"nofollow noopener\" target=\"_blank\">becomes increasingly important<\/a> to get an accurate picture of how sustainable that building really is.<\/p>\n<p>Insurance is leading the push for sustainability<\/p>\n<p>Insurers may be the biggest force <a href=\"https:\/\/www.law.berkeley.edu\/wp-content\/uploads\/archive\/2018\/06\/Stephen-Bushnell-Insurance-Risk-and-Green-Buldings.pdf\" rel=\"nofollow noopener\" target=\"_blank\">getting builders to consider durability<\/a>.<\/p>\n<p>Building codes are only beginning to take climate change into account. And <a href=\"https:\/\/www.usgbc.org\/leed\" rel=\"nofollow noopener\" target=\"_blank\">green ratings like LEED<\/a> \u2013 which encourage builders to make sustainable choices in exchange for the cache of the rating, which can increase property value \u2013 assess new buildings when they\u2019re built, not after they\u2019ve been battered by storms.<\/p>\n<p>Insurers, however, have more incentive to <a href=\"https:\/\/www.constructiondive.com\/news\/building-codes-climate-resilience-nibs\/693672\/\" rel=\"nofollow noopener\" target=\"_blank\">look at the long-term costs<\/a>. They <a href=\"https:\/\/www.insurancejournal.com\/news\/southcentral\/2026\/03\/10\/861210.htm\" rel=\"nofollow noopener\" target=\"_blank\">often offer discounts<\/a> of 15% to 30% off hurricane coverage for fortifying homes because they price a building\u2019s risk over the life of a policy instead of just its condition on Day 1. For builders, that can mean building or retrofitting with reinforced roofing, impact-resistant windows and similar upgrades that meet independently verified wind standards.<\/p>\n<p>            <a role=\"button\" aria-label=\"Zoomable image\" aria-haspopup=\"dialog\" href=\"https:\/\/images.theconversation.com\/files\/755770\/original\/file-20260824-70-oya4le.jpg?ixlib=rb-4.1.1&amp;q=45&amp;auto=format&amp;w=1000&amp;fit=clip\"><img decoding=\"async\" alt=\"A man stands at a railing after a hurricane, looking out at a sea of scattered wood and debris that was once part of buildings. Some homes fared better than others.<br \/>\n              <a class=\"source\" href=\"https:\/\/www.gettyimages.com\/detail\/news-photo\/david-hester-inspects-damages-of-his-house-after-hurricane-news-photo\/2174219458?adppopup=true\" rel=\"nofollow noopener\" target=\"_blank\">Chandan Khanna\/AFP via Getty Images<\/a><\/p>\n<p>Studies that measure how much damage could be avoided from resilient design have found a similar payoff.<\/p>\n<p>For example, a study of flood-prevention infrastructure in coastal Catalonia, Spain, found that flood barriers and channel improvements generated more greenhouse gas emissions during construction, but they <a href=\"https:\/\/doi.org\/10.1016\/j.scitotenv.2016.12.034\" rel=\"nofollow noopener\" target=\"_blank\">prevented an estimated 58 metric tons of carbon-equivalent emissions<\/a> per flood. Within 25 years, the emissions avoided from damage were expected to balance out the emissions from the improvements, well inside the infrastructure\u2019s 50-year expected lifespan. Financially, the payback was far faster: about two years.<\/p>\n<p>Getting resilience into the calculation<\/p>\n<p>The next step is expanding that logic into standards that already shape most construction decisions.<\/p>\n<p>Researchers, including myself, are proposing <a href=\"http:\/\/doi.org\/10.1007\/s44498-026-00152-7\" rel=\"nofollow noopener\" target=\"_blank\">ways to bring resilience into the equation<\/a>. Accounting for the materials, energy and disruption to a building during and after a disaster would show the true costs of a building that\u2019s too damaged to function.<\/p>\n<p>            <a role=\"button\" aria-label=\"Zoomable image\" aria-haspopup=\"dialog\" href=\"https:\/\/images.theconversation.com\/files\/755771\/original\/file-20260824-70-j1jpmk.jpg?ixlib=rb-4.1.1&amp;q=45&amp;auto=format&amp;w=1000&amp;fit=clip\"><img decoding=\"async\" alt=\"A house with a concrete dome and cutouts for windows sits on the beach, mostly in good shape, with storm debris around it.\" src=\"https:\/\/www.europesays.com\/ie\/wp-content\/uploads\/2026\/09\/file-20260824-70-j1jpmk.jpg\" class=\"native-lazy\" loading=\"lazy\"  \/><\/a><\/p>\n<p>              The Dome Home, constructed to withstand hurricane-force winds in Pensacola Beach, Fla., survived Hurricane Ivan in 2004 and several other storms, while its neighbors suffered severe damage.<br \/>\n              <a class=\"source\" href=\"https:\/\/www.gettyimages.com\/detail\/news-photo\/the-dome-home-constructed-to-withstand-hurricane-force-news-photo\/51675832?adppopup=true\" rel=\"nofollow noopener\" target=\"_blank\">Stephen Morton\/Getty Images<\/a><\/p>\n<p>Three pieces are missing from that equation right now:<\/p>\n<p>The first is the cost of keeping people and operations running while a damaged building is out of commission: temporary shelter, emergency generators, transportation for evacuated residents or relocated staff. None of that currently <a href=\"http:\/\/doi.org\/10.1007\/s44498-026-00152-7\" rel=\"nofollow noopener\" target=\"_blank\">counts toward a building\u2019s environmental footprint<\/a> even though it\u2019s a direct consequence of how that building was designed.<\/p>\n<p>The second is the cost of adapting a building after an event \u2013 not just repairing it, but upgrading it to withstand the next one. That might include reinforcing a foundation that failed, elevating utilities that flooded, or replacing what was there with something built to survive next time. Each <a href=\"http:\/\/doi.org\/10.1007\/s44498-026-00152-7\" rel=\"nofollow noopener\" target=\"_blank\">carries environmental costs<\/a> that current assessments don\u2019t measure. <\/p>\n<p>The third is recognizing the damage, repairs and downtime that a resilient design choice helps a building\u2019s owners and tenants avoid altogether. Examples already exist, like the <a href=\"https:\/\/doi.org\/10.1016\/j.scitotenv.2016.12.034\" rel=\"nofollow noopener\" target=\"_blank\">coastal infrastructure case in Spain<\/a>. What\u2019s missing is automatically including these benefits into green-building and infrastructure assessments.<\/p>\n<p>Together, <a href=\"http:\/\/doi.org\/10.1007\/s44498-026-00152-7\" rel=\"nofollow noopener\" target=\"_blank\">these show up as real costs<\/a> \u2013 in dollars, in carbon emissions and in the lives disrupted when a hospital or home loses functionality for months instead of days. They\u2019re costs that insurers, the designers of building codes and ratings systems all have a reason to shrink.<\/p>\n<p>We already know how to build homes like the Sand Palace that can stand up to disasters.
